COLTON, CALIF. — C.R. England has signed a 10-year lease for a 34.36-acre truck terminal property in Colton. The lease is valued at $14.5 million. The property is located at 2250 S. Riverside Ave. It is situated near Interstates 10 and 215, as well as Highway 60. Additional tenants in the area include Fed Ex, Cooper Lighting, Simpson Manufacturing, Exel Logistics, Bob Hubbard Transportation, Pro Build, Razor Scooters and Living Spaces. C.R. England, which is the largest temperature-controlled carrier in the world, will be expanding from its nearby Mira Loma location. The carrier was represented by Jeff Smith and Ryan Lal of Lee & Associates’ Ontario office. The landlord is Heitman Financial.

The properties included the 152-unit Creekside Glen Apartments; the 107-unit Carmel House Apartments; and the 99-unit Cypress Creek Apartments in Walnut Creek, as well as the 144-unit Briarwood Apartments in Turlock; the 105-unit Coaling Station B Apartments in Coalinga; and the 48-unit Village Ceres Apartments in Ceres.The loans were funded under the Fannie Mae Delegated Underwriting & Servicing (DUS) Loan, Fannie Mae DUSSmall Loan and Fannie Mae DUSARM 7/6 product lines. They were originated by Jay Porterfield in Arbor’s Plano, Tex., office.
LOS ANGELES — Destination XL (DXL) has leased a 9,440-square-foot retail building in the Los Angeles submarket of Woodland Hills. The building is located at 6041 Topanga Canyon Blvd. The space was previously occupied by three separate tenants, including 3 Day Blinds. The men’s big and tall superstore is scheduled to open in September. This will be DXL’s second California location. The chain is owned by Casual Male Retail Group. DXL was represented by SPL Realty Partners. The landlord was represented by Dean Cutler of the Piken Company.
MESA, ARIZ. — Dollar Tree has leased a 10,000-square-foot space in the Falcon Gateway Shopping Center. The space is located at the southeast corner of McKellips and Greenfield roads in Mesa. The new store is scheduled to open in June. Other tenants at Falcon Gateway include Walmart, Staples, NextCare, Chase and Carl’s Junior. Dollar Tree was represented by Kurt Kalocin of SRS Real Estate Partners.
ORLANDO — Lake Nona has announced plans to build the Lake Nona Gateway Building, a 100,000-square-foot medical office building on the northwest corner of Narcoossee Road and Tavistock Lakes Boulevard in Orlando. Florida Hospital and University of Central Florida's Pegasus Health will become anchor tenants in the new building. Florida Hospital expects to establish a combination of services, including a CentraCare urgent care center, imaging and diagnostics and an outpatient surgery center. UCF's College of Medicine will expand Pegasus Health, the college's primary and multi-specialty practice. The project is expected to break ground in the fall with a projected opening in mid-2014. Lake Nona is a 7,000-acre master planned community within the city limits of Orlando.
OCALA, FLA. — Marcus & Millichap Real Estate has arranged the sale of Century Oaks Apartments, a 32-unit apartment property located in Ocala, for $875,000. Joe LaFleur and Brett Roye of Marcus & Millichap represented the seller, a limited liability company. The eight-building apartment community is located at 2831 NE. 8th Terrace, about 35 miles south of Gainesville. The buildings have a concrete block foundation and new upgrades in some of the units.
ST. LUCIE WEST, FLA. — Beech Street Capital has arranged an $8.6 million Fannie Mae loan for the refinancing of the Enclave at St. Lucie West, a 90-unit apartment property in Port St. Lucie. Mitch Sinberg and Michael Wallace of Beech Street originated the 10-year loan, which features a 30-year amortization schedule. The Enclave at West St. Lucie West is located near PGA Golf Village and the New York Mets' spring training center. Interior amenities include ceiling fans, granite countertops in select units, washer/dryer connections, 9-foot ceilings and walk-in closets.
CHICAGO — Chicago Mayor Rahm Emanuel and City Colleges of Chicago have released plans for the new $251 million Malcolm X College campus, located in Chicago’s Eisenhower Corridor at Jackson and Damen streets. City Colleges has contracted with Moody Nolan, the nation’s largest African American-owned architectural firm, to serve as the project’s architect of record. Construction is slated for completion by the end of 2015. The development will be supported by a mix of bonds, capital reserves, operating funds and $8 million in funds generated by the surrounding tax-increment financing district, according to the Chicago Sun Times.
ROCHESTER, MICH. — Oakland University has broken ground on a new 500-bed student housing facility, which is slated for completion in 2014. The Ann V. Nicholson Student Apartments will be financed with bonds by the university. According to CBS affiliate WWJ in Detroit, the project will be Phase I of a plan to house 5,000 students on campus. The next phase will include four different facilities containing 540 apartments each. The report also states that the university considered a private development partner, but opted to finance the project with its own balance sheet. Oakland University is located in the metropolitan Detroit area. It was founded in 1959 and has a current enrollment of approximately 18,000 students.
MINNEAPOLIS — HFF has arranged a $2.2 million first mortgage for the refinancing of Parkway Plaza, a 37,426-square-foot retail property, located at 4701 Hiawatha Ave. in Minneapolis. Pet Supplies Plus is the major tenant at the shopping center. Financing was based on a 10-year term with a 20-year amortization schedule. Hiawatha Plaza Associates was the borrower. A life insurance company provided the loan. Michael Padilla of NorthMarq’s Minneapolis regional office arranged the loan.
