WASHINGTON, D.C. — Rock Creek Property Group has completed its redevelopment of 1100 16th St. N.W., a 28,366-square-foot property at the corner of 16th and L streets in Washington, D.C. In the past eight months, Rock Creek has transformed the former two-building private school into a four-and-a-half-story office building. The property is located three blocks from the White House and features space for up to 130 employees, exposed brick, multiple entrances, ceilings heights of 10 to 20 feet, garage parking and a 1,700-square-foot rooftop deck with views of the Washington Monument. The property will be offered for sale or lease to a single purchaser or tenant.

PLANT CITY, FLA. — NorthMarq has arranged a $6.2 million loan for the refinancing of Townsgate Apartments, a 265-unit multifamily property at 1211 Goldfinch Drive in Plant City. Lee Weaver of NorthMarq arranged the financing on behalf of the borrower, Baker's Pond Group, through AmeriSphere Multifamily Finance LLC, a Fannie Mae DUS lender. The 10-year loan features a 30-year amortization schedule.
JACKSONVILLE, FLA. — Marcus & Millichap has arranged the $3.5 million sale of Royal Estates, a 176-unit apartment property at 8050 Arlington Expressway in Jacksonville. The transaction was a lender-approved short sale. The property was 50 percent occupied at the time of sale, with “a tremendous amount of deferred maintenance,” according to Marcus & Millichap. The buyer plans to rehab the property. The property, constructed in 1973, includes a leasing center, two swimming pools, courtyards, playground areas, a basketball court, a tennis court and two laundry rooms.
BOLINGBROOK, ILL. — NorthMarq’s Chicago regional office has arranged $23.8 million in first mortgage refinancing for Greenleaf Apartments in Bolingbrook, located 30 miles southwest of Chicago. The 321-unit affordable housing community for seniors is located at 502 Kildeer Drive. The borrower is Greenleaf Limited Partnership. The 19.3-year loan is fully amortizing and was placed through AmeriSphere Multifamily Finance LLC, a Fannie May DUS Lender.
LIBERTYVILLE, ILL. — Paragon Real Estate has broken ground on two retail buildings at the southeast corner of Milwaukee Avenue and Artaius Parkway in Libertyville, a northern suburb of Chicago. Anchor tenant Trader Joe’s is scheduled to move into the entire 12,500-square-foot building at 1600 S. Milwaukee Ave. later this year. Oak Brook, Ill.-based Paragon is also developing an 8,100-square-foot, multi-tenant building divisible for up to three retailers at the south end of the three-acre parcel. A Mariano’s Fresh Market, Lowe’s, Staples and Starbucks are located across from the site, and a Jewel-Osco is located just north of the development. The site includes 130 parking spaces and two monument signs along Milwaukee Avenue, one for Trader Joe’s and the other for the multi-tenant retail. Paragon purchased the site in July 2012.
CHAMPAIGN, ILL. — Ramshaw Real Estate has leased 32,000 square feet of retail space to American Freight Furniture and Mattress. The new Champaign store is located in the Shops at Glenn Park, formerly Champaign Village, at 1810 Glen Park Drive. Current tenants at Shops at Glenn Park include Cost Cutters, LaVida Massage, State Finance, Coram Specialty Infusion Services, Apria Health Care, LaChic Nail Salon, State Finance, Open Road Pavement and O'Neil Brothers. American Freight now operates more than 80 stores in the United States. The retailer is a warehouse-style discount furniture store that specializes in furniture obtained through dealer cancellations, factory closeouts, retail chain buyouts and wholesale liquidations.
WAKEFIELD, MASS. — Behringer Harvard and Wood Partners have announced their investment in Alta Audubon Road, a 186-unit multifamily development in Wakefield, a northern suburb of Boston. The 5.3-acre development site at 14 Audubon Road is located off Exit 42 of I-95/Route 128. The apartment community is less than a half-mile from MarketStreet at Lynnfield, a 68-acre mixed-use development set to open this summer. Behringer Harvard Multifamily REIT I Inc. has provided equity capital for the construction of the apartment community. The project will include four- and five-story buildings next to a three-story parking facility. Construction began this month and is slated for completion in the fourth quarter of 2014. The community will be developed and constructed by affiliates of Wood Partners, an Atlanta-based firm that has six other apartment projects completed or underway in the Boston area. Apartment units will average 934 square feet each.
HOWELL, N.J. — Construction on Tropicana Power Retail Center, a 289,000-square-foot retail center in Howell, will begin in the third quarter. The development is located at 5313 Route 9 and will complement an existing 800,000 square feet of retail space, also along the Route 9 corridor. The owner of the property, AAM Mill LLC, which owns more than 10 million square feet of retail, commercial and residential properties in the U.S., Europe and Morocco, says funding was provided in-house. All options for tenancy at the center are open. Sitar Co. is handling leasing for the project.
FLORHAM PARK, N.J — HFF has arranged $31 million in financing for a three-building, 1.1 million-square-foot industrial portfolio in the northern New Jersey towns of Elizabeth, Edison and Bayonne. HFF worked on behalf of a joint venture between Cohen Asset Management Inc. and New York Life Investment Management. The seven-year, fixed-rate acquisition loan was placed through Principal Real Estate Investors. HFF sold the assets to the borrower as part of a larger portfolio in 2012.The portfolio was 99 percent leased at the time of sale. Senior managing directors Jon Mikula and Paul Brindley led the HFF team representing the borrower.
CLIFTON, N.J. — Mack-Cali Realty Corp. has sold an office building located at 777 Passaic Ave. in Clifton for $5.8 million to a joint venture comprised of Gottesman Real Estate Partners and Mountain Development Corp. (MDC). The five-story building spans 77,000 square feet and was 65 percent occupied at the time of sale. Woodland Park, N.J.-based MDC manages approximately 1 million square feet of office space in Passaic County and will serve as property manager and leasing agent for the joint venture. TriState Capital Bank provided the first mortgage financing.
