HAMILTON TOWNSHIP, N.J. — Dynamic Marketing Inc. (DMI), a Brooklyn-based appliance and electronic cooperative, has signed a long-term lease for a 396,510-square-foot warehouse in Hamilton Township. The building is located at 400 Cabot Drive. Kenneth Lundberg, Scott Perkins and Barry Cohorsky of NAI James E. Hanson represented DMI in the transaction. Mindy Lissner, William Waxman and Steven Beyda of CBRE, along with Leslie Lanne, senior vice president with IndCor Properties, represented the building's ownership. DMI was founded in 1957 for the purpose of purchasing and servicing appliances and electronics for its members, with the goal of being price competitive with big box retailers.

LEECHBURG, PA. — Private equity real estate group Tryko Partners LLC has acquired Sandalwood Apartments, an 86-unit, affordable-housing community in Leechburg, for $4.2 million. American Housing Partners Inc. sold the property, which is located on 10 acres at 253 Sandalwood Drive, about 33 miles northeast of Pittsburgh. Sandalwood Apartments consists of 16 buildings, including mostly two- and three-bedroom townhomes. Amenities at the property include on-site laundry, a community room with kitchen, storage, a playground and basketball court and proximity to local schools and shopping. Marcus & Millichap served as broker in the transaction. CBRE Capital Markets provided financing for the acquisition.

NEW YORK CITY — Meridian Capital Group LLC has arranged a $2.1 million loan for the refinancing of two mixed-use properties located on Greene and Myrtle avenues in Brooklyn. The seven-year loan features a fixed interest rate of 4 percent and a 77 percent loan-to-value ratio. A local savings bank provided the loan. Blake Carver, an associate at Meridian arranged the financing. The three-story properties, located at 132 Greene Ave. and 468 Myrtle Ave. in the Clinton Hill neighborhood, total four residential units and 2,000 square feet of retail space. Tenants include Aita, a casual farm-to-table restaurant, and Barking Brown, a clothing and accessories boutique.

DALLAS — Colliers International has brokered the sale of Oakbrook Plaza, a 176,872-square-foot office complex in the Southwestern Medical District of Dallas. The property, located at 1515-1575 W. Mockingbird Lane, includes a central seven-story tower surrounded by six single-story buildings. Creighton Stark and Ben Lurie of Colliers represented the seller in the transaction.

HOUSTON — Marcus & Millichap has brokered the sale of a 70,474-square-foot office property in Houston. The multi-tenant building, located at 8300 FM 1960 West, stands four stories and was fully leased at the time of the sale. Constructed in 1986, the site allows for easy access to Highway 290, Beltway 8 and Tomball Parkway. Ron Hebert and Christopher Jones of Marcus & Millichap marketed the asset on behalf of the seller, a real estate investment trust. The two also secured the buyer, a limited liability company, after fielding offers from nine different prospects.

HOUSTON — Piedmont Office Realty Trust will develop a new 302,000-square-foot office tower in its Enclave business park in Houston’s Energy Corridor. The firm plans to break ground in March 2014 on the 11-story, Class A structure, which will be located on a 4.7-acre parcel immediately north of the 1430 Enclave Parkway building. Enclave Place will be divided into 28,900-square-foot floor plates and also include a six-level parking garage. Gensler is the project architect, PMRG is serving as project manager, and Tellepsen Builders will work as general contractor. Piedmont expects to complete the tower in the second quarter of 2015.

AVONDALE, ARIZ. — Lake Washington Partners has purchased the Coldwater Depot Logistics Center, a 600,000-square-foot distribution center in Avondale, for an undisclosed sum. The 54-acre site is located at 1100 North 127th Ave. in southwest Phoenix. The existing distribution center is occupied by Conn’s Furniture. The site can accommodate an additional 400,000 square feet of distribution/warehouse facilities. Lake Washington will manage the site’s future construction and development. It acquired the property from Trammell Crow Company and Clarion Partners.

SANTA FE, N. MEX. – A joint venture between PCCP, LLC and 1754 Properties LLC has acquired the 158-room La Posada de Santa Fe Resort and Spa for an undisclosed sum. The resort is located at 330 E. Palace Ave. in downtown Santa Fe near the new Santa Fe Community Convention Center. The JV plans to carry out a $5-million improvement project at the resort. It will then be rebranded under Starwood Hotels & Resorts’ The Luxury Collection brand. The hotel originally opened in 1940. It has undergone more than more than $7.6 million in renovations since 2008. The seller, Ektornet, had purchased the resort in 2007 from a prior partnership that involved 1754 Properties.

IRVINE, CALIF. — Von Karman Plaza, a 241,539-square-foot retail property in Irvine, has received $35 million in refinancing. The plaza is located at 16585 Von Karman Ave. The center was undergoing a repositioning prior to the refinancing, as several large blocks of space had been vacated, including a Sam’s Club building. The owner, Harsch Investment Corp., renovatedthe plaza and has since filled a majority of the vacated space with new tenants, including Walmart. The loan features a 10-year term and a 30-year amortization schedule. It was arranged by Ken Griggs and Paddy Ryan of Norris, Beggs & Simpson Financial Services. Financing was provided by ING Investment Management.
