167,000 SF INDUSTRIAL FACILITY UNDERWAY IN COLUMBUS, WIS.

COLUMBUS, WIS. — Enerpac, a division of Menomonee Falls, Wis.-based Actuant Corp., announced it has begun construction on a new 167,000-square-foot manufacturing facility in Columbus, about 30 miles northeast of Madison. The building will be owned by Zilber Property Group and leased to Enerpac, a manufacturer of hydraulic products and industrial tools. Enerpac has outgrown its current headquarters located at W12500 Westbrook Crossing in Menomonee Falls, Wis., and will move into the new facility in December. Zimmerman Architectural Studios of Milwaukee designed the building, and C.G. Schmidt is constructing the facility.

GLADSTONE BUYS OFFICE BUILDING IN BLAINE FOR $14.4M

BLAINE, MINN. — McLean, Va.-based Gladstone Commercial Corp. has purchased an office building in Blaine from the CSM Corp. for $14.4 million. The 92,275-square-foot, single-story building is fully leased to PTC Inc., a Needham, Mass.-based company that develops software solutions and help companies design products and manage product information. “We are excited about this acquisition, which highlights our focus on high-quality assets leased on a long-term basis to strong tenants like PTC Inc.,” says Matt Tucker, a director of investment for Gladstone, a REIT.

BLOOMBERG SIGNS LEASE FOR NEW 131,805 SF DATA CENTER

ORANGETOWN, N.Y.— Bloomberg LP has signed a lease for a new 131,805-square-foot, build-to-suit data center in Orangetown, located about 13 miles west of White Plains. The center is being developed by a joint venture of Russo Development and Sentinel Data Centers, which will retain ownership of the property. Upon completion, the facility will be a single-story property with infrastructure to provide more than seven megawatts of data capacity. The project is slated for completion in mid-2014. The Rockland County Industrial Development Agency endorsed Orangetown’s resolution to provide the project with a partial tax abatement package and Bloomberg’s lease agreement is conditional upon final authorization by the county executive.

JOINT VENTURE BREAKS GROUND ON THE GATEWAY IN SOUTH ORANGE

SOUTH ORANGE, N.J. — EEA Industries LLC and SWH Residential Partners LLC broke ground Thursday on The Gateway, a luxury apartment community located at 9 W. South Orange Ave. in South Orange. Upon completion, The Gateway will include 57 one- and two-bedroom residences, as well as a virtual concierge and approximately 9,100 square feet of retail space. River Drive Construction is serving as construction manager for the project, which was designed by architectural firm Jarmel Kizel.

MASSEY KNAKAL ARRANGES SALE OF FOUR APARTMENT BUILDINGS

NEW YORK CITY — Massey Knakal has arranged the sale of four apartments in Manhattan’s East Village for $29 million, or $1,044 per square foot. The five-story, walk-up buildings are located at 195, 199, 201, and 203 E. 4th St. between Avenues A and B. The buyer and seller information was not disclosed. The building includes a combined total of 46 apartments and 27,770 square feet. Ownership has recently renovated all of the buildings’ common areas, installed a coin-operated laundry room, upgraded the electric and installed a new intercom system. The owners are also in the process of creating private backyards for many of the lower rear floor units.

TWO CHELSEA MIXED-USE PROPERTIES SELL FOR $15.9M

NEW YORK CITY — A privately held multifamily development company, 205 Eighth Ave. LLC, has paid $15.9 million to acquire two mixed-use properties in Manhattan’s Chelsea neighborhood from Francmen 205 LLC. The properties are located at 205 and 207 Eighth Ave. The buildings include a combined total of 21,800 square feet and 23 apartments. Deborah Gutoff and Paul Nigido of Eastern Consolidated represented the seller, while Gabriel Saffioti, also of Eastern Consolidated, procured the buyer in the transaction.

BALFOUR BEATTY | MCCARTHY TOPS OUT $536M MEDICAL CENTER

FORT HOOD, TEXAS — The Balfour Beatty | McCarthy team has topped off its design-build services for the Carl R. Darnall Army Medical Center Replacement at Fort Hood. The $536 million medical center replacement is the largest project to date funded by the American Recovery and Reinvestment Act of 2009. The 947,000-square-foot project is also the largest design-build project in the Department of Defense's medical construction. The new hospital will replace the existing Carl R. Darnall Army Medical Center and will provide healthcare services for service members and their families. The project sits on a 72-acre site and will include a six-story hospital tower, two two-story outpatient clinics, a three-story outpatient clinic, ambulance garage, logistics building, central utility plant and three parking structures. The Balfour Beatty | McCarthy team held a topping off ceremony with members of the U.S. Army Corps of Engineers, Health Facilities Planning Agency and Medical Command. Construction is scheduled for completion in July 2014, with operations to start in summer 2015.

VELOCIS ACQUIRES 3131 MCKINNEY AVENUE IN UPTOWN DALLAS

DALLAS — Velocis, a commercial real estate investment fund, and its investors have purchased 3131 McKinney Avenue, a 145,610-square-foot Class A office building in Uptown Dallas. The 13-story property is more than 90 percent leased. The property sits atop a six-story parking garage and its tenants have immediate access to West Village, the McKinney Avenue Trolley line and Katy Trail. The acquisition is Velocis' ninth purchase, bringing its total assets under management to more than $240 million. HFF represented the seller, a state pension fund advised by Lincoln Property Co., in the transaction. Lincoln will manage the asset, and James Esquivel, Jay Bailey and Clint Coe of Jones Lang LaSalle will handle property leasing.

FAULKNER DESIGN GROUP FINISHES PENTHOUSE AT 1400 HI LINE

DALLAS — The Faulkner Design Group has finished the penthouse suites of the 24-story 1400 Hi Line, a luxury high-rise multifamily property located in Dallas' Design District. The property has 300,000 square feet of living space and features an outdoor fire pit, salt water infinity-edge pool, a skyline lounge and a 3,000-square-foot fitness center. Faulkner Design also updated the property's public areas with a new color palette and design motif. The property has been operational since last summer.
