DENVER — Winter Park Winery is opening its second location in Colorado. The newest iteration will be called Mile High Winery. It will be located at 2811 Walnut Street in the city’s Ballpark District. The grand opening is scheduled for early July. It will include a full-production winery and tasting room. Winter Park Winery was founded by John and Cassidi Brickner, whose initial operation opened in Fraser in 2004. Bob Bramble of Newmark Grubb Knight Frank Retail represented the duo in this lease transaction.

MORENO VALLEY, CALIF. – DDI Distributions Inc. has leased the 225,450-square-foot March Inland Port, a distribution facility in Moreno Valley. The Class A distribution facility is located at 16875 Heacock Street. It is attached to the March Air Reserve Base runway. DDI has agreed to lease the facility for more than five years. The agreement is valued at $3.7 million. DDI was represented by Kent Stalwick of CBRE’s Ontario office. The landlord, CT Realty Investors, was represented by Milo Lipson, Kyle Kehner, Tim Pimentel and Ryan Velasquez of Cushman & Wakefield’s Ontario office.
POMONA, CALIF. — Seventh Street Development has purchased a 22.5-acre parcel in Pomona for an undisclosed sum. The land, which is located on the western side of the 71 Corona Expressway at Mission Boulevard, will eventually house the final phase of the two-million-square-foot Mission 71 Business Park. The $40-million Mission 71 West will include four industrial buildings that will range in size from 65,000 square feet to more than 200,000 square feet for a grand total of about 500,000 square feet.The initial two phases of Mission 71 included a renovated 750,000-square-foot former General Dynamics building and 11 newly constructed buildings ranging in size from16,000 square feet to 42,000 square feet.The new buildings are all occupied by owners-users, includingfood and industrial product manufacturers, as well as a variety of importers and distributors. This final phase will round out the private development of the former General Dynamics Naval Industrial Reserve Ordinance Plant, which was shuttered in 1994.Many of its buildings were demolished, while the others sat vacant until the Mission 71 redevelopment efforts commenced.
CARLSBAD, CALIF. — Ocean Terrace Corporate Center, a 177,149-square-foot, Class A office park in Carlsbad, has sold to BBL Commercial Real Estate for an undisclosed sum. The four-building park is located at 5740-5770 Fleet Street. It is currently 77 percent leased to tenants like Invensys Systems, Island Restaurants, BVK Direct Inc. and Farmers Insurance Exchange. It also houses Jenny Craig’s corporate headquarters. Rick Reeder, Brad Tecca, Matty Sundberg and Aric Starck of Cassidy Turley San Diego represented both the buyer and the seller, Regent Properties, in this transaction. Sundberg and Stark will also handle the park’s leasing efforts, along with Dennis Visser, also of Cassidy Turley.
CORONA, CALIF. – Atkinson/Walsh has signed a lease for 50,000 square feet at a Coronaoffice building. The lease is valued at about $3.2 million. The building is located at 2455 Anselmo Drive. The design-builder joint venture will occupy two-thirds of the space. The company recently secured a contract with the Riverside County Transportation Commission (RCTC) for the SR-91 Corridor Improvement Project.The contract is valued at $632 million. The RCTC also plans to occupy a portion of the building during its collaboration with Atkinson/Walsh. The tenant was represented by Randy Parkerand Steve Cardof Travers Realty. The 75,000-square-foot office building was recently purchased by Bixby Land Company for an undisclosed sum. Bixby represented itself in the lease transaction.
ACWORTH, GA. — Inalfa Roof Systems, a global supplier of vehicle roofing systems, will open a manufacturing plant in Acworth, investing $17.1 million in the facility and creating 300 jobs. The facility will be located at Cherokee 75 Corporate Park in Cherokee County. The plant is expected to initially open in January 2014 and become fully operational during the second quarter of 2015. The plant will be the fourth in the United States and the first in the Southeast for Inalfa, which is based in Veray, The Netherlands. Wylly Harrison is the project manager for the Georgia Department of Economic Development, which partnered with the Cherokee Office of Economic Development in the project location.
MEBANE, N.C. — Exeter Property Group has acquired the Ford Motor Co. High-Velocity Center (HVC), a Class A distribution facility located at 1099 Corporate Park Drive in Mebane, for approximately $10.3 million. The purchase price for the 252,000-square-foot distribution center equates to $40.83 per square foot. The property is 100 percent leased to Ford Motor Co., which extended its lease in June for another five years. Built for Ford in 2003, the Ford HVC is part of the North Carolina Industrial Center, a 600-acre mixed-use development that includes office, manufacturing and distribution space. Kevin Markwordt, Julian Brown and Walter Byrd of Transwestern’s Southeast investment services group represented the seller, LNR, in the transaction.
BOCA RATON, FLA. — Kayne Anderson Real Estate Advisors, the real estate arm of Los Angeles-based Kayne Anderson Capital Advisors, has signed a lease for 12,637 square feet of office space at One Town Center in Boca Raton. Formerly known as the Tyco Building, One Town Center was converted from a single-use, Class A office building to a multi-tenant office building earlier this year. In addition to amenity upgrades and renovations to the lobby and common areas, the third floor was renovated as a multi-tenant office floor. Kayne Anderson, which is the first tenant signed on to the renovated property, will be occupying half of the third floor. Michael Erickson with CBRE represented the owner, MetLife, in the lease transaction. Jeff Kelly, along with John Jaspet, represented the tenant.
MOUNT PROSPECT, ILL. — Ramco-Gershenson Properties Trust (NYSE:RPT) has acquired Mount Prospect Plaza for $36.1 million. The sales price represents an initial capitalization rate of 7.4 percent, according to Farmington Hills, Mich.-based Ramco-Gershenson. The 301,000-square-foot property is anchored by Marshalls, Ross Dress for Less, Aldi, LA Fitness and a Walgreens data processing center. The shopping center, which was 85 percent leased at the time of sale, is shadow anchored by a Walmart Supercenter. The plaza is located in Mount Prospect, a northwest Chicago suburb, along the Rand Road retail corridor, at the northeast corner of Rand Road and Central Road.
COLUMBUS, OHIO — Privately held real estate investment firm Hackman Capital Partners LLC has completed the acquisition of a 28-building industrial real estate portfolio totaling 2.5 million square feet. The purchase price was undisclosed. Five of the properties, totaling 611,578 square feet, are located in Columbus and 16 properties, totaling 1.5 million square feet, are located in Cleveland. The remaining seven properties, totaling 395,072 square feet, are located in Cincinnati. Two land parcels in Columbus, totaling 23.4 acres, also are included in the portfolio. The multi-tenant buildings include 108 tenant spaces ranging from 2,400 to 219,600 square feet. The portfolio was 73 percent occupied at the time of closing. Deutsche Bank provided first mortgage financing to Los Angeles-based Hackman Capital for the portfolio, and affiliates of New York-based Square Mile Capital Management LLC supplied an additional $25 million of capital.
