AUSTIN, TEXAS — CBRE's Debt & Equity Finance team in Houston has arranged $83.5 million in construction financing on behalf of Seaholm Power LLC for the redevelopment of the Seaholm Power Plant. The historic facility is located in the southwestern portion of Austin's central business district. The borrower plans to transform the 117,000-square-foot power plant into office space and add approximately 60,000 square feet of mixed-use space, anchored by a Trader Joe's grocery store. The redevelopment also includes a 30-story, 309-unit apartment tower. Jim Richards and Jim Kirkpatrick of CBRE arranged the open-ended construction loans, which were funded by Bank of the Ozarks and IBC Banks. Seaholm Power LLC is a joint venture between Austin-based Southwest Strategies, Los Angeles-based CIM Group and the City of Austin.

KINGSVILLE, TEXAS — Satterfield & Pontikes Construction has delivered a new $35.8 million border patrol station in Kingsville for the U.S. Army Corps of Engineers. The U.S. Customs and Border Protection station features a 47,000-square-foot main station building, a 22,000-square-foot maintenance building, 8,000-square-foot warehouse, 4,000-square-foot canine facility, 2,000-square-foot covered fueling station and a 3,000-square-foot car wash facility. VOA Associates designed the complex to achieve LEED Silver certification, and Satterfield & Pontikes completed the station's construction four months ahead of schedule.

SAN ANTONIO — USAA Real Estate Co. and Patrinely Group LLC are developing WestRidge at La Cantera, a four-building office campus in San Antonio. Each of the four Class A office properties will span 128,700 square feet. Construction is slated to begin on the first office building, WestRidge One, in the fourth quarter. The office campus has been designed to achieve LEED Silver certification. Crimson Services LLC, an affiliate of Patrinely Group, will oversee the leasing and property management of WestRidge One. Travis Commercial Real Estate is the local listing broker on the project.

THE WOODLANDS, TEXAS — Jones Lang LaSalle's Capital Markets team has arranged $23 million in acquisition financing for Woodlands Crossing, a 125,186-square-foot shopping center located in The Woodlands. Trader Joe's anchors the property, which is fully leased. The property is located at the southeast corner of Woodlands Parkway and Kuykendahl Road. Mike Yavinsky, Jimmy Board, Jon Goldstein and Wesley Boatwright arranged the acquisition financing through Metropolitan Life Insurance Co. on behalf of the borrower, Global Retail Investors LLC, which is managed by Bethesda, Md.-based First Washington Realty Inc.

ADDISON, TEXAS — Dallas-based Bradford Commercial Real Estate Services has arranged the sale of two single-story brick office buildings totaling 37,771 square feet in Addison. The properties are located at 14330 Midway Road at an intersection with Proton Drive. The buyer, newly formed commercial real estate firm Proton Partners LP, plans to lease and manage the office properties. Proton Partners will also occupy office space in the smaller office building. Greg McLane of Dallas-based Swearingen Realty Group LLC represented the buyer in the transaction. Leigh Richter of Bradford Commercial represented the seller, Maxim Integrated Products Inc.

RANCHO CUCAMONGA, CALIF. — MCS Industries has signed a lease for 115,000 square feet in Rancho Cucamonga. The space is located at 11089 Tacoma. MCS also has the option to absorb an additional 100,000 square feet of space. The firm will begin directing inbound ocean freight to the new location this month, and will complete its move by July. It is relocating from a 86,000-square-foot location in Visalia.

SAN FRANCISCO – A Nordstrom Rack is set to open on Market Street. The location will be right across from its flagship store in San Francisco. It will occupy 45,495 square feet at 901 Market Street. The discounter will absorb a portion of the building’s ground floor, as well as the entire second floor. It is scheduled to open in spring 2014. Nordstrom was represented by Randy Cantrell of Northwest Retail Partners and Jim Randolph and Danielle Bromstead Cornish & Carey Commercial Newmark Knight Frank (C&CCNKF) Retail. The landlord, an LA-based REIT, was represented by Julie Taylor of C&CCNKF Retail.

LONG BEACH, CALIF. — Special Olympics of Southern California (SOSC) has signed a new lease for 12,029 square feet in Long Beach. The office property, located at 1600 Forbes Way, will act as the organization’s headquarters. The unnamed landlord was represented by Doug Wubbena and Randy Matusoff of NAI Capital. They also worked in collaboration with Bill Townsend of Inco Commercial Real Estate to bring SOSC into the space.

The community is located in the East Village district near Downtown San Diego. The project is maintaining a two-year construction schedule, with VCC serving as the general contractor and Pappageorge HaymesPartnersandAVRP Studiosacting as the designers.
