The new owner plans to demolish a portion of the 150,000-square-foot industrial building and renovate the asset in Derby, Conn.

DERBY, CONN. — Fischer Real Estate has arranged the sale of an industrial property located at 150 Roosevelt Drive in Derby. An Ohio-based investment group purchased the two-story, 150,000-square-foot property for an undisclosed price. The buyer plans to demolish a portion of the building, renovate the remaining asset and re-introduce the property on a for-lease or for-sale basis. Alan Fischer of Fischer Real Estate represented the buyer and the seller, Derby Cellular Products LLC, in the transaction.

NEW YORK CITY — Centum Real Estate Group has arranged the sale of a retail/restaurant property located at 137 Ludlow St. in New York City. Joe Tabak/Princeton Holdings LLC acquired the three-story 9,777-square-foot property for $8.3 million. Libations, the current tenant, will stay at the property for the next two years until the new owner repositions the asset. Otis Duffy of Centum Real Estate Group represented the buyer and the undisclosed seller in the transaction.

PENNSYLVANIA — UMH Properties Inc. has acquired a manufactured home community in northeastern Pennsylvania for $3.5 million. Situated on 43 acres, the property features 158 developed home sites, with an average occupancy of 64 percent. With this acquisition, UMH owns 92 communities and 15,700 developed home sites. The name of the seller was not released.

NEW YORK CITY — Marcus & Millichap has arranged the sale of an industrial property located at 35 Division Place in Brooklyn. The 10,000-square-foot asset sold for $3.5 million. The undisclosed buyer plans to renovate the property for its food distribution business. Jakub Nowak and Jim McGuckin of Marcus & Millichap’s Brooklyn office represented the seller and buyer, both limited liability companies, in the deal.

FARMINGTON HILLS, MICH. — Southfield, Mich.-based NAI Farbman Group has acquired an office building located at 27777 Inkster Road in Farmington Hills for an undisclosed price. Situated on 35 acres, the property offers 275,000 square feet of Class A office space and ample parking. The former owner, TD Auto Finance, will continue to lease 155,000 square feet of the building.

Build-Point-North-Waukegan-IL

WAUKEGAN, ILL. — Bridge Development Co. has selected PREMIER Design + Build Group to construct Bridge Point North, a 240-acre business park redevelopment within McGaw Park in Waukegan. The first phase of the project includes more than 17 million cubic feet of demolition and reconfiguration of existing roadways and infrastructure and the construction of a 625,000-square-foot building and a 400,000-square-foot building. Additionally, the first phase will include the installation of a new heating system and sanitary sewers in a few of the existing structures. Plans for the second phase are currently underway and include up to seven buildings, totaling 1.1 million additional square feet. Cornerstone Architects LTD is providing architectural services and Manhard Consulting LTD is providing civil engineering services.

DES PLAINES, ILL. — Reed Construction has started a renovation project at the former Maryville Behavioral Health Hospital, located at 555 Wilson Lane in Des Plaines. US HealthVest acquired the facility in the fourth quarter of 2014 and renamed the property to Chicago Behavioral Hospital. The improvement program includes 22,000 square feet of internal renovations to the facility’s architectural components on the third and fourth floors, including new patient rooms and large group therapy rooms. Additional renovation includes upgrades to various mechanical, electrical and plumping components, as well as the nurse calling and fire alarm systems. Originally founded in 1883, the faith-based, 125-bed facility provides a range of inpatient and day hospital care for adolescents, including a general psychiatric unit and an intensive care unit. Following the renovations, the facility will expand to include services for adults. Miro Petrovic of US HealthVest is providing architectural services for the project. Construction of the renovated space is slated for completion this November.

POWELL, OHIO — Fortress Real Estate Cos. has inked a deal for WesBanco to join the retail roster at Shoppes at Wedgewood in Powell, a city in central Ohio. Construction is underway for a 5,000-square-foot building, including three drive-thru lanes with drive-up ATM and night depository service, for the new tenant. WesBanco is scheduled to take occupancy in October. Located at the corner of Sawmill Parkway and Branford Court, Shoppes at Wedgewood is anchored by a 130,000-square-foot Target. Jack Tzagournis, principal of Fortress Real Estate Cos., announced the new tenant.

The Ritz-Carlton Key Biscayne, Miami

MIAMI — Carey Watermark Investors Inc. and Carey Watermark Investors 2 Inc., two non-traded REITs focused on the lodging/hospitality sector, have purchased a majority interest in The Ritz-Carlton Key Biscayne, Miami. The hotel features 302 resort guestrooms and 188 condo-hotel units, 174 of which currently participate in the resort rental program. The REITs purchased their share in the property as part of a joint venture agreement with an affiliate of GB Key Biscayne Holdings LLC, the original developer of the hotel. The hotel was recently renovated to include a new open-style marketplace café known as Key Pantry: Eat.Drink.Shop. The renovations also included upgrades to the lobby and RUMBAR, the hotel’s Havana-style bar/lounge.

Doubletree by Hilton Orlando at Sea World Orlando

ORLANDO, FLA. — AWH Partners LLC and Building and Land Technology have purchased the 1,004-room Doubletree by Hilton Orlando at Sea World in an off-market transaction. The Orlando Business Journal reported that an affiliate firm of Atlanta-based UrbanAmerica Advisors LLC sold the hotel to the partnership for $55 million. The new ownership plans to renovate the hotel’s guest rooms, meeting space, public areas and resort grounds, as well as add 30,000 square feet of upgrade facilities and ballroom space for the hotel’s conference center. AWH Development will oversee the renovations and Spire Hospitality will manage operations under a franchise agreement with Hilton Worldwide. Located in Orlando near global attractions such as Sea World, Universal Studios Orlando and Walt Disney World, the resort features an upscale spa, lagoon pool, two children’s pools, kids’ lounge and game area, miniature golf course, putting green, recreation center and seven dining outlets.
