CHICAGO — Marcus & Millichap has arranged the sale of a 7,000-square-foot, net-leased property located in Chicago for $2 million. AutoZone occupies the property, which is located at the corner of 64th Street and South King Drive. Austin Weisenbeck and Sean Sharko, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, marketed the property on behalf of the seller, a private investor. The buyer, a limited liability company, was secured and represented by Darpan Patel and Joel Dumes, investment specialists in Marcus & Millichap’s Cincinnati office. AutoZone is operating under a 20-year, double-net lease.

SCHAUMBURG, ILL. — GN Otometrics has signed a 8,857-square-foot, long-term lease at 50 E. Commerce Drive in Schaumburg, located about 30 miles northwest of Chicago. GN Otometrics, a manufacturer of hearing and balance instrumentation and software, uses the facility as its North American headquarters. Dan O’Neill and Jim Adler, both executive vice presidents with NAI Hiffman’s office services group, represented GN Otometrics in the transaction. Peter Kelly of Lincoln Property Co. represented the landlord, First American Properties.

PITTSBURGH — Chatham Lodging Trust (NYSE: CLDT), a hotel real estate investment trust (REIT), has completed its acquisition of the 178-room Hyatt Place hotel in Pittsburgh for $40 million. The hotel opened in December 2010 and is located in Pittsburgh’s North Shore neighborhood, next to PNC Park (home of the Pittsburgh Pirates) and Heinz Field (home of the Pittsburgh Steelers). Average daily rate at the Pittsburgh Hyatt Place is expected to be $163 in 2013, according to Jeffrey Fisher, CEO of Chatham. Chatham funded the purchase with borrowings on its secured revolving credit facility and a $24.2 million first-mortgage loan. Barclays Bank provided the 10-year loan, which carries a fixed-interest rate of 4.6 percent and includes a 30-year amortization schedule. Island Hospitality Management manages the Pittsburgh Hyatt Place.

NEW YORK CITY — Silvershore Properties has sold 10 West 28th Street, a five-story mixed-use building in Manhattan, to the NoMad Hotel for $6 million. The property is adjacent to the NoMad Hotel on 28th and Broadway. “The NoMad Hotel saw this as a great opportunity to increase their space and offerings and we agreed,” says Jason Silverstein, a principal at Silvershore Properties. Jacques Garcia designed the hotel, which has 168 rooms and opened last year.

CLARK, N.J. — The Feil Organization has hired Atlantic Real Estate Services to market the 235,714-square-foot former L’Oréal manufacturing facility in Clark, a southern suburb of Newark. The flex property, which is located at 200-222 Terminal Ave., features approximately 17,587 square feet of air-conditioned office space with private offices, a boardroom and cafeteria. An estimated 166,591 square feet is air-conditioned manufacturing space, which was previously used by L’Oréal in the production of liquid and cream hair dyes and conditioners. The 51,536-square-foot warehouse has a 20-foot clear ceiling height with 15 loading docks and one drive-in door. The property is priced at $13.5 million for sale or $5.75 per square foot for a triple-net lease.

ROBINSON, TEXAS — The Waco Industrial Foundation (WIF) has purchased approximately 634 acres of land in Robinson from Dove Hill Partners LP. The tract is located at the southeastern corner of Interstate 35 and South Loop 340/State Highway 6. The land has 2,300 feet of footage along the interstate. H. Bland Cromwell of Coldwell Banker Commercial | Jim Stewart, Realtors. Jason Cooper of Dallas-based Cooper Real Estate Advisors LLC assisted in the transaction. WIF manages a $37.5 million real estate portfolio of industrial facilities. WIF will use the new land to provide industrial sites for prospective clients.

MARBLE FALLS, TEXAS — KW Commercial has arranged the sale of a 10,129-square-foot, freestanding office building at 507 Ranch Road in Marble Falls. The office building is leased to NorthStar Bank, Westlake Dermatology and Treehouse Dental. Approximately 1,615 square feet of space is currently available. Nick Nelson and Jim Young of KW Commercial represented the buyer, an investor based in Austin, in the sale. Jane Marie Hurst of KW Commercial represented the seller, a local partnership.

SAN ANTONIO — K1 Speed has leased 42,217 square feet of space at 6955 N.W. Loop in San Antonio to operate an indoor go-kart racing facility. K1 has 17 locations nationwide, including around Houston and Austin. The new San Antonio location is slated to open in July. Keith McRee of SRS Real Estate Partners represented the landlord in the lease deal. Jim Stoltz represented K1.

POMONA, CALIF. — Seventh Street Development has purchased a 22.5-acre parcel in Pomona for an undisclosed sum. The land, which is located on the western side of the 71 Corona Expressway at Mission Boulevard, will eventually house the final phase of the two-million-square-foot Mission 71 Business Park. The $40-million Mission 71 West will include four industrial buildings that will range in size from 65,000 square feet to more than 200,000 square feet for a grand total of about 500,000 square feet. The initial two phases of Mission 71 included a renovated 750,000-square-foot former General Dynamics building and 11 newly constructed buildings ranging in size from 16,000 square feet to 42,000 square feet. The new buildings are all occupied by owners-users, including food and industrial product manufacturers, as well as a variety of importers and distributors. This final phase will round out the private development of the former General Dynamics Naval Industrial Reserve Ordinance Plant, which was shuttered in 1994. Many of its buildings were demolished, while the others sat vacant until the Mission 71 redevelopment efforts commenced.

CARLSBAD, CALIF. — Ocean Terrace Corporate Center, a 177,149-square-foot, Class A office park in Carlsbad, has sold to BBL Commercial Real Estate for an undisclosed sum. The four-building park is located at 5740-5770 Fleet Street. It is currently 77 percent leased to tenants like Invensys Systems, Island Restaurants, BVK Direct Inc. and Farmers Insurance Exchange. It also houses Jenny Craig’s corporate headquarters. Rick Reeder, Brad Tecca, Matty Sundberg and Aric Starck of Cassidy Turley San Diego represented both the buyer and the seller, Regent Properties, in this transaction. Sundberg and Stark will also handle the park’s leasing efforts, along with Dennis Visser, also of Cassidy Turley.
