Schenker Inc. will lease the space located at 330 E. Mahn Court from Maggster LLC. Samuel M. Dickman Jr. and Samuel D. Dickman of The Dickman Co. represented the landlord in the transaction, and Karl Wiedenman of CBRE represented the tenant.

Walters Group Begins Construction on Affordable Seniors Housing Community in New Jersey

TOMS RIVER, N.J. — Walters Group has broken ground on Cornerstone at Toms River, a 102-unit affordable seniors community in Toms River. Situated on 11 acres, the community will consist of a three-story apartment building with one- and two-bedroom floor plans, encompassing 94 one-bedroom and eight two-bedroom units for residents age 55 or older; and a 7,000-square-foot community clubhouse with a kitchen, game room, state-of-the-art fitness area and conference room. The property is being built to LEED specifications and will be Energy Star-certified upon completion.
NEW YORK CITY — Avery Hall Investments, in partnership with Aria Development Group, has topped out 465 Pacific Street, its 30-unit luxury condominium project in Brooklyn’s Boerum Hill neighborhood. Designed by Morris Adjmi, the property will feature residential units ranging from one to five bedrooms, a 3,000-square-foot terraced penthouse, a 1,300-square-foot communal rooftop terrace, indoor parking, a fitness center, children’s playroom and doorman service. The property is managed by Stribling Marketing Associates and is already more than 90 percent sold.
NEW YORK CITY — Cushman & Wakefield has arranged the sale of a mixed-use development site located at 622 Myrtle Ave. in Brooklyn. The asset sold for $2.6 million, or $277 per buildable square foot, in an all-cash transaction. The site offers approximately 9,384 buildable square feet. The site is currently improved by a 5,188-square-foot mixed-use building consisting of two residential units and one retail unit. Michael Amirkhanian of Cushman & Wakefield brokered the transaction. The names of the seller and buyer were not released.
LOWELL, MASS. — The Stubblebine Company/CORFAC International has brokered the sale of an industrial property located at 170 Lincoln St. in Lowell. The principals of RKKC LLC aka Patriot Care LLC acquired the property for $2 million. Formerly occupied by Prelco, the 39,000-square-foot property features 13-foot clear heights. David Stubblebine, James Stubblebine and Micah Stubblebine of The Stubblebine Company represented the undisclosed seller, while Fran Sagandorf of Taupier represented the buyer in the transaction.
MONTGOMERYVILLE, PA. — Cost Plus World Market has opened its first store in Montgomeryville, a suburb of Philadelphia. Located at 751 Horsham Road within the Water Tower Square Shopping Center, the store will feature an eclectic assortment of unique and authentic home furniture, décor, tabletop items, jewelry and accessories, and gourmet food. The store’s grand opening celebration will be held on Thursday, Jan. 28. Cost Plus World Market operates 279 stores in 35 states under the World Market and Cost Plus World Market trademarks.
PASADENA, TEXAS — California-based Plastic Express has pre-leased 394,489 square feet in Phase II at Port 225 in Pasadena, near the Port of Houston. Phase II consists of three buildings under construction with expected completion in the second quarter of 2016. Totaling 753,864 square feet, the project is now 65 percent pre-leased. Completed in 2008, Phase I consists of three buildings totaling 697,000 square feet and is 100 percent leased. At completion, Port 225 will consist of six distribution buildings totaling 1.45 million square feet. Plastic Express was founded in 1970 and provides custom-tailored and logistical solutions for the plastics industry, as well as non-plastic materials including steel, paper, lumber and other products. Transwestern’s Brian Gammill and Darryl Noon represented the building owner, Clarion Partners, in the lease transaction. Jeff Huberman, Mike Spears and Robert McGee of Lee & Associates represented Plastic Express. Houston-based Transwestern Development Co. is providing development and construction management services.
HOUSTON — Houston Medical Records has renewed 8,742 square feet of office space at the Norfolk Tower building located at 2211 Norfolk St. in Houston. Griffin Jaggard and Terri Torregrossa of Moody Rambin represented the building owner, The Realty Associates Fund IX. Travis Taylor with Lee & Associates represented the tenant in negotiations.
WOODLAND HILLS, CALIF. — Newmark Realty Capital Inc. has arranged $43.5 million in permanent financing for a 122,523-square-foot grocery-anchored shopping center located in the Woodland Hills submarket of Los Angeles. The center is anchored by Ralphs and located adjacent to Warner Center. George Mitsanas and Doug Tisdale of Newmark’s Los Angeles office arranged the fixed-rate, non-recourse financing on behalf of the borrower. The 10-year loan was placed with a life insurance company and provides interest-only payments during the first five years, followed by a 30-year amortization.
GLENWOOD SPRINGS, COLO. — NorthMarq has arranged the $28 million refinance of Glenwood Meadows, a 145,000-square-foot shopping center located in Glenwood Springs, approximately 150 miles west of Denver. Tenants at the center include Chili’s, Petco, Vitamin Cottage, Bed Bath & Beyond and Ulta Beauty. Target and Lowe’s anchor the center, neither of which are part of the subject collateral. Paul Bruder and Conor McCahill of NorthMarq arranged the refinancing for the borrower through a life insurance company.
