BROWN DEER, WIS. — New Perspective Senior Living has nearly finished work on a 133-unit seniors housing community in the Milwaukee suburb of Brown Deer. The property is scheduled to open in early August. The 153,000-square-foot community will feature 87 independent and assisted living units and 46 memory care units. Founded in 1998, New Perspective Senior Living is a Minneapolis-based developer and operator with 14 communities in Minnesota, Wisconsin and Illinois.

ELK GROVE VILLAGE, ILL. — Darwin Realty has arranged a 58,627-square-foot office and industrial lease for Porreca Freight, a local pick-up and delivery service provider. The building is located at 1850 Greenleaf Ave. in Elk Grove Village, approximately 25 miles northwest of Chicago. The facility features 11 exterior docks, two drive-in doors, 16-foot clear heights and parking. Richard Daly of Darwin Realty represented the tenant in the transaction. Jonathan Kohn and Tom Rodeno of Colliers International represented the landlord.

ST. MICHAEL, MINN. — Marcus & Millichap has brokered the sale of a 13,765-square-foot office property for $1.8 million. The Cornerstone is located at 1 Central Ave. W. in St. Michael, approximately 30 miles northwest of Minneapolis. A developer sold the asset to a private investor. Cory Villaume, Sean Doyle, Matthew Hazelton and Adam Prins of Marcus & Millichap listed the property on behalf of the seller and represented the buyer.

OAK BROOK, ILL. — CBRE has arranged an 11,195-square-foot office lease in Oak Brook, approximately 20 miles west of Chicago. Command Alkon Inc. will occupy the space at Oak Brook 22. The property, purchased by Golub Co. in 2014, has recently undergone renovations such as a redesigned lobby and lounge area, a new fitness center and a new conference center. The Class A building, located at 1211-1315 W. 22nd St., is 95 percent leased. Pete Adamo, Bill Elwood and Tara Torbik of CBRE represented Golub in the transaction. Flix-Brewhouse-Little-Elm-Dallas-Texas

LITTLE ELM, TEXAS — Venture Commercial Real Estate has represented Round Rock-based Flix Brewhouse in connection with the opening of the company’s first north Texas location at Main Marketplace in Little Elm. The Flix Brewhouse concept combines movies, craft beer and high-quality food served in-theater. Flix Brewhouse operates locations in Round Rock, Des Moines, Iowa and Carmel, Ind., with another under construction in Albuquerque, N.M. The 35,000-square-foot location in Little Elm is expected to open in early summer 2017 on the northwest corner of FM 423 and Main Street. Venture’s Chris Corbin and Bob Moore represented Flix Brewhouse, while David Levinson of The Retail Connection represented the landlord.

TULSA, OKLA. — CBRE has negotiated a five-year lease renewal and expansion for the BOK Financial at Bank of Oklahoma Place at Southern Hills. BOK Financial will occupy 27,091 square feet following a 3,758-square-foot expansion at 5727 S. Lewis Ave. in Tulsa. BOK Financial has been a tenant of the property since 2005. BOK Financial is a regional financial services company based in Tulsa with more than 80 banking centers statewide. Mary Martin with CBRE’s Tulsa office represented the landlord, Allegiancy Houston LLC, in the lease transaction.

HOUSTON — Hand & Stone Massage and Facial Spa has signed two leases in the Memorial and Cinco Ranch areas of Houston. The Hand & Stone Massage and Facial Spa – Memorial opened earlier this month within the Lantern Lane Shopping Center at 12510 Memorial Drive. The Hand & Stone Massage and Facial Spa – Cinco Ranch at Stableside will open within the Stableside at Falcon Landing Shopping Center in 2017. Hand & Stone Massage and Facial Spa has over 275 locations nationwide with another 100 in development. Lindsey McKean of The J. Beard Real Estate Co. represented the tenant in both locations, and she has represented the tenant with all other franchise leases in the Houston area. Bruce Wallace of Edens represented the landlord internally at Lantern Lane. Brad Elmore and Austin Alvis of Newquest Properties represented the landlord at Stableside at Falcon Landing.

AUSTIN, TEXAS — CIM Group has acquired a 95,000-square-foot, four-story office building located at 1645 E. 6th St. in east Austin. The building is part of the three-building Eastside Village mixed-used development that includes an eight-story, 700-stall parking garage, of which 368 stalls are allocated to the office building. The development also includes a four-story, 346-unit apartment building atop ground-floor retail space. Eastside Village is transit-oriented complex located near the Plaza Saltillo MetroRail station.

International Spy Museum L’Enfant Plaza Washington DC

WASHINGTON, D.C. — The JBG Cos. and Malrite Co. are working together to develop a new and expanded International Spy Museum at L’Enfant Plaza in Washington, D.C. Cleveland-based Malrite created and founded the International Spy Museum, and The JBG Cos. owns the majority of L’Enfant Plaza and will act as the owner’s representative during the construction period of the new 140,000-square-foot museum. The property will be situated outside of L’Enfant Plaza and will feature a glass curtain wall and an enclosed black box layout on the interior. London-based architect Rogers Stirk Harbour + Partners designed the building, and Washington-based Hickok Cole Architects will be the architect of record for the project. The museum showcases the world’s largest collection of international espionage-related artifacts and features an interactive exhibition highlighting the villains in the James Bond movies. The museum is expected to create more than 300 construction jobs and generate a 20 percent increase in staff over its current location at 800 F St. N.W. in Washington, D.C. The new building is expected to open in spring 2018.
