FRISCO, TEXAS — Hall Financial Group has broken ground on the 16th office building in the Hall Office Park in Frisco. The new 200,000-square-foot, eight-story office building will be located at 3001 Dallas Parkway. The new site has frontage on the Dallas North Tollway/Dallas Parkway. The new office building is slated for a mid-2014 completion. The building will feature a two-story atrium lobby with high-end finishes and artwork from The Hall Collection. The project team includes designer HKS Inc., general contractor Turner Construction and lender JPMorgan Chase.

PECOS, TEXAS — The Sperry Van Ness National GSA Team of Mark Phillips and Tim Strange has arranged the $4 million sale of a federal courthouse in Pecos. Phillips and Strange represented the property seller, Oklahoma-based Dominion Group, in the transaction. Bruce Marshall of Sperry Van Ness/Datavest Inc. represented the buyer, UIR, a private equity group. The 41,146-square-foot, two-story courthouse is located at 410 S. Cedar and encompasses an entire city block.

LITTLE ELM, TEXAS — The Weitzman Group has brokered the sale of The Village at Eldorado, a 59,820-square-foot neighborhood center located at 2831 W. Eldorado Parkway in Little Elm, bordering Frisco. The center's tenant roster includes CVS/pharmacy, Starbucks, Capital One Bank, Dickey's Barbeque Pit, Mooyah's Burgers, Pick Six Bar & Grill, The Marble Slab, The UPS Store, Mexigo and Orange Leaf Yogurt. Greg McDonald of The Weitzman Group represented the buyer, Marque Enterprises LLC, an investment group based in California. Joe Wojdowski of San Diego-based Epsteen & Associates also represented the buyer in the transaction. James Hancock of Dallas-based Sperry Van Ness | Hancock represented the seller, CMC LP.

EL PASO, TEXAS — Dallas-based Venture Commercial Real Estate arranged two lease transactions for retailers expanding into El Paso retail centers. Bryan Cornelius and Chris Corbin of Venture Commercial represented teen fashion retail rue21 in its 5,000-square-foot lease at El Paseo Marketplace, located at 1846 Joe Battle Blvd. The landlord, River Oaks Properties, was self-represented. The new rue21 will be the retailer's fourth store in El Paso. Additionally, Larry Leon and Ross McCook of Venture represented Jared, The Galleria of Jewelry in its 6,057-square-foot lease at The Fountains at Farah, a 600,000-square-foot open air lifestyle center, located at the northeast corner of Interstate 10 and Hawkins Boulevard. Leon and McCook worked alongside Herbert Prince and Stu Solomon of Pacific Realty Partners in representing the tenant. Walt Davis of Centergy Retail LLC represented the landlord.

BEVERLY HILLS, CALIF. — An 18,205-square-foot retail and office building in Beverly Hills that is fully leased to Giorgio Armani was sold to Jenel Management for an undisclosed sum. The building is located at 9533 Brighton Way between Rodeo and Camden driveswithin the city’s Golden Triangle district. The seller, GLL Real Estate Partners, was represented by Michael Zietsman and Patrick Inglis of Jones Lang LaSalle.

PHOENIX – Metro Phoenix will soon to be home to two new apartment communities. Developer Investment Property Associates has received more than $74.8 million in development financing to build the 402-unit Liv Ahwatukee and the 240-unit Liv North Scottsdale. Liv Ahwatukee is located in the Ahwatukee Foothills area of Phoenix, while Liv North Scottsdale is part of an urban-infill, mixed-use development near Scottsdale Quarter & Kierland Commons in North Scottsdale. Liv North Scottsdale received $34.5 million in financing and has already begun construction. Liv Ahwatukee received $40.2 million and is scheduled to break ground in the second quarter of 2013. Financing was arranged by Mark Strauss, Robert Lindner and John Carrick of Cohen Financial.

DENVER — Guaranty Bank Building, a mid-rise office tower in Denver’s Central Business District, has received $62 million in first-mortgage and mezzanine financing. The 220,287-square-foot building is located at 1331 17th Street. In addition to serving as the headquarters to Guaranty Bank, the building is also home to businesses in the legal and energy sectors. Financing was arranged by Gordon Mickelson and Brock Yaffe of NorthMarq Capital’s Denver regional office.

SAN BERNARDINO, CALIF. — interchange Business Center, a 667,024-square-foot industrial center in San Bernardino, has sold to one of the U.S.’s largest privately held real estate advisors for an undisclosed sum. The three-building center is located at 1651 Interchange Drive. The seller was a partnership between Behringer Harvard and CT Realty Investors.
