SAN DIEGO – Britt-Scripps House, a 5,174-square-foot commercial property in San Diego, has sold to Neo Romax Inc. for $2.9 million. The property is located at 406 Maple Street. The original structure was built in 1887 as a three-story, nine-bedroom property. It received a historical site designation in 1971. Britt-Scripps House became a bed and breakfast after undergoing an extensive renovation between 2002 and 2005. The property features a lobby, parlor, dining room, commercial-grade kitchen, carriage house, garage storage, garden wedding and reception area, and the first-ever camphor tree to be planted in North America. The property has been closed for three years. The new buyer plans to re-open it as a bed and breakfast. Bud Marsh and Rita Lancaster-Hannah of Colliers International represented both the buyer and seller, Alec H. Esker Living Trust, in this transaction.

LOS ANGELES – Vinci Academy has leased 10,127 square feet in Century City. It will occupy the entire third floor of a 46,247-square-foot office building. The four-story building is located at 1940 Century Park East in the Los Angeles submarket. The daycare center will also construct a 4,000-square-foot outdoor play area on the roof of the building’s parking garage, which is connected to the property. Construction is scheduled for completion next March. Vinci was represented by CBRE’s Matt Perlmutter. The landlord is the Gillis Family Partnership.

BURBANK, CALIF. – A 30-unit apartment building in Burbank has sold to a private investor for $8.4 million. The community is located at 1735 Peyton Ave. It was built in 1988. Warren Berzack of Berzack Investment Property Advisors and Lee & Associates-LA North/Ventura represented the buyer. He also represented the seller, another private investor, along with fellow Lee principals George Yessaie and Stephen Geiger.

LOS ALTOS, CALIF. – Barre3 has leased 1,460 square feet of ground-floor retail space at the Colonnade apartment community in Los Altos. The exercise studio, which blends ballet with yoga and pilates, will open early next year. Other retail tenants at Colonnade include the Vitamin Shoppe and Jos. A. Bank. The community’s retail space is now 85 percent leased. Colonnade also features 167 luxury apartment units that will begin leasing early next year. Barre3 was represented by Ryan Warner of Meacham/Oppenheimer. The landlord and developer, a joint venture between Pritzker Realty Group and Sares Regis Group of Northern California, was represented by Randol Mackley and Steve Gazzera of SRS Real Estate Partners.

NORTH PROVIDENCE, R.I. — CBRE/New England’s Capital Markets team has brokered the sale of Windsor at Brentwood, a 240-unit garden-style apartment community located in North Providence. Bower Hill Associates, an affiliate of GID Investment Advisors LLC, sold the property to Brentwood Apartments Limited Partnership, an affiliate of SMC Management LLC, for $25.8 million. Built in 1988, Windsor at Brentwood consists of 12 two- and three-story buildings with a mix of 178 one-bedroom apartments and 72 two-bedroom apartments. The apartments range in size from 541 to 965 square feet. At the time of the sale, 166 units had received kitchen and bathroom renovations along with community amenity upgrades. Simon Butler and Biria St. John of CBRE/NE represented the seller and procured the buyer in the transaction.

Community amenities include a rooftop lounge and outdoor deck with hot tub, fire pit and barbecue grill; a strength and cardio center; a clubroom with resident lounge; game room; business center; four sky lounges; private courtyard with seating area; electric vehicle charging station; and package concierge service. BASKING RIDGE, N.J. — Rubenstein Properties and partner Onyx Equities have executed a 61,676-square-foot lease with Avaya Inc. at 211 Mount Airy Road in Basking Ridge. Affiliates of Rubenstein and Onyx acquired the 305,000-square-foot property from Avaya in 2013 as a sale-leaseback deal. The property features a full cafeteria, state-of-the-art fitness facilities, 127-unit auditorium and an on-site conference center. Newmark Grubb Knight Frank represented both Avaya and Rubenstein/Onyx.

NEW YORK CITY — Colliers International and Lee & Associates have brokered a 51,223-square-foot lease at 1251 Avenue of the Americas in New York City. Bernstein Litowitz Berger & Grossman LLP inked a long-term relocation for the space in the 54-story, 2.4 million-square-foot office tower. The law firm plans to occupy the space by year-end 2015 and will occupy the entire 44th floor with additional space on the 41st floor and concourse level. Robert Koslow of Colliers International and Howard Rosen of Lee & Associates co-brokered the lease on behalf of the tenant. Peter Shimkin and David Falk of Newmark Grubb Knight Frank represented the landlord in the transaction.

NEW YORK CITY — Compass Group has renewed its lease for the entire 30th floor at 135 East 57th Street in New York City’s Plaza District. Owned by Cohen Brothers Realty Corp., the 32-story Class A office tower features eight high-speed passenger elevators, indoor garden space, building management and security personnel with 24/7 lobby attendance. Marc Horowitz of Cohen Brothers provided in-house representation for the landlord. David Kaplansky of Colliers International arranged the deal on behalf of the tenant.

FRISCO, TEXAS — The Dallas Cowboys have unveiled the name of their planned 91-acre mixed-use development that will include the team’s new headquarters. The Star in Frisco is the official name for the development that will house the Cowboys’ training complex, a 12,000-seat multi-use event center, an Omni hotel and a range of mixed-use elements on the property. The complex is located at the northwest corner of Warren Parkway and the Dallas North Tollway. The Cowboys expect to move into the complex in 2016.
