FLORHAM PARK, N.J. —The Clarus Group LLC and Carlin & Ward P.C. have signed leases at Florham Park Corporate Center, a 226,000-square-foot, Class A office property in Florham Park, N.J. The Clarus Group signed a lease for 5,375 square feet at 25 B Vreeland Road, which is located just off the Columbia Turnpike near Eisenhower Parkway. Fred P. Hyatt of Jones Lang LaSalle represented the Clarus Group. Bryn Cinque and James Bailey of Colliers represented the landlord in the transaction. Additionally, Carlin & Ward, a law firm, renewed its lease of 5,894 square feet of office space at Florham Park. John Osborne of Bergman Real Estate Group represented the landlord, while Jeremy Neuer, Peter Shikar and Robert Norton of CBRE represented Carlin & Ward in the transaction.

DALLAS — BOKA Powell, a Dallas-based architecture and design firm, has completed the interior design work of Stream Realty's new 35,000-square-foot headquarters space in the Trammell Crow Center in downtown Dallas. Stream Realty occupies the 28th floor and portions of the 26th floor in the office building, located at 2001 Ross Ave. in Dallas' arts district. The headquarters houses approximately 150 employees. The new office space includes an open floor plan, floor-to-ceiling windows, modular work stations, a cluster of conference rooms and a large lobby.

SAN ANTONIO — Marcus & Millichap's San Antonio office has brokered the sale of a portfolio of 13 Lowe's Markets throughout Texas. Chad Knibbe and Stephen Berchelmann of Marcus & Millichap represented the seller in the transaction. The properties were net-leased to Lowe's Markets, which operate under a variety of names including Super S Foods, Super Save, Lowe's Market, Big 8 Food Stores, Shop n' Save, Lowe's Pay-N-Save, Avanza Supermarket, Family Center, Fiesta Foods, Mercado, La Feria, Food Jet and Fiero.

DALLAS — Houston-based Hartman Income REIT has purchased Parkway Plaza I & II, two office buildings totaling 136,283 square feet in Dallas. The properties are located at the intersection of Spring Valley and Dallas North Tollway. Hartman purchased the office buildings through an affiliate, Hartman Short Term Properties XX Inc., from Merit Texas Properties LLC. The office buildings' tenants include JPMorgan Chase, GHA and RTW Advisors. Tom Strohbehn and Scot Farber of Cushman & Wakefield represented the seller in the transaction. The buyer was self-represented by Dave Wheeler, Julian Kwok and Matt Blasi.

KATY, TEXAS — Houston-based Hunington Properties has arranged the sale of Fry Road Plaza, a 19,950-square-foot retail center located at the intersection of Fry Road and Misty Cove Drive in Katy. The property is 90 percent leased. Todd Carlson of Hunington Properties represented the seller, a local developer that built the shopping center in 2006. The buyer purchased the property in a 1031 exchange. Hunington Properties will serve as the new property management and leasing agent.

BOULDER, COLO. –Villa Del Prado and Chateau Apartments in Boulder have sold to a local private real estate investor for a combined $16.7 million. The 50-unit Villa Del Prado sold for $10.5 million, while the 32-unit Chateau Apartments sold for $6.2 million. The properties are located directly across the street from one another. The buyer plans to consolidate the two communities into one. The sellers, both private local investors, were represented by ARA Colorado’s Terrance Hunt, Shane Ozment, and Andy Hellman in these transactions.

SAN JOSE, CALIF. — Emerald Glen Condominium Homes in San Jose has sold to Sares Regis Group of Northern California (SRGNC) for $11.3 million. The property contains 46 completed condominium units and 77 subterranean parking spaces. SRGNC will soon complete the property’s interior construction and rebrand it as Aviara. The company also plans to lease the units, which are currently vacant. It will also refinance a longer-term loan once the asset stabilizes. Debt financing was provided by Berkadia Commercial Mortgage.

TROUTDALE, ORE. — Troutdale Commons,a 39,388-square-foot, grocery-anchored shopping centerin Troutdale, has received $5.6 million in first-mortgage refinancing. Major tenants at the center include Albertson’s, Starbucks and Walgreens. Financing was arranged by Bob Spiro of NorthMarq’s Seattle regional officethrough its relationship with a correspondent life company lender. Financing was based on a 15-year term and a 20-year amortization schedule.

PLEASANT HILL, CALIF. – Downtown Pleasant Hill Shopping Center has sold to an account advised by UBS Global Asset Management for $100 million. The 345,687-square-foot shopping center is located at Crescent Drive at Contra Costa Boulevard in Pleasant Hill, which is northeast of Oakland. Notable tenants at the center include Century Theaters, Lucky Supermarket, Bed Bath & Beyond, Michaels, Ross, Golfsmith, Paul Mitchell the School, Carter’s and Zachary’s Chicago Pizza. The seller, Loja Real Estate, LLC, was represented by Kevin Van Voorhis, James Kaye, Jay Gomez and Lindsey Lantis of Colliers International.

LONG BEACH, CALIF. – The 61-unit Ramona Park Senior Apartments has broken ground in Long Beach. The $22.5-million project will be located at 3290 E. Artesia Blvd. It is being developed by Palm Communities, which has partnered with nonprofit Western Community Housing on this project. It is scheduled for completion in April 2014. WNC provided $7 million in low-income housing tax credit (LIHTC) equity to help fund Ramona’s construction.
