SAN DIEGO – An 11,893-square-foot retail building in the San Diego submarket of Hillcrest has sold to Ohio Street Villas Group LLC for $2.3 million. The building is located at 3580 5th Ave. Ohio Street plans to completely renovate the property for retail, office and restaurant use. The LLC was represented by Marc Posthumus of Colliers International. The seller, Cha-Cha Properties LLC, was represented by DTZ’s Danny Fitzgerald and Pascale Loele.
LOS ANGELES – UCP Wheels for Humanity has purchased a 10,775-square-foot industrial facility in the Los Angeles submarket of Chatsworth for $1.7 million. The facility is located at 9509 Vassar Ave. The organization recycles, rebuilds and manufactures wheelchairs and other mobility aids for individuals in developing countries. UCP will be relocating from nearby North Hollywood in September. The company was represented by Jay Rubin of Lee & Associates-LA North/Ventura. The seller, a private trust, was represented by Stu Leibsohn and Bruce Simpson of Delphi Business Properties.
TIGARD, ORE. – A 2,000-square-foot property in Tigard that is net leased to Starbucks has sold to a limited liability company for $1.8 million. The space is located at 9785 SW Shady Lane, near Washington Square Mall. It is situated just off Highway 217. Construction on the building was completed in late April. Starbucks opened in early May. Justin Poor represented both the buyer and seller, another LLC, in this transaction.
MOORHEAD, MINN. — Dougherty Mortgage has arranged a $9.6 million Fannie Mae loan for the refinancing of Summit Ridge Apartments in Moorhead, a suburb of Fargo, Minn. The 12-year loan features a 30-year amortization schedule. The borrower was Apartments at Johnson Farms LLC. The 125-unit apartment property features one-, two- and three-bedroom units with open floor plans, 9-foot ceilings on the first and second floors, vaulted ceilings on the third floor, walkout patios or balconies, in-unit washers/dryers and garages.
MARYLAND HEIGHTS, MO. — Gershman Commercial Real Estate has brokered the sale of an office property located at Craigshire Road in Maryland Heights. CUNA Mutual Investment Corp. sold the 35,701-square-foot property for an undisclosed price to Integrity Disbursing LLC, acting as qualified intermediary for Gamma Enterprises LLC. Tim Balk of Gershman represented the seller, while Lee & Associates of St. Louis represented the buyer in the transaction.
CARY, ILL. — Marcus & Millichap brokers sale of an industrial building located at 675 Industrial Drive in Cary, a city northwest of Chicago. A private investor acquired the property for $1 million from an individual/private trust. Built in 1989, the 53,944-square-foot property features 18-foot clear ceiling heights, a finished 1,800-square-foot mezzanine level and a full sprinkler system. At the time of sale, the property was vacant. Tammy Saia of Marcus & Millichap represented both parties in the transaction.
AMES, IOWA — The Opus Group has added two tenants to The Foundry in Ames. Starbucks Coffee and Barefoot Campus Outfitter both signed leases for ground-floor space at the 53-unit student housing complex. Slated to open in fall 2015, Starbucks will occupy 2,000 square feet and Barefoot Campus Outfitter will occupy 3,500 square feet. The developer broke ground on The Foundry last fall. Slated to open this August, the project’s residential space is 100 percent pre-leased with 1,900 square feet of retail space still available. Chris Thomason and Steve Scott of NAI Optimum represented Opus in both transactions. Boh Kurylo of The Lerner Company represented Starbucks and Ryan Davenport of Scott Brown Commercial represented Barefoot Campus Outfitter in the deal.
MILWAUKEE, WIS. — Siegel-Gallagher has brokered a 17,000-square-foot lease of retail space at 2220 N. Commerce St. in Milwaukee. Adventure Rock Inc. leased the space for a build-to-suit gymnasium from RiverCrest Equity II LLC, an affiliated entity of Mandel Group Inc. The mixed-use project will also include 46 apartment units on the final parcel in the Humboldt Yards development, which includes Pick-N-Save, Columbia St. Mary’s and RiverCrest Condominiums. John Kuhn of Siegel Gallagher represented the tenant in the transaction.
NAPLES, FLA. — Pebblebrook Hotel Trust, a publicly traded hotel REIT, has purchased LaPlaya Beach Resort and LaPlaya Beach Club in Naples for a combined purchase price of $185.5 million. LaPlaya Beach Resort is a 189-room waterfront resort located on a six-acre tract of beach along the Gulf of Mexico and Vanderbilt Bay. The resort features 11,620 square feet of meeting space, a bar/restaurant, upscale spa, three outdoor swimming pools, 2,200-square-foot fitness center, seven-story parking garage, children’s aquatic and beach camp, watersport rentals and in-room dining. The private club has more than 800 active members and features a private dining room, private pool cabanas and a partnership with the LaPlaya Golf Course, which was not included in the acquisition. In addition to the resort and private club, the transaction includes the leasehold interest in a 23-slip marina on the Vanderbilt Bay side of the property. Daniel Peek, Max Comess, Chris Drew, Alexandra Lalos and Maxx Carney of HFF represented the seller, a partnership between affiliates of Noble House Hotels & Resorts Ltd. and Halstatt, in the transaction. Pebblebrook has retained Noble House Hotels & Resorts under a new operating agreement for the management of the hotel and private club.
SAVANNAH, GA. — HOS Management has begun construction on the new Fairfield Inn & Suites-Historic Savannah at 135 Martin Luther King Jr. Blvd. in downtown Savannah. The Savannah-based developer has also begun building a public parking garage located adjacent to the hotel. The hotel will feature 140 guest rooms and meeting space that can accommodate up to 385 people. HOS Management expects to deliver the hotel and parking garage in July 2016. The company is also in the design/development stage for a new Aloft hotel in Savannah’s Historic District and has a future hotel in the pipeline at 321 Montgomery St. in Savannah.
