UPLAND, CALIF. – Alta Medical Center, a 24,212 square foot medical property in Upland, has sold to Elat Properties for $5.5 million. The center is located at 1113 Alta Ave. The center is currently 93 percent leased. About 34 percent of its current leases will expire in the next few years. The space was built in 1989. CBRE’s Bryan Lewitt, John Oien, and Chris Isola represented both the buyer and the seller, Alta Investment Properties LLC, in this transaction.

INDEPENDENCE, OHIO — Time Equities Inc. has acquired a six-property office portfolio in Independence for $20 million. The Rockside Office Portfolio includes six commercial buildings spread across three office parks totaling 422,037 square feet. Buildings within this acquisition include: Rock Run North, a two-story, Class B, 63,294-square-foot building located at 5700 Lombardo Center; Rock Run Center, a two-story, Class B, 63,294-square-foot building located at 5700 Lombardo Center; Freedom Square I, a four-story, Class B, 40,435-square-foot building located at 4401 Rockside Road; Freedom Square II, a five-story, Class B, 114,680-square-foot building located at 6000 Freedom Square Drive; Freedom Square III, a four-story, Class A, 71,052-square-foot building located at 4511 Rockside Road; Oak Tree Place, a five-story, Class B, 69,318-square-foot building located at 6111 Oak Tree Boulevard. The portfolio was 66 percent occupied to 29 tenants at the time of sale. Jim Postweiler of JLL Capital Markets Group brokered the deal on behalf of the seller, Duke Realty. In-house counsel represented TEI while Angela Hsu of Duke Realty represented the seller. JLL will manage the property. CBRE will lease space within the portfolio.
CHANHASSEN, MINN. — Grandbridge Real Estate Capital closed a $4.9 million first mortgage loan secured by a 115,520-square-foot office/warehouse located in Chanhassen. Dave Rasmussen of Grandbridge originated the fixed-rate loan for the undisclosed borrower through a life insurance company. The property was fully leased with 55 percent office finish.
WAYNE CITY, ILL. — Holland Construction Services Inc. has broken ground on a new K-12 grade school in Wayne City. The new school will include separate wings for K-2nd grade, 3rd-6th grade, junior high and high school, which will lay adjacent to a common area, shared reading room and cafeteria. The new facility will also feature a competition gymnasium and a smaller elementary school gym. Construction of the 105,000-square-foot school is scheduled for completion in August 2016. The school district’s existing facility was built in the 1930’s with multiple additions added throughout the years. After construction is complete, all grades will move to the new building and the current school will be demolished. O’Fallon, Ill.-based FGM Architects is designing the new school.
NEW BRAUNFELS, TEXAS — San Antonio Commercial Advisors, a member of the Cushman & Wakefield Alliance, has arranged the sale of Cotton Crossing, a 118-unit, Class A apartment complex located in New Braunfels. Brandon Lo Porto and Scott Weems or San Antonio Commercial represented the buyer, a California-based private investor, and the seller, a Kentucky based partnership.
MCKINNEY, TEXAS — Grandbridge Real Estate Capital has arranged a $33.2 million loan secured by Century Lake Forest Apartments, a 334-unit apartment complex located in McKinney. Fannie Mae provided funding for the seven-year, fixed-rate acquisition loan. The loan includes a 30-year amortization schedule with three years of interest-only payments. Taylor Williams and Purvesh Gosalia of Grandbridge originated the transaction. The property was built in 2013 and is situated on more than15 acres located approximately 30 miles north of downtown Dallas. Century Lake Forest is comprised of 12 three-story buildings with 20 one-, two- and three-bedroom floor plan options.
DALLAS — Marcus & Millichap has arranged the sale of Ken Griffin Mini Storage, an 18,639-square-foot self-storage facility located in Dallas. The asset sold for $525,000. Brandon Karr and Danny Cunningham of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, a private investor. Karr and Cunningham represented the buyer, another private investor. Ken Griffin Mini Storage is located at 3020 Duncanville Road. The facility was built in 1978 and features a manager’s office, garage-style doors, personalized keypad gated entry, video surveillance, perimeter fencing and lighting and concrete driveways. The property sits on more than one acre and includes 167 non-climate controlled storage units and three open parking spaces.
DALLAS — The 90-room Hampton Inn & Suites Dallas Market Center, located at 3051 N. Stemmons Freeway in Dallas, is now open. U.S. Hospitality Management LLC manages the hotel. Hampton Inn & Suites Dallas Market Center is located near Dallas Love Field, Dallas Convention Center, American Airlines Center, Six Flags Over Texas and AT&T Stadium. Amenities at the hotel include Wi-Fi, a business center, fitness center and free hot breakfast. Guestrooms feature flat-screen televisions, a mini-refrigerator, microwave, work desk and lap desk. Suites are also available.
MADISON, WIS. — Lee & Associates has brokered the $2 million sale of land at 149 E. Wilson St. in Madison. McGrath Projects purchased the property and plans to build a luxury multistory housing project on the site. Steve Doran of Lee & Associates of Madison and Debby Dines of Dines Inc. were the brokers involved in the transaction. McShane Construction was the seller.
