SAVANNAH, GA. — An affiliate of Noble Investment Group has acquired the Staybridge Suites Savannah Historic District, a 104-room extended-stay hotel located at 301 E. Bay St. in Savannah. The five-story property was completed in 2006 and is comprised of both newly constructed and historic building features, such as a restored 1870s-era banquet facility. The sale also included an adjacent, 16,200-square-foot development site. Daniel Peek, Holden Lim, Max Comess, Christopher Lingerfelt and Alexandra Lalos led the HFF team that represented the seller, Savannah Hospitality Properties LLC, in the transaction.

MIAMI — Littler Mendelson P.C., a labor law firm, and Studley, a commercial real estate services firm, have signed long-term leases for 17,137 square feet and 7,580 square feet, respectively, at Wells Fargo Center in Miami. The leases have an estimated value of more than $14 million. The firms will join tenants such as Wells Fargo Bank and Deloitte in the 750,000-square-foot Class A tower. Brian Gale of Taylor & Mathis represented the owner, MetLife, in the transaction. Carter Hopkins of CBRE represented Littler Mendelson and Studley was self-represented by Greg Katz.
SUNNY ISLES BEACH, FLA. — A private foreign investor has acquired the 17-unit Bella Apartments, located at 225 179th Drive in Sunny Isles Beach, for $5.7 million, or $251 per square foot. Completed in 2007, the gated seven-story property is fully occupied. Apartment amenities include private terraces, luxury appliances, 9-foot ceilings and storage facilities. The units average 1,337 square feet. CBRE represented the seller, Unimar Property Holdings of Miami, in the transaction.
COLUMBIA, S.C. — UC Funding LLC has arranged a $4.7 million bridge loan for the acquisition and renovation of a 180-unit, Class C apartment complex in Columbia. The borrower is a real estate professional with more than 15 years of experience in acquiring multifamily properties in Texas, South Carolina and Florida. The borrower currently owns and manages 5,300 units.
INDIANAPOLIS — Hendricks Commercial Properties has begun construction on a $30 million, mixed-use development dubbed Ironworks at Keystone. The project is located at the southwest corner of Keystone Avenue and East 86th Street, the site of the former Woodfield Centre strip mall. The five-story building will feature 36,000 square feet of ground-floor retail and restaurant space, 120 apartments and an underground parking structure. The development is expected to open in spring 2014.
FARMINGTON HILLS, MICH. — Bernard Financial Group has arranged an $11.3 million HUD 223 (a)(7) loan for Hillside Forest Apartments in Farmington Hills. The multifamily property includes 252 units. The borrower was Hillside Forest LLC. Dennis Bernard and Kevin Kovachevich of Bernard Financial Group originated the loan. The lender was Prudential Huntoon Paige Associates LLC.
KANSAS CITY, MO. — Construction is underway on 51 Main, a 176-unit apartment complex in Kansas City. The six-story multifamily property will include 10,000 square feet of ground-level retail, onsite covered parking, a pool, grilling area and cabana. Construction began in January and the first residents are slated to take occupancy in early fall 2014. Opus Design Build LLC is the design-build contractor for the project. Opus AE Group LLC is the architect and engineer of record, and 360 Architecture is providing architectural schematic and landscape design services. VanTrust Real Estate and Land Development Strategies are co-developing the project for a VanTrust-related ownership.
PHILADELPHIA — Five Below Inc., a Philadelphia-based retailer of extreme-value merchandise for teens and pre-teens, will expand its presence in Michigan by launching six new stores on April 12. The six new stores will add to Five Below’s current 18 Michigan locations. The six stores will open in the following locations: Fairplain Plaza at 970 E. Napier Ave. in Benton Harbor; Maple Hill Mall at 5210 West Main St. in Kalamazoo; Meridian Towne Center at 4904 Marsh Road in Okemos; West Valley at 3435 Tittabawassee Road in Saginaw; Crossings at Taylor at 23853 Eureka Road in Taylor; and Waterside Marketplace at 50579 Waterside Dr. in Chesterfield Township.
NEW YORK CITY — Hudson Realty Capital LLC has funded a $16 million first mortgage loan for a newly constructed vacant multifamily property located on Meserole Street in Brooklyn. The five-story elevator building includes 49 one- and two-bedroom units with a terrace or balcony, fitness center, multipurpose room, roof deck, ground-level garden and a below-grade parking garage. Nearby public transportation links include the L, J, M and G subway lines. The repeat borrower has closed four recent transactions with Hudson.
PITTSFIELD, MASS. — A leader in the Berkshire County hospitality sector has plans to develop a $10 million Hilton Garden Inn in Pittsfield, located about 50 miles north of Springfield. Vijay Mahida, a South County lodging entrepreneur, plans to break ground on the 95-room hotel this spring with a grand opening targeted for late spring 2014. According to the Berkshire Chamber of Commerce, the project is expected to employ 95 construction workers and have a total impact of $16 million on the local economy. When completed, the hotel is expected to employ between 25 and 30 employees.
