NORTH ST. PAUL, MINN. — Waba Financial has acquired the Polar Plaza retail center in North St. Paul from an undisclosed seller. The 23,362-square-foot shopping center is situated on nearly 3.4 acres and is leased to a variety of retail tenants, with 7,769 square feet available for lease. Anderson Property Management will manage the shopping center. Matthew Klein of Eagan, Minn.-based KW Commercial Midwest represented the buyer.

APPLETON, WIS. — Paramount Lodging Advisors has arranged the sale of a 106-room Country Inn & Suites in Appleton to an undisclosed buyer. The hotel is located at 355 N. Fox River Drive. Paramount Lodging Advisors represented the seller, LNR Partners. Adam Montufar, Brent Clemens and Bennett Webster of Paramount led the sale’s marketing efforts in conjunction with Auction.com.
BALTIMORE — The Greysteel Co. has brokered the $2.5 million sale of The Shops at Federal Hill, a 5,750-square-foot retail property located at 1100 Light St. in Baltimore’s historic Federal Hill neighborhood. The property is fully leased to Unleashed by Petco and Dunkin’ Donuts. Gil Neuman led the Greysteel’s Mid-Atlantic retail investment sales team in representing the seller, 28 Walker Development, as well as procuring the buyer, Federal Hill Shops LLC.
GOODYEAR, ARIZ. – Palm Valley Office Park I & II, an 83,575 square foot office project in Goodyear, has sold to Kootenay Holdings for $15.3 million. The space is located at 1616 and 1646 North Litchfield Road. The seller was Steve Schrag, REO asset manager, of Key Bank c/o KeyCorp Real Estate Capital Markets. The transaction was executed by Bob Buckley, Tracy Cartledge and Steve Lindley of Cassidy Turley’s Capital Markets Group. Jeffery Hartland and Scott Boardman of Cassidy Turley’s Office Group will handle the building’s leasing.
PHOENIX – Dollar Tree has opened four stores in Arizona. The locations include a 10,800-square-foot space now open at Chandler Festival in Chandler; a 10,204-square-foot space at Cotton Plaza in Surprise; an 8,625-square-foot space in Bell Camino Shopping Center in Sun City; and a 7,840-square-foot space located at the southwest corner of Guadalupe Road and Hawes Road in Mesa. Dollar Tree was represented by Kurt Kalocin of SRS.
DENVER – A 189,210-square-foot industrial building in Denver has sold to Gladstone Commercial Corporation for $10 million. The building is located in an industrial park, near Downtown Denver. It has direct rail service and easy access to I-25, 1-270 and the Denver airport.
SAN RAFAEL, CALIF. – Ellis Partners LLC has acquired a 130,237-square-foot office building in San Rafael for an undisclosed sum. The building is located at 4040 Civic Center Drive. The seller was an institutional investor. Cushman & Wakefield will handle the leasing of the property and CBRE will take on the property management assignment for the new ownership. This acquisition represents the fourth purchase by Ellis Partners with capital partner Artemis Real Estate Partners.
LOS ANGELES – ThinkFactory Media has leased 33,444 square feet of office space in Los Angeles. The space is located at 1640 S. Sepulveda Blvd. ThinkFactory will use this space for its corporate headquarters and production services. The landlord, Ocean West Capital Partners and Westbrook Partners, was represented by JLL’s Carl Muhlstein, Hayley Blockley and Jaclyn Ward.
HOUSTON — Grandbridge Real Estate Capital has arranged construction financing for The Hamilton Apartments, a planned complex in Houston’s central business district, on behalf of a local partnership. Gill Dolan of Grandbridge originated the transaction. The Hamilton Apartments will be located at the southern end of downtown Houston. The complex will feature 148 units with five stories of residential units over a two-story parking garage.
ORANGE, TEXAS — Marcus & Millichap has arranged the sale of Affordable Storage, a 23,340-square-foot self-storage facility located in Orange. Danny Cunningham and Brandon Karr of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, a private investor. Cunningham also secured the buyer, another private investor. Affordable Storage is located at 19238 Texas 62. The property was built in 2003 and was expanded in 2004 and 2005. The property features a manager’s office, perimeter fencing and lighting, garage-style roll up doors, personalized keypad entry, video surveillance and concrete driveways.
