PLANO, TEXAS — HFF has secured $120 million in financing for Granite Park I, II and III, three office towers in the mixed-use Granite Park development in Plano. The development is located at the intersection of Dallas North Tollway and State Highway 121. The three office buildings are 95 percent leased and total 873,636 square feet. Trey Morsbach, Jim Curtin, Michael Cosby and Michael George of HFF arranged the 10-year, fixed-rate loan loan through MetLife Real Estate Investors on behalf of the borrower, Granite Properties Inc. Funds from the loan were used to refinance an existing loan.

HOUSTON — CenterPoint Properties has purchased a 1 million-square-foot, six-building industrial portfolio in Houston for $42.6 million. Exel Logistics fully occupies all six facilities, which are rail-served and located within 25 miles of the Port of Houston. The properties are situated on a 42.8-acre lot located near interstates 10 and 610. Trent Agnew and Rusty Tamlyn of HFF represented the seller, TA Associates, in the transaction.

HOUSTON — Denver-based Fairfield Advisors has brokered the $13.3 million sale of the Memorial Herman Convenient Care Medical Office Building in Houston. The 30,000-square-foot medical office building is located at 14201 E. Sam Houston Parkway N. Memorial Herman, the largest not-for-profit health system in Texas, is the sole occupant of the property, which is an outpatient facility that includes a 24-hour emergency room. Greg Trainor of Fairfield Advisors represented the seller in the all-cash transaction.

SAN MARCOS, TEXAS — Quantum Real Estate Advisors Inc. has arranged the approximately $3.5 million sale of an 8,250-square-foot shopping center in San Marcos. The shopping center is fully leased to tenants including Five Guys Burgers and Fries, Best Buy Mobile and Sprint. Jordan Kaufman of Quantum represented the buyer, an Illinois-based private investment group, in the transaction. The seller is a Houston-based development company.

CHULA VISTA, CALIF. — The 55-unit Vista Pacific Villas in the San Diego submarket of Chula Vista has sold to Masaaki Shintaku for $9.6 million. The community is located at 1035 Fourth Ave. Masaaki Shintaku was represented by Norio Kanai of Cosmo Investments. The seller, Vista Pacific Villas, L.P., was represented by Steve Huffman of Hendricks-Berkadia’s San Diego office.

SAN DIEGO – An 8,000-square-foot building in San Diego has sold to Field Ironworkers Apprenticeship & Training Program for $2.5 million. It is located at 3888 Beech Street. The buyer plans to use the property as a training facility. Field Ironworkers was represented by James Duncan of Cushman & Wakefield. The seller, iStar Busco, was represented by Linda Greenberg of Lee & Associates in this all-cash transaction.

CYPRESS, CALIF. — Hybrid Promotions LLC has signed a five-year lease for 331,376 square feet at Cypress Technology Center. The lease is valued at about $6 million. The 173,990-square-foot industrial building is located at 5757 Plaza Drive in Cypress. The new lease has brought the building to full capacity. Hybrid Promotions was represented by CBRE’s John Privett, Steve Young and Cameron Merrill. The landlord, Deutsche Asset & Wealth Management, was represented by Rick McGeagh, Bob Goodmanson and Dave Desper, also of CBRE.

MODESTO, CALIF. — A 125-room Courtyard by Marriott in Modesto has sold to American Traders for an undisclosed sum. The hotel is located on Sisk Road and sits adjacent to the Central Valley Plaza Shopping Center. The new owner plans to renovate and convert the property into a Radisson Hotel. The property will be managed by Southern Host Lodging. The seller, LNR Partners, was represented by Mike Armstrong of HREC Investment Advisors’ San Diego office.

DENVER — The 296-unit Prospect Park apartment project in Denver has received $13.7 million in financing. It will be located at 2970 Huron Street, just blocks from the Union Station redevelopment and adjacent to Coors Field. The 300,000-square-foot building should be completed in the third quarter of 2014. The mezzanine loan was secured by HFF’s Dave Keller and Ken Martin. They worked on behalf of Edwards Companies. The loan was placed with Behringer Harvard Opportunity REIT II, Inc. It will be used in conjunction with a construction loan to finance the project’s development.
