CARY, N.C. — Dominion Realty Partners LLC, a multifamily developer and investor based in Raleigh, N.C., has broken ground on Parkside Place, a 294-unit apartment community. The Class A community will be located on a 13-acre tract at the intersection of Highway 55 and Highway 540 in Cary, which is within the Raleigh-Durham-Chapel Hill Triangle area. The community will feature a swimming pool with a sundeck and will be integrated with Parkside Town Commons, a 435,000-square-foot retail center whose tenants include Target, Harris Teeter, Frank Theatres, Field & Stream and Golf Galaxy. Dominion Realty will lease and manage the new community on-site. The new apartment community is expected to be delivered in the first quarter of 2015.
SANFORD, FLA. — NAI Realvest has arranged the $3 million sale of a 242,000-square-foot warehouse and distribution facility at 1201 Cornwall Road in Sanford. George Livingston, Christie Alexander, Drew Saphos and Paul Vera of NAI Realvest represented the seller, Columbus, Ohio-based Lake Mary Industrial Partners LLC. Colliers International represented the buyer, 1201 Cornwall LLC.
MORRISVILLE, N.C. — Duke Realty has signed Flextronics Americas LLC to a lease renewal for 322,699 square feet of space at 1000 and 1200 Innovation Avenue within Woodlake Center in Morrisville. Woodlake Center is a master-planned industrial park totaling 812,000 square feet. FORT LAUDERDALE, FLA. — Greenspoon Marder, a full-service business law firm, has leased four floors at 200 E. Broward Blvd., a 21-story Class A office tower in downtown Fort Lauderdale. The law firm’s 64,964-square-foot lease and expansion is the largest law firm lease renewal and expansion in South Florida this year, according to Jones Lang LaSalle. Sandra Andersen of Jones Lang LaSalle represented the landlord, VV USA City LP, an entity represented by Invesco Real Estate. Thomas Capocefalo and Gregory Katz represented Greenspoon Marder in the transaction. With the lease, 200 E. Broward Blvd. is 88 percent leased.
COLUMBIA, MO. — Campus Advantage has acquired The Domain at Columbia, marking its second purchase in the University of Missouri market. Campus Advantage also owns Campus View Apartments. The Domain at Columbia includes 654 beds in 228 units contained in eight three-story, garden-style buildings. The community offers one-, two- and four-bedroom apartments, as well as four-bedroom townhomes that include utilities in the rent. The property was fully occupied at the time of sale. PALATINE, ILL. — Sperry Van Ness Chicago Commercial has arranged the sale of a 1.5-acre site including a 4,363-square-foot retail building in suburban Chicago for $1.4 million. The freestanding retail building, which was previously occupied by Applebee’s, is located at 741 E. Dundee Road in Palatine. The parcel has been sold to a local developer who plans to redevelop the parcel into a new 10,000-square-foot, multi-tenant retail center. Craig Franzen and Ben Andrews of Sperry Van Ness represented the buyer and seller in the transaction.
OAKBROOK TERRACE, ILL. — NAI Hiffman has represented the ownership in three separate retail transactions in the Chicago suburbs. Jewel Food Stores Inc. signed a new 10-year lease with F&J Tan LLC, a dental group, at the Jewel-anchored center at 7339 S. Cass Ave. in Darien. F&J Tan plans to open in early 2014. At the Jewel-anchored Woodstock Center at 113 S. Eastwood Drive in Woodstock, 111 Eastwood LLC signed physical therapy provider, Athletico, to a five-year lease for 2,625 square feet. Athletico plans to open this location by the end of the year. At City Park, located at 250 Parkway Drive in Lincolnshire, ECD-Lincolnshire Retail LLC signed Roosters Men’s Grooming Center to a five-year lease for 1,300 square feet. The men’s hair salon will open for business in early 2014. The center is situated on 50.5 acres approximately two miles north of Interstate 84. Stop & Shop and Walmart anchor the property. Jim Koury and Coleman Benedict with HFF's Boston retail team represented the seller and also identified the buyer in the transaction.
