MORENO VALLEY, CALIF. – DDI Distributions Inc. has leased the 225,450-square-foot March Inland Port, a distribution facility in Moreno Valley. The Class A distribution facility is located at 16875 Heacock Street. It is attached to the March Air Reserve Base runway. DDI has agreed to lease the facility for more than five years. The agreement is valued at $3.7 million. DDI was represented by Kent Stalwick of CBRE’s Ontario office. The landlord, CT Realty Investors, was represented by Milo Lipson, Kyle Kehner, Tim Pimentel and Ryan Velasquez of Cushman & Wakefield’s Ontario office.

MIAMI — Equity One Inc. has sold Plaza Alegre and Meadows, two Publix-anchored centers totaling 163,935 square feet in the Miami submarket of West Kendall, for an aggregate purchase price of $35.9 million. A fund managed by the Goldman Sachs Real Estate Investment Group purchased the assets free and clear of existing debt. Completed in 2003, the 88,411-square-foot Plaza Alegre is situated on nearly eight acres. The center is 94.6 percent leased to tenants including Publix, Goodwill and Wells Fargo. Meadows features 75,534 square feet of retail space that is 95.5 percent leased. Tenants include Publix, Supercuts and GNC. Danny Finkle, Luis Castillo and Rob Saracco with HFF represented the seller.
TUSCALOOSA, ALA. — The Opus Group has completed the construction of a 42,300-square-foot retail building for Gander Mountain, an outdoor specialty retailer offering hunting, fishing, camping and marine lifestyle products. The store is located at the former site of Bear Bryant Motors in Tuscaloosa. Opus Development Co. LLC provided development services, Opus Design Build LLC was the design-builder for the project and Opus AE Group LLC provided architecture and engineering services. In addition to the Tuscaloosa location, Opus also built the new Gander Mountain store in Valdosta, Ga., and provided construction management services for the location in Opelika, Ala. Opus was also recently awarded a contract from the company for a 45,600-square-foot store in Albany, Ga., which is scheduled to open in October.
MORRISVILLE, N.C. — Four new tenants have signed on to Phase III of Park West Village, located at the southwest corner of Cary Parkway and NC-54/Chapel Hill Road in Morrisville. ULTA Beauty, Chico's, White House | Black Market and Soma Intimates will all open in spring 2014. Park West Village is a 100-acre mixed-use development that includes a town center district, community center, restaurants and a movie theater. The development will also feature a residential, office and hospitality component.
SUSSEX AND GREEN BAY, WIS. —A Midwest-based developer has sold a single-tenant, net-leased portfolio including two properties in Sussex and Green Bay for $17.6 million. Shopko is the sole occupant of the two 80,000-square-foot properties. The department store has 16 years left on its initial lease at both properties. The stores are located at 2320 Lineville Road in Green Bay and N66 W 25201 County Highway in Sussex. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller in the transaction. The buyer was a West Coast-based investment firm.
TOLEDO, OHIO — Oklahoma City-based CSA9-Arrowhead LLC has sold a three-property office portfolio located at 1695, 1705- 1715 Indian Wood Circle in Toledo. A Toronto-based investment group purchased the properties, which total 129,786 square feet. The new owners acquired the property for a long-term hold and intend to continue the property stabilization process begun by the prior owner, which was a bank that acquired the property through foreclosure. A team of investment property consultants including Harlan Reichle and Walter Plath of by Reichle | Klein Group represented the seller in the transaction.
FRANKLIN, IND. — Lee & Associates has closed the $2.4 million sale of City View Shoppes, a 20,630-square-foot shopping center in Franklin, a south suburb of Indianapolis. Built in 2003, the eight-unit center is fully leased and located at 1047 W. Jefferson St. adjacent to Johnson Memorial Hospital and City View apartment complex. Jim Karozos and Bob Lindgren of Lee & Associates’ Indianapolis office represented the seller, City View Shoppes, while Nick Kirkendall of Ohio Properties represented the buyer, Kirkendall Investment, in the transaction.
DARIEN, ILL. — Mach Management Inc. has sold a 6,400-square-foot office building located at 8190 South Cass Ave. in Darien, a southwest suburb of Chicago. The purchase price was undisclosed. The one-story building includes ample parking and signage on Cass Avenue. Maninder Kholi M.D. purchased the building. Adam Johnson and Aubrey Van Reken with NAI Hiffman’s office services group represented Mach Management in the transaction.
NEW HYDE PARK, N.Y. — Kimco Realty Corp. has increased its ownership interest in the Kimco-UBS joint venture to 33 percent from 18 percent interest. The joint venture includes 39 shopping centers totaling 5.6 million square feet, which is currently 96 percent occupied. A majority of the properties are located in New York, Virginia, Texas, California and Maryland. Tenants in the portfolio include Publix, Giant Food, Whole Food Markets and Safeway, as well as Home Depot, Nordstrom Rack, Bed Bath & Beyond and T.J. Maxx. Affiliates of Blackstone Real Estate Partners VII completed their acquisition from affiliates of the UBS Wealth Management North American Property Fund for the remaining 67 percent ownership interest. Both transactions were based on a gross purchase price of $1.1 billion, including $631 million of assumed debt.
PARSIPPANY, N.J. — Jones Lang LaSalle has broken ground on the Lexus Eastern Area Office and Training Facility at 300 Webro Road in Parsippany, which will serve as a training center for Lexus dealerships throughout the Northeast and Mid-Atlantic regions. In September 2012, Toyota Motor Sales U.S.A. Inc. (TMS) retained Jones Lang LaSalle to provide project management services for the construction of the facility, as well as to lead efforts to achieve LEED for Commercial Interiors certification for the facility. The Jones Lang LaSalle team overseeing the project management assignment is led by Jerry Sullivan, senior project manager, and supported by Eric Brown, project manager. The group handling LEED certification is led by Dana Schneider, senior vice president, and includes Jasmine Davis, project manager. Upon completion, which is expected in late August, the facility will total 32,000 square feet, including 20,000 square feet of administrative and presentation space and 10,000 square feet of training space equipped with 16 training bays. The facility will allow TMS to train up to 16 different teams simultaneously.
