MEMPHIS, TENN. — Cushman & Wakefield Commercial Advisors has negotiated the sale of a 169,272-square-foot industrial facility located at 4481 Distriplex Cove in Memphis. Olymbec USA LLC, a division of Montreal-based industrial owner Olymbec, purchased the property from tire manufacturer and distributor China Manufacturers Alliance LLC (CMA LLC) for an undisclosed price. Landon Williams and Katie Hargett of Cushman & Wakefield Commercial Advisors represented the seller in the transaction, and Brian Califf of NAI Saig represented the buyer.

CHANHASSEN, MINN. — Colliers has arranged the sale of Venue Apartments, a 134-unit apartment complex in the Twin Cities suburb of Chanhassen. The property opened in 2019 and is anchored by an Aldi grocery store, which is separately owned and was not part of the transaction. Amenities include a rooftop deck, business center, fitness facility, clubroom, sports simulator, coffee bar, underground heated parking and automated package delivery. Mox Gunderson, Dan Linnell, Adam Haydon and Devon Dvorak of Colliers represented the seller, Minnesota-based Roers Cos. Edina, Minn.-based Highland Management purchased the property through a 1031 exchange. The community was 95.5 percent leased at the time of sale.
CHICAGO — Vestian, a Chicago-based commercial real estate services firm, has recently secured three commercial leases in North Carolina for three global manufacturers. The deals include an industrial lease for HEYCO-Werk USA, a tech manufacturer for plastic injection and two-shot molding; a lease for a new experience center in Charlotte for corrugated box manufacturer BHS Corrugated; and an industrial lease for BICASA North America, a provider of technical lab furniture. Information on the landlords and specific locations were not released.
CHICAGO — Mid-America Real Estate Corp. has brokered the sale of the Southport Retail Collection, a portfolio of three trophy retail assets located in Chicago’s Southport Corridor. The fully leased, 20,242-square-foot portfolio sold to a private buyer. The assets are leased to Capital One Café, Tuco & Blondie and Indira Salon & Spa. Joe Girardi, Emily Gadomski and Patrick Corrigan of Mid-America represented the undisclosed seller.
ST. LOUIS — Marcus & Millichap has negotiated the $9.7 million sale of the Interior Design Center of St. Louis, a seven-suite industrial property in St. Louis. The facility comprises 92,104 square feet of flex industrial space across two masonry buildings. The fully leased property is anchored by four long-term tenants, including KDR Designer Showrooms and AUTCOhome Appliance. Tyler Sharp, Adam Abushagur and David Saverin of Marcus & Millichap represented the seller, a local investor. Buyer information was not provided.
SHELBY TOWNSHIP, MICH. — Hungry Habibi has signed a 1,228-square-foot lease to open at The Shops at Nottinghill Village in Shelby Township. The lease marks the fast-casual Mediterranean restaurant’s third location in Michigan. Michael Murphy of Gerdom Realty & Investment represented the landlord, Beztak Properties. JACKSON, MISS. — Legacy Realty Group Advisors has arranged the sale of Westland Plaza, a 214,281-square-foot shopping center located in Jackson, for $11.8 million. Grocery Depot anchors the property, which is also home to a mix of additional tenants including Planet Fitness, Family Dollar, Hibbett Sports, Rent-A-Center, Rainbow Shops and City Gear. Jacob Baruch, Daniel Baruch and Ari Warshaw of Legacy Realty Group represented the buyer in the transaction. Beezie Landry and Justin Langlois of Stirling Investment Advisors represented the seller. LaTerra, Respark Agree to Acquire Suburban Chicago Apartment Portfolio from Aimco for $455M

CHICAGO — A partnership between LaTerra Capital Management and Respark Residential has agreed to acquire a portfolio of seven multifamily properties in suburban Chicago totaling 1,495 units. Multifamily owner-operator Aimco (NYSE: AIV) plans to sell the portfolio to the partnership for $455 million. The transaction is expected to close in first-quarter 2026, pending the assumption of the properties’ in-place mortgages. According to Crain’s Chicago Business, the portfolio comprises Evanston Place in Evanston; Hyde Park Tower in Chicago; Elm Creek and Eldridge Townhomes in Elmhurst; Yorktown Apartments and 220 Grace in Lombard; and Willow Bend in Rolling Meadows. Aimco recently concluded its year-long strategic review process and is moving forward with its “plan of sale and liquidation.” The Denver-based firm says that the buyers have completed due diligence and funded in part a $20 million nonrefundable deposit for the acquisition. Aimco says that the net proceeds from the sale will total $160 million. For LaTerra, the Aimco acquisition allows the Marina del Rey, Calif.-based company to increase its holdings in Chicago, which is currently the No. 1 market in the United States for rent growth, according to data from CoStar Group. MCKINNEY, TEXAS — A partnership between the City of McKinney, located north of Dallas, and developer Cole Cannon has broken ground on a $200 million water-themed mixed-use project on a 35-acre site at the northeast corner of Stacy Road and State Highway 121. Known as Cannon Beach, the development will comprise a three-acre surf lagoon and resort-style hotel, as well as dining, entertainment and other commercial spaces. The hotel will feature a rooftop pool area that can support private events, as well as lounge areas and cabanas with food service and will connect to the surf lagoon and other water-focused attractions, including cliff diving and a stationary surf wave. Plans also call for a skateboard park, movie theater, bowling alley, health club and indoor recreation facilities. The McKinney Economic Development Corp. and the McKinney Community Development Corp. are also partners on the project, the first phase of which could open as early as mid-2027, and the development team estimates that the project could create as many as 700 new jobs and generate as much as $2 billion in regional economic impact over the next 20 years.
AUSTIN, TEXAS — Atlanta-based developer Portman is underway on construction of 2545 Brockton, a 429-unit multifamily project that will be situated adjacent to The Domain in North Austin. Developed in partnership with Austin-based Generational Commercial Properties, 2545 Brockton will offer studio, one-, two- and three-bedroom units, 39 of which will have private rooftop patios. Amenities will include a rooftop pool and open green spaces, and the property will also house 6,850 square feet of ground-floor retail space. Construction is expected to be complete in spring 2028.
