WILLOW PARK, TEXAS — Civitas Senior Living LLC began construction in July on Clear Fork Senior living, a seniors housing complex that will offer assisted living and memory care units. The development will be the 13th property in the company’s portfolio. The project is a joint venture between Civitas and Sandlin Capital LLC/2MR Capital LLC. Justin Hitchcock of Community National Bank & Trust of Texas in Weatherford originated construction financing for the project. Donica Construction and Development will be the developer for Clear Fork Assisted Living and Memory Care. Building plans include 38 assisted living suites and one-bedroom units, along with 24 private and semi-private memory care units. Clear Fork Senior Living amenities will include a gym, spa, wellness center, walking trails and a clubhouse. The complex will be owned and managed by Civitas. In addition to Clear Fork Senior Living, Civitas Senior Living operates Cambridge Court Assisted Living and Memory Care Facility in Mesquite, Autumn Wind Assisted Living in Winnsboro, Aria Memory Care in Cedar Park and Midtowne Assisted Living and Memory Care in Midlothian. The company also projects in the pipeline in Burleson, Flower Mound, Frisco, Austin and Allen.

CONROE, TEXAS — Gator Fabrication LLC, a heavy steel fabrication company, has moved into the former JM Eagle Plant in Conroe. The property, located at 101 E. Ave. M, consists of two heavy manufacturing buildings totaling 80,878 square feet and is situated on approximately 18 acres of stabilized land. Rob Banzhaf and Krissie Vanyo of Newcor Commercial Real Estate represented Gator Fabrication in the lease negotiations. Prior to occupancy, the landlord completed a makeover of the buildings, including all new electrical, building shell and crane upgrades. Jasper Tramonte of Tramonte Brokerage LLC represented the landlord, David F. Bolger Revocable Trust.
HOUSTON — NAI Partners has negotiated the sale of a 79,444-square-foot, multi-tenant industrial property located at 16745 N. Freeway in Houston. The property is anchored by a Guitar Center retail store. Doug Pack and Josh Lass-Sughrue of NAI Partners negotiated on behalf of the seller. The buyer is a local investor.
DALLAS — Churchill Capital Co. of Dallas has arranged a $4.7 million loan for the acquisition and improvement of a 173-unit Class C multifamily community located at 1810 John West Road in northeast Dallas. The Buckner Village Apartments are garden-style, one- and two-story units with one-, two- and three-bedroom floor plans. The 7.6-acre complex was fully renovated in 2009 and features gated access, a pool and a playground. Duke Stone and Steve Forson of Churchill Capital arranged the three-year, floating-rate loan through a local bank on behalf of the borrower, JAG Re-Development.
Cushman & Wakefield Brokers $90.5M Sale of Coach’s Distribution Center in Jacksonville

JACKSONVILLE, FLA. — Cushman & Wakefield has brokered the $90.5 million sale of Coach’s distribution and fulfillment center in Jacksonville. The Class A, 851,696-square-foot property is located on Coach Way within the 425-acre Jacksonville International Tradeport, which houses other global companies such as Mercedes-Benz. The facility includes 50,000 square feet of office space and serves as the hub for all distribution and fulfillment services of Coach products throughout North America. Mike Davis, Michael Lerner, Rick Brugge, David Bernhaut, Karl Johnston and Tyler Newman of Cushman & Wakefield represented the seller, Pantheon Properties, in the transaction. The buyer was Intercontinental Real Estate Corp. According to Cushman & Wakefield, the transaction is the largest non-portfolio industrial sale in the Jacksonville market since 2013.
ARLINGTON, VA. — HFF has arranged $62.5 million in financing for the development of the leasehold interest in 1008 North Glebe, a planned 15-story, 267-unit apartment and retail tower in Arlington, a northern Virginia suburb of Washington, D.C. The Shooshan Co. will develop the Class A property on Marymount University’s Ballston Center Campus, located at the intersection of North Glebe Road, North Fairfax Drive and I-66 in the Rosslyn-Ballston Corridor. Adjacent to the new project will be a 165,000-square-foot classroom/office building owned by Marymount University. The combined project is slated for a spring 2017 completion. Sue Carras, Walter Coker and Brian Crivella led HFF’s debt placement team to arrange the construction loan through SunTrust Bank.
SAVANNAH, GA. — MIG Real Estate has purchased two Hilton-branded hotels in Savannah’s midtown neighborhood for an undisclosed price. The two hotels, Hilton Garden Inn Savannah Midtown and Hampton Inn & Suites Savannah Midtown, are located on Abercorn Street roughly 3.5 miles from Savannah’s Historic District. Opened in 2007, the Hilton Garden Inn has nearly 3,500 square feet of meeting space and a heated outdoor pool and whirlpool, fitness center, restaurant and bar. The Hampton Inn & Suites opened in 2009 and offers 2,000 square feet of meeting space, as well as a fitness center and an indoor pool and spa. MIG has tapped Raleigh, N.C.-based Concord Hospitality Enterprises to operate the two hotels. Hodges Ward Elliott represented the seller, Atlanta-based North Point Hospitality, in the transaction.
PHILADELPHIA — Castle Rock Equity has acquired the ICON Building at 1616 Walnut St. in Philadelphia’s City Center district. The company purchased the 25-story art deco tower for $112 million. The previous owners, a partnership between Federal Capital Partners, Cross Properties and Alterra Property Group, completed a $60 million transformation to the building in 2014, converting it from office to residential use. Constructed in 1929, the 206-unit apartment building features a rooftop terrace, wellness center, club level, electric car charging stations, car and bike share programs, and a pet grooming station, among other on-site amenities. Castle Rock Equity Group worked with Divvone Equity Group to close the transaction.
WALTHAM, MASS. — A joint venture between King Street Properties and Carlyle Group has acquired a laboratory and office building located at 830 Winter St. in Waltham. Intercontinental Real Estate Corp. sold the 182,000-square-foot property for $104.2 million, or $572 per square foot. Built in 2000, the property is designed to accommodate both chemical and biological laboratories. Additional on-site amenities include a full-service cafeteria, outside seating, conference facilities and structured parking. The property was fully leased at the time of sale to tenants including Histogenics Corp., GlaxoSmithKline and ImmunoGen Inc. Chris Skeffington, John Lasher, Roy Sanderman, Jon Varholak and Steve Purpura of Transwestern|RBJ represented the seller and procured the buyer in the transaction.
BOSTON — John Hancock has filed a letter of intent with the Boston Redevelopment Authority to design and construct an office building in Boston’s Back Bay neighborhood. The $350 million project proposal calls for a 26-story, 625,000-square-foot Class A office tower at 380 Stuart St. If approved, the construction is slated to commence in late 2016, with projected completion date of early 2019. Skidmore Ownings & Merrill and CBT Architects are providing architectural services and Colliers International is serving as project manager for the proposed project.
