RICHMOND — The Lingerfelt Cos. has started work on the third phase of BioTech 8, a six-story tower within downtown Richmond's 34-acre Virginia BioTechnology Research Park. The project will complete a $100 million, three-building headquarters complex for Health Diagnostics Laboratory Inc., (HDL) one of the country's fastest growing health management companies. The project totals 276,000 square feet, including a four-story, 485-space parking deck. According to Ryan Lingerfelt, a principal at Lingerfelt Cos., the third phase is scheduled for completion in spring 2014. “Since partnering with HDL in 2009, development has been fast paced,” says Lingerfelt. “HDL is a significant complement to our growing health care development portfolio.” The Phase III BioTech 8 expansion will bring the total development at biotech park to more than 1.2 million square feet. The park currently has a mix of more than 60 public and private bioscience companies, including three publicly traded firms. Lingerfelt recently completed several other local healthcare-related projects including OrthoVirginia, a $25 million, 70,000-square-foot facility in Chesterfield County for OrthoVirginia orthopedic specialists and HCA Virginia CJW Sports Medicine; the Virginia Community Healthcare Association headquarters, a two-story building; and the 100,000-square-foot Bon Secours Heart Institute. — Liz Burlingame

SAN FRANCISCO – A 353,269-square-foot, Class A office building in San Francisco has received $81 million in financing. The building is located at 475 Sansome Street in the city’s North Financial District. It is 90 percent leased to tenants including Oracle, Amazon.com, Bank of the West and Yahoo! The 10-year, fixed-rate loan was arranged for Multi-Employer Property Trust (MEPT) by HFF’s Bruce Ganong, Cary Abod and Chris Gandy.It was provided by Prudential Mortgage Capital Company. Bentall Kennedy served as MEPT’s real estate advisor.

SAN JOSE, CALIF. – Ebay’s four-building, 250,000-square-foot office campus in San Jose has received a $50-million refinance. The campus is located within the Golden Triangle. The refinance will allow the borrower to secure a 10-year, fixed-rate mortgage at a competitive interest rate, as well as pay off its existing maturing debt. The loan request also featured a 1st Trust Deed and mezzanine financing components. It was placed by Alex Chenarides and John Souza of Barry Slatt Mortgage’s Los Angeles office. Financing was arranged through one of the company’s correspondent CMBS relationships. It will be serviced by Barry Slatt.

SUNNYVALE, CALIF. — Apple Inc. has leased a 53,000-square-foot office and R&D building in Sunnyvale. It is located at 455 De Guigne. The free-standing facility contains a few “creative” amenities that have become commonplace on tech campuses, including basketball and volleyball courts. Apple was represented by Andy Poppink and Craig Krammerer of Jones Lang LaSalle’s Silicon Valley office. The landlord, Westcore Properties, was represented by Dan Hollingsworth and Steve Pace of Cassidy Turley San Jose in this lease transaction.

HONOLULU – A pair of Honolulu-based office buildings have sold to KZ DevCo LP for a total of $15.2 million. The buildings, which are located at 1026 & 1030 King Street, were purchased on behalf of Longs Drugs Stores. Longs plans to develop a 19,960-square-foot drugstore with a drive-thru on the sites. Construction began in April and should be complete by summer 2014.Longs also recently leased an 8,860-square-foot space at the Davies Pacific Center in Downtown Honolulu. This store is currently under construction and is scheduled to open in the fourth quarter of 2013. Finally, Longs is also completing construction on a 23,008-square-foot, free-standing drive-thru location in Waimea on the Big Island. It is scheduled to open this June. KZ DevCo also assisted with these lease negotiations and construction processes.

FRANKLIN, TENN. — Kite Realty Group Trust has acquired the 224,000-square-foot Cool Springs Market in Franklin for $37.5 million. The center is 95 percent occupied and anchored by Dick's Sporting Goods, Marshalls, JoAnn Fabrics, Staples and a non-owned Kroger. It is located near the intersection of I-65 and Cool Springs Boulevard. The average household income within a five-mile radius of the center is $124,000 per year, and the population density is 85,200. The purchase is part of Kite's strategy to grow its portfolio in cities in the Southeast, Midwest and Texas.

LAKE WORTH, FLA. — Wells Fargo has sold a three-property office portfolio, totaling 198,000 square feet, in Florida for $12.55 million. The properties include the 92,000-square-foot Wellington Commons in Lake Worth, the 60,427-square-foot Vista Park Commons in West Palm Beach and the 46,000-square-foot Stuart Commons in Stuart. Developed by Crexent Business Centers in 2007, the properties include state-of-the-art telecommunications, meeting/conference rooms, personal mail delivery and a private gym. Douglas Mandel of Marcus & Millichap represented the seller in the transaction. Mandel and Benjamin Silver, also of Marcus & Millichap, represented the buyer.

ARLINGTON, VA. — An affiliate of Lowe Enterprises has secured a $130 million renovation and bridge loan for two office buildings, 1400 Crystal Drive and Jefferson Plaza, in Arlington. The properties total 578,372 square feet. Wells Fargo and M&T Bank provided the financing, which will be used for the redevelopment of 1400 Crystal Drive into a trophy-quality office building. Funds will also be used for the renovation and leasing costs at Jefferson Plaza. Lowe Enterprises acquired the properties on behalf of an investment client in 2008. Cary Abod and Jordan Lex led the HFF team that arranged the loan.

CHARLOTTESVILLE, VA. — A new Fresh Market grocery store has opened at Albemarle Square, located at 100 Albemarle Square in Charlottesville. The grand opening took place Feb. 6. Albemarle Square is located 70 miles west of Richmond, Va., along Route 29 North, and is home to a mix of local and national restaurants and retailers. Dumbarton Properties manages the property.
