HOUSTON — Moody Rambin has arranged the sale of a 8,354-square-foot office/industrial building, located at 6807 Wynnwood Lane in Houston. Christopher Dray of Moody Rambin represented the seller, The Daily Court Review, in the transaction. Steven O'Connor of Southwest Realty represented the buyer, Matex Property Group LLC. The property served as The Daily Court Review's corporate headquarters until last year when it moved to 8 Greenway Plaza.
LONG BEACH, CALIF. – The 200-unit Long Beach Senior Arts Colony, which was built for seniors aged 55 and older, has debuted. The $70-million, transit-oriented development is located at 200 E. Anaheim Street. It is situated along Long Beach’s light rail line. The project was developed by Meta Housing Corporation and Century Housing Corporation.
COMMERCE, CALIF. — A 202,838-square-foot industrial building in Commerce has sold to the Ryzman Family Trust for $17 million. It is located at 1935-1965 Tubeway Ave. The facility was built in 1965 and remodeled in 1994. Ryzman was represented by Jack Cline and Jeff Bethel of Lee & Associates’ Los Angeles – Central office. The seller, Ronald S. Bauer, trustee of the Ronald S. Bauer Living Trust, was represented by Michael Tsaparian of the same office.
PHOENIX – The 275-unit Vista Ventana in Phoenix has sold to BH Properties LLC for $10.2 million. The community is located at 3221 W. El Camino Drive. The property recently underwent a series of improvements. Its occupancy is currently at 90 percent. Karl Abert and Brad Pickering of Newmark Grubb Knight Frank represented both the buyer and the seller, El Camino Vista, LLC, in this transaction.
LOS ANGELES – A 109,000-square-foot broadcast and post production facility in Los Angeles has received $20 million in acquisition financing. The facility is located at 3030 Andrita Street. It was built in 1925 as an office and industrial complex before being converted into a “plug and play,” high-definition media facility in 2002. The facility is now referred to as Andrita Studios. It is fully occupied by Encompass Digital Media Inc. Financing was provided by Karlin Real Estate Lending.
AURORA, COLO. — HighPoint Marketplace, a 99,433-square-foot retail center, has received $15 million in refinancing. It is located at 18648-18860 E. Hampden Ave. and 3594 S. Tower Road. The center was built in 2001 and is anchored by a 55,580-square-foot Safeway. Other notable tenants include Great Clips, Wendy’s and H&R Block. Financing was arranged by John M. Stewart and Ilan Reissner of NorthMarq Capital’s Denver regional office.
LAS VEGAS —Colonial Plaza, a 110,738-square-foot office complex in Las Vegas, has sold to MIG Real Estate for $13 million. The complex is located at 4670 & 4730 South Fort Apache Road near the 215 Beltway. MIG was represented by Colonial Plaza in this transaction. It is the firm’s sixth investment in Las Vegas commercial properties.
MIAMI — CB Richard Ellis (CBRE) has brokered the sale of a newly constructed Whole Foods Market in Miami for $19.8 million. Completed this past May, the 36,000-square-foot, freestanding building is located on a three-acre site at 12150 Biscayne Blvd. It is solely occupied by Whole Foods on a net lease. Happiness Inc. purchased the property from a Miami-based real estate development firm, which was represented by the CBRE team of Dennis Carson, Casey Rosen, David Donnellan and Todd Weintraub.
CARY, N.C. — UNC Health Care and Pacolet Milliken have opened the new UNC Wellness Center at Northwest Cary. The 60,000-square-foot facility, which is owned by Pacolet Milliken and leased to UNC, is located at 350 Stonecroft Lane in Cary. The wellness center combines preventative health care, fitness facilities, physical therapy and surgical recovery in a single roof. It features climbing and bouldering walls, a seven-lane swimming pool, a teaching kitchen and classroom, TRX suspension training, an outdoor turf training field, a whirlpool and sauna, a cushioned indoor track, and group exercise studios.
WINDERMERE, FLA. — Tavistock Development Co. has announced plans to develop Phase II of The Grove at Isleworth, an open-air, multi-use center located in Windermere. Construction will begin this summer for two buildings totaling 82,000 square feet that will feature street-level retail space with medical and professional office space above. The buildings will front a tree-lined plaza. Tenants already signed for Phase II include Dexter’s, Jeremiah’s Italian Ice, BurgerFi, Marilyn Monroe Spa, Cali Chic Boutique, Salt Scene and Soul Mates Boutique. Phase I of The Grove at Isleworth is anchored by Publix and LA Fitness. When complete, the center will contain more than 200,000 square feet of retail and office space.
