WOODRIDGE, ILL. — Greystone has provided an $8.5 million FHA loan for Hawthorn Ridge Apartments, a multifamily complex in Woodridge, located about 30 miles west of Chicago. Hawthorn Ridge Apartments includes 176 units, a pool and a small park. Naftali Schuss of Greystone’s New York City office arranged the financing.

ANN ARBOR, MICH. — Seva Restaurant has signed an eight-year lease for 5,500 square feet at Westgate Shopping Center in Ann Arbor. Jim Chaconas and Brendan Cavender of Colliers International Ann Arbor represented the landlord, Westgate Shopping Center, and the tenant in the transaction. Seva Restaurant is a local vegetarian eatery currently based in downtown Ann Arbor.
CHERRY HILL, N.J. — Endurance Real Estate Group LLC has acquired the Colwick Business Center, a three-building office portfolio located at 53, 55 and 57 Haddonfield Road in Cherry Hill. The 171,215-square-foot building is currently 53.7 percent occupied by eight tenants. Endurance acquired the portfolio from a special servicer who led the disposition effort on behalf of a CMBS lender that foreclosed on the property in early 2012. The property was constructed in 1987 and features private 24/7 access to each tenant suite. BASKING RIDGE, N.J. — The Silverman Group has acquired The Offices at Liberty Corner, a three-building, 525,000-square-foot campus in Basking Ridge, 25 miles west of Newark. The purchase price was undisclosed. The 133,000-square-foot, 106 Allen Road features a new coffee/food kiosk, renovated common areas and other building improvements. The 190,000-square-foot 150 Allen Road includes a fitness center and conference space. At the 202,000-square-foot 110 Allen Road a second fitness center is planned, as well as café upgrades. The campus will also feature new park signage throughout. Bill Brown and Ben Brenner of Cushman & Wakefield will lead leasing assignments for the entire campus.
JERSEY CITY, N.J. — Bayonne Medical Center has signed a 36,624-square-foot lease at 10 Exchange Place in Jersey City. The 748,000-square-foot Class A office building includes access to Exchange Place Path Station and is located near the Hudson-Bergen Light Rail. Bayonne Medical will occupy the entire 15th floor, which will serve as its administrative offices. Jamie and Matthew Weiss of Weiss Realty represented the tenant in the transaction. Cushman & Wakefield represented the sublandlord, Rabo Support Services.
NEW HAVEN AND EAST HAVEN, CONN. — Marcus & Millichap has arranged the sale of two net-leased buildings occupied by Kentucky Fried Chicken for a combined total of $1.1 million in New Haven and East Haven. The transaction includes a 2,841-square-foot property located at 451 Foxon Blvd. in New Haven; and a 2,314-square-foot property located at 650 Main St. in East Haven. Glen Kunofsky and Todd Pajonas of Marcus & Millichap’s Manhattan office represented the seller, a private investor. Adam Mancinone and Blake Barbarisi of Marcus & Millichap’s New Haven office represented the buyer, also a private investor.
DALLAS AND HUMBLE, TEXAS — Walker & Dunlop Inc. has provided financing for two borrowers in Texas under its Interim Loan Program. The program offers floating-rate loans to experienced borrowers seeking to acquire or reposition multifamily, independent living and assisted living properties that do not currently qualify for permanent financing. The first financing is a $23.35 million acquisition loan for Bellaterra at Deerbrook, a 360-unit, garden-style apartment property located in Humble. The complex features one- and two-bedroom floor plans. This one-year, interest-only financing marks the first interim loan for borrower Priderock Capital Partners. Stephen Farnsworth, senior vice president, led the Walker & Dunlop team in the transaction. The second financing is an interest-only, nonrecourse loan for the 55-unit Shelby Apartments, a Class A multifamily property located on the Southern Methodist University campus in Dallas. The Prescott Group of Dallas and AREA Property Partners received the loan. Matt Wallach and Stephen Wes, vice presidents led the Walker & Dunlop team in the transaction.
AUSTIN, TEXAS — CRAVE, which features eclectic American cuisine, is opening a new location in the 8,500-square-foot former Roy’s restaurant space at 340 E. Second St. in Austin’s Convention Center District. The space has been vacant for more than three years. Currin J. Van Eman, vice president, of NAI REOC Austin, and Jack Breard, president of UCR Urban, represented CRAVE in the transaction. Mike Joyce with the retail group Live Oak-Gottesman represented the landlord, Gottesman Co. The restaurant is slated to open in the first quarter of 2014.
HOUSTON — The Uptown Houston District has chosen Post Oak Central, a three-building office complex totaling 1.3 million square feet, as the hub for the management of its new projects, including the reconstruction and widening of Post Oak Boulevard. The project stems from the recent approval of the extension and expansion of Uptown Houston’s Tax Increment Reinvestment Zone. The Uptown Houston District will lease 7,900 square feet at Post Oak Central. The office is currently 95 percent leased with approximately 65,000 square feet still available. The property is LEED Gold certified. Enhancements are being made on the office complex including a new 20,000-square-foot health club, updated conference facility and improved retail and parking.
FORT WORTH, TEXAS — Caddis Partners LLC has begun construction on Eagle Mountain, a 96-bed Heartis-branded assisted living and memory care community located at Dalhart Drive and Boat Club Road in Fort Worth. The community spans 61,125 square feet, and will include 54 assisted living units with 61 beds, and a 35-bed memory care unit. Caddis Partners will act as developer and owner of Heartis Eagle Mountain. Good Neighbor Care will provide management. Architectural firm Katus and the Dallas office of MAPP Construction will lead development. Financing was provided by American National Bank of Texas. Caddis plans to invest more than $100 million in senior housing projects during the next two years. Heartis Eagle Mountain is set for a summer 2014 completion.
