NORCROSS, GA. — PointOne Holdings has sold Grove Point Apartments, a 312-unit multifamily community in the Atlanta suburb of Norcross for $27 million. The South Florida-based multifamily investor purchased the asset in January 2014 via Auction.com from special servicer CW Capital for approximately $12.8 million. PointOne Holdings invested more than $3 million in capital improvements to the property, including upgrades to unit interiors, overall repairs to building exteriors, replacement of mechanical, electrical and plumbing and improved curb appeal. The company also upgraded the amenities by adding a business center, dog park, fitness center, outdoor kitchens, playground and a Zen garden. During PointOne’s ownership of Grove Point, occupancy rose from 85 percent to more than 97 percent at the time of the sale. Average rents also increased an average of $200 per unit and the property’s net operating income per month increased by 77 percent.

COCOA BEACH, FLA. — Hilton Worldwide has opened Homewood Suites by Hilton Cape Canaveral-Cocoa Beach, a 153-room hotel in Cocoa Beach. The new property is the brand’s first hotel in the market. Located at 9000 Astronaut Blvd., Homewood Suites Cape Canaveral-Cocoa Beach is near the Kennedy Space Center, Ron Jon Surf Shop, Port Canaveral shops and restaurants and the Cocoa Beach Pier. Sunbelt Hospitality is the hotel’s developer and owner. The hotel features an outdoor pool, fitness center, complimentary breakfast, an evening social Monday-Thursday, Wi-Fi and grocery shopping services.
ATLANTA — Regency Centers has inked a lease with Huff Harrington, a fine art gallery and home furnishings retailer, to lease 5,000 square feet of space at Buckhead Court, a 48,000-square-foot shopping center in Atlanta’s Buckhead district. The new store will offer art, design services, tableware, home décor and furnishings, accessories and jewelry. The retailer is expected to open for business at Buckhead Court in September. Other tenants at Buckhead Court include Superica, Range Boutique, DTOX and Buckhead Lash. Leslie Mintz of Regency Centers handles leasing responsibilities for Buckhead Court.
SAN DIEGO — The Richman Group has received joint venture equity for its $100 million, 221-unit residential tower project in the downtown San Diego submarket of East Village. The newly approved project will be located at its namesake, 330 Thirteenth. The Class A+ building, also known as Library Tower, will stand 23 stories tall. It is scheduled for completion in 2018. The project is situated adjacent to the new $184 million San Diego Central Library. It will also feature 7,521 square feet of ground-floor retail and six floors of subterranean and above-ground parking. DesignARC and Rob Wellington Quigley are designing the building. HFF’s Aldon Cole, Tim Wright and Hunter Combs arranged the joint venture equity partnership with American Realty Advisors.
CHINO, CALIF. — Hanley Investment Group Real Estate Advisors is marketing Stater Bros. Plaza in Chino for $35 million. Located at 6939, 6989 and 7011 Schaefer Ave., the property is 95 percent occupied. Situated on 7.5 acres, a 44,000-square-foot Stater Bros anchors the 73,600-square-foot retail center. Ed Hanley and Bill Asher of Hanley Investment Group are marketing the property on behalf of the undisclosed seller.
PLEASANTON, CALIF. — Peet’s Coffee & Tea has inked a deal for 1,400 square feet of retail space at 349 Main St., Suite 110, in Pleasanton. The company will use the space to serve coffee, tea and baked goods. Craig Semmelmeyer of Main Street Property Services Inc. represented the landlord, Main Street Pleasanton LLC, while Andrew Lindsey of SRS Real Estate Partners represented the tenant in the transaction.
WEST HOLLYWOOD, CALIF. — BRC Advisors has brokered a 10-year, five-month lease for 1,584 square feet of restaurant space at a newly developed mixed-use building at 7141 Santa Monica Blvd. in West Hollywood. Yummy.com will occupy the space, which is located at Domain, a residential and retail development. Shane Murphy and Evan Weiss of BRC Advisors represented the tenant and landlord, Domain Wello, in the $3.8 million lease transaction.
MADERA, HANFORD AND FARMERSVILLE, CALIF. — Retail California, a division of Pearson Realty, has brokered three retail leases totaling 12,400 square feet. In Madera, Total PCS Solutions Inc. leased 900 square feet of space at 422 S. Gateway from Mark Knox. Nick Frechou of Retail California arranged the deal. In Hanford, EECU signed a deal for 1,000 square feet of retail space at Fargo Crossing Shopping Center from Blackheart Capital LLC. John Lee and Mike Kennedy of Retail California represented the landlord, while Troy McKenney of Newmark Grubb Pearson Commercial represented the tenant in the transaction. In Farmersville, Rite Aid signed a deal for 10,500 square feet of space at the corner of Farmersville Boulevard and Walnut Avenue from Halferty Development Co. Lewis Smith and John Lee of Retail California brokered the transaction.
NEW YORK CITY — Mission Capital Advisors has arranged $35.9 million in financing for the renovation and conversion of 396 Broadway, a 10-story commercial property in Lower Manhattan. The borrower, Bridgeton Hotels, is converting the office property into the Walker Hotel Tribeca, a 171-key boutique hotel. The hotel will include nine floors of guestrooms and suites and ground-floor and rooftop space dedicated to food and beverage vendors. Bridgeton, an owner, developer and manager of commercial and residential real estate, acquired the property in an all-cash transaction in 2014.
NEW YORK CITY — Rosewood Realty Group has arranged the sale of two contiguous multifamily properties located at 916-920 and 926 Southern Blvd. in the Longwood section of the Bronx. A1 Equities acquired the assets from 922 Southern LLC for $16.1 million. Built in 1911, the buildings total 100,704 square feet with 66 apartments and nine vacant commercial units. One of the buildings, which was delivered vacant, is slated to undergo a gut renovation; while the other building, with 15 tenants, is scheduled for a partial renovation. Aaron Jungreis of Rosewood Realty Group represented the buyer, while Jungreis and Jonathan Brody, also of Rosewood, represented the seller in transaction.
