RIVERDALE, GA. — General contractor Swinerton has broken ground on Hearthside Riverdale, a $16.4 million multifamily project in Riverdale\. Swinerton is completing the construction on behalf of the developer, OneStreet Residential. Situated on 2.6 acres roughly 15 miles south of Atlanta, the community will feature 70 one- and two-bedroom apartments, with 12 units rented at market rates and 58 units reserved as affordable housing for senior residents earning at or below 60 percent of the area median income (AMI). Amenities at the property will include a community room, laundry room, fitness center, garden bed and pet-friendly features. Completion is scheduled for early 2026.

CTX-110-Kyle

KYLE, TEXAS — A partnership between Dallas-based developer Lincoln Property Co. and Goldman Sachs has broken ground on CTX 110, an 894,000-square-foot industrial project in Kyle, located southwest of Austin. Formerly known as Waterstone, the development will consist of four buildings that will range in size from 152,940 to 335,879 square feet. Buildings will feature a mix of cross-dock and front-load configurations, 32- to 36-foot clear heights and a combined total of 232 dock-high doors, 10 drive-in doors and 994 parking spaces. Powers Brown is the project architect. Campbell Roche, Kyle Spencer, Will Mogk, Kristi Leonard, Ryan Pollack and Campbell Swango of JLL arranged $83.8 million in construction financing through Bank OZK and Affinius Capital on behalf of the partnership. JLL has also been retained as the leasing agent. Completion is slated for late 2025.

HOUSTON — Stream Realty Partners has negotiated a 300,000-square-foot, full-building industrial lease in northeast Houston. According to LoopNet Inc., the building at 9255 Railwood Drive was completed in 2003. Boone Smith and Garret Geaccone of Stream represented the landlord, New York City-based DRA Advisors, in the lease negotiations. Kent Willis of Colliers represented the tenant, nVntori, a provider of logistics and supply chain solutions.

DALLAS — Locally based hospitality investment and management firm NewcrestImage has acquired the 296-room Beeman Hotel in the Highland Park area of Dallas. The nine-story hotel was renovated in 2021 and houses an indoor pool, fitness center, 12,000 square feet of meeting and event space, coffee shop, video game lounge and an onsite barbeque restaurant. The seller and sales price were not disclosed. NewcrestImage has tapped Dallas-based Coury Hospitality to manage the property.

ARLINGTON, TEXAS — Marcus & Millichap has brokered the sale of Rush Creek, a 248-unit affordable housing complex in Arlington. Built on 16 acres in 2004, the property offers two- and three-bedroom units and amenities such as a pool, afterschool children’s classroom, business center and a sports court. Wes Racht, Nick Fluellen, Bard Hoover and Sam Pettigrew of Marcus & Millichap represented the undisclosed seller in the transaction and procured the buyer, locally based real estate private equity company Brazos Residential.

ALEDO, TEXAS — Dallas-based brokerage firm Bradford Commercial Real Estate Services has arranged the sale of a 19,000-square-foot warehouse in Aledo, located west of Fort Worth. The two-tenant building was constructed on a four-acre site at 377 Savage Lane in 2017. Shane Benner of Bradford represented the buyer, an entity doing business as 4T4 Pack LLC, in the transaction. Cole Collins of Marcus & Millichap represented the seller.

NEW YORK CITY — Bloomberg LP has signed a 924,876-square-foot office lease extension and expansion at 919 Third Avenue in Manhattan. The deal will see the business media and publishing giant retain its 749,035-square-foot space that covers floors two through 18 and floors 28 through 33. The original lease for that portion of the building expires in 2029, and the new extension runs through 2040. In addition, Bloomberg will expand its footprint within the building by 175,841 square feet via a new 15-year lease covering a portion of the 34th floor and the entire floors on levels 35 and 41 through 44. SL Green owns 919 Third Avenue, which rises 47 stories and spans 1.5 million square feet. The building was originally completed in 1970 and recently underwent a capital improvement program. Robert Alexander, Ryan Alexander, Emily Chabrier, Taylor Callahan, Alex D’Amario and Nicole Marshall of CBRE represented SL Green in the lease negotiations. Howard Fiddle, Chris Mansfield, Zach Weil and Ryan Luck, also with CBRE, represented Bloomberg, which also recently extended its office lease at 731 Lexington Avenue through 2040.

LINDEN, N.J. — SRS Real Estate Partners has negotiated the $14.3 million sale of a 41,000-square-foot retail building in the Northern New Jersey community of Linden that is leased to LA Fitness. The building sits on a five-acre site within Legacy Square Shopping Center, and the gym opened last November. Kyle Fant, Britt Raymond, Matthew Mousavi and Patrick Luther of SRS represented the seller, a partnership between Dallas-based Cypress Equities and San Francisco-based Stockbridge Capital Group, in the transaction. Josh Kanter and Tony D’Ambrosia of NNN Pro represented the undisclosed buyer. Chris Marks and Steve Filippo of Marcus & Millichap Capital Corp. arranged an $8 million acquisition loan for the deal that carried a five-year term and 7.73 percent interest rate.

Sequoia-Housing-Fullerton-CA

FULLERTON, CALIF. —California State University, Fullerton has broken ground on Sequoia, a $160 million student housing project located on the university’s campus. The six-story community will span 155,000 square feet and offer 510 beds for graduate students and students completing their senior year of undergraduate study. Four students will occupy each two-bedroom unit, which will include two bathrooms, a kitchen and a living area. The community will also include student resident adviser apartments, one staff apartment, a laundry area, mail room, market and outdoor eating and seating areas. A portion of the project’s units will be deemed affordable housing, offered at rental rates below the standard rate for students facing housing insecurity. Financing for the state-funded project includes $89 million for the affordable housing units, according to Sarab Singh, the university’s associate vice president for capital programs and facilities management. The community is scheduled for completion in fall 2026.

NEW YORK CITY — TD Bank has expanded its office footprint at 125 Park Avenue in Midtown Manhattan. The lease term is 10 years, and the space spans 26,255 square feet across the entire eighth floor. TD Bank now occupies 130,057 square feet at 125 Park Avenue, and the expansion brings the building to full occupancy. Robert Alexander, Ryan Alexander, Matthew Saker and Nicole Marshall of CBRE represented TD Bank in the lease negotiations. Brian Waterman, David Falk, Pete Shimkin and Daniel Levine of Newmark represented the landlord, SL Green.
