CARMICHAEL, CALIF. — St. George Medical Center, a multi-tenant medical office building in Carmichael, has sold to Dylan Investment Properties for an undisclosed sum. The 52,677-square-foot building sits adjacent to the 370-bed Mercy San Juan Medical Center just northeast of Sacramento. St. George underwent a multi-million dollar renovation in 2007, while Mercy San Juan recently executed a $125-million expansion. Dylan Investment was represented by Evan Kovac of NGKF Capital Markets. The seller was SA Challenger.

The community is located at 4355 46th Street and 4366-4406 Menlo Ave. Vista International was represented by Mark Hughes of KW Commercial. The sellers, Double RP Investments LLC, AMB Capital and Blue Corner Capital LLC, was represented by Rita Lancaster-Hannah of Colliers International and Robert Weinberger of RJW Properties.
LONE TREE, COLO. – A new 467,000-square foot Charles Schwab campus has broken ground in Lone Tree. The $200-million campus will be situated on more than 40 acres in the RidgeGate community just southeast of Denver. It will allow the brokerage and banking company to consolidate three of its Denver service center facilities. The campus will contain a two-story retail branch building, two additional five-story office buildings and a 15,000-square-foot employee dining facility. It is striving for LEED-Gold certification. The project is scheduled for completion in the third quarter of 2014. It will be built by Mortenson Construction and designed by Fentress Architects.
BRIGHTON, COLO. – The 78-bed Platte Valley Medical Center in Brighton has received a $92.9-million loan modification. The not-for-profit acute care hospital is located at 1600 Prairie Center Parkway. The hospital recently relocated to a new 50-acre campus that features nearly 300,000 square feet of space spread throughout three buildings. The loan carries a fixed interest rate of 2.98 percent for its remaining 19-year term. It was arranged for Brighton Community Hospital Association by Andleeb Dawood of Dougherty Mortgage’s Montana office through HUD’s Section 242 loan insurance program.
CAMPBELL, CALIF. — A mixed-use apartment development in Campbell has received a $45.2-million construction loan. The community will be located at 1677 South Bascom Ave. just southwest of San Jose. It will contain 168 residential units and 15,000 square feet of retail space. Financing was based on a three-year, interest-only term. It was arranged by John Kerslake of NorthMarq Capital’s San Francisco regional office through the firm’s relationship with a regional bank.
DULUTH, GA. — Financial services and marketing firm Primerica Inc. has opened its new global headquarters in Duluth. The 365,000-square-foot facility will house 1,600 of the company's 1,700 Gwinnett County-based employees, and has the capacity for an additional 200 people. The three-story building includes 58 conference rooms, a theater and adjoining TV studio, a 248-seat cafe and an interactive tour named “Imagine,” designed to showcase the new headquarters to current and prospective representatives and employees. Duke Realty was the project developer.
DULUTH, GA. — Sonesta International Hotels Corp. has opened a new, 426-room hotel in the Atlanta area. The full-service hotel, named Sonesta Gwinnett Place, is located in Duluth and was formerly known as the Atlanta Marriott Gwinnett Place. The 17-story hotel includes 16,000 square feet of meeting and event space, the 8,000-square-foot Georgia Ballroom, a swimming pool, health club, sundeck and free parking. The hotel is located near major entertainment venues, including the Gwinnett Arena and the Performing Arts Centre.
CARY, N.C. — Elco Landmark Apartment Trust Holdings LLC has acquired two garden-style apartment properties in Cary for $56 million. Together, the properties contain 788 units and are 95 percent occupied. Landmark at Eagle Landing, formerly known as Hidden Oaks, was constructed in two phases in 1986 and 1988 and is located at 100 Northwoods Village Drive. The 344-unit Landmark at Watercrest, formerly known as Woodbridge, was constructed in two phases in 1992 and 1995 and is located at 100 Appledown Drive. Elco plans to renovate the properties in the next 12 to 24 months. Planned upgrades include new signage, a remodeled clubhouse, the addition of a dog park and new interior lighting.
LAKE CITY, FLA. — Marcus & Millichap has arranged the sale of WillowBrook Assisted Living, a 37,358-square-foot assisted living facility in Lake City, for $6.7 million. The property is located at 1580 S. Marion Ave. and is situated on 5.2 acres, which includes a gazebo and pond. The facility caters to a private pay population, with most residents needing some assistance. The Class A property includes 64 units. Krone Weidler of Marcus & Millichap represented the seller, a limited liability company, and the buyer, a private investor from Florida.
CHICAGO — South Korean-based investor Mirae Asset Global Investments has purchased 225 W. Wacker in Chicago from 225 West Wacker Acquisition Co. for $218 million. Mirae also borrowed $115 million in acquisition financing through Principal Real Estate Investors and Allianz Real Estate of America, which provided the five-year loan. The 650,812-square-foot property is currently 91 percent leased to tenants including Edwards Wildman Palmer, PPM America, Merrill Lynch, CBIZ, Booz & Co., True Partners Consulting and Apple. Bruce Miller, Jim Postweiler and Nooshin Felsenthal of Jones Lang LaSalle led the sales team, while Keith Largay, Dave Hendrickson and Ian Russell, also of Jones Lang LaSalle, led the financing efforts in the transaction.
