NEW YORK CITY — Alloy Digital LLC has signed a six-year, 28,416-square-foot sublease at 498 Seventh Ave. in New York City. The Class A office building spans 880,000 square feet. Alloy Digital was represented by Alexander Chudnoff, executive managing director, and Dan Turkewitz, senior vice president, of Jones Lang LaSalle in the transaction. Howard Fiddle and Joe Mangiacotti of CBRE Inc. represented the sublandlord, Liquidnet Holdings. George Comfort & Sons Inc. owns the building. Alloy Digital will occupy the entire 19th floor at 498 Seventh Ave. The digital media firm is relocating to the Times Square District office building from its previous offices at 151 W. 26th St.

NEW YORK CITY — Dee Daa, an authentic Thai eatery, has signed a 10-year lease for 2,790 square feet of retail space at 31 Penn Plaza in New York City. Dee Daa will occupy a portion of the ground floor. Founded by Mallika Sukjaro, a Thailand native, Dee Daa offers fast casual Thai food with a healthy spin and authentic Thai ingredients. Amy Zhen and Mark Frankel of Newmark Grubb Knight Frank procured the tenant and represented the landlord, an affiliate of Savanna, a New York-based private equity firm, in the transaction.
CLIFTON, N.J. — NAI James E. Hanson has been named sales and leasing agent for a 245,951-square-foot industrial property at 1 Lisbon St. in Clifton, located about 17 miles west of New York City. Kenneth Lundberg, Barry Cohorsky and Scott K. Perkins of NAI Hanson are handling the assignment on behalf of the owner, 1513 Realty LLC and Hoist Realty Corp. The property includes a 118,343-square-foot high-bay warehouse with 26-foot ceilings, 116,471 square feet of manufacturing space with 16-foot ceilings and office space totaling 11,137 square feet. The site is listed at $12.3 million.
VICTORIA, TEXAS — Homewood Suites by Hilton has opened the 109-suite Homewood Suites Victoria, located at 6705 N.E. Zac Lentz Parkway in Victoria. Victoria Associates Ltd. owns the four-story hotel and Castle Hospitality manages it. The hotel offers studio, one- and two-bedroom suites, as well as a fitness center, pool, sports court, 24-hour executive business center and meeting space. The new hotel will be led by general manager Dagmar Gomez and supported by director of sales Christina Henry.
HOUSTON — Exel, part of the supply chain division of Deutsche Post DHL, renewed leases at 8607, 8609, 8711 and 8833 City Park Loop in the City Park East Business Park in Houston. The lease renewals total 767,632 square feet of rail-served industrial space. Sam Brown with Sam H. Brown Interests represented the tenant in the lease transaction. John Kruse and Jason Dillee of Holt Lunsford Commercial represented the landlord, The Realty Associates Fund VIII L.P.
HOUSTON — Marcus & Millichap has secured the sale of Park Row Plaza, a 9,380-square-foot shopping center located at 14838 Park Row in Houston's Energy Corridor. The shopping center's list price was $1.48 million. Derek Hargrove and Justin Miller of Marcus & Millichap's Houston office represented the seller, a Houston-based private investor, in the 1031 exchange. Hargrove and Miller also secured the buyer, a trust based in California.
IRVING, TEXAS — Hines has selected CBRE to be the marketing advisor for Two MacArthur Ridge, a six-story, 250,869-square-foot office building in Irving's Las Colinas submarket. The office building, located at 909 Hidden Ridge Drive, includes a four-story parking garage and is currently 99.5 percent leased. The office building houses the corporate headquarters of La Quinta Inns Inc. and MedSynergies Inc. Additionally, the office building recently added a new tenant-shared conference facility and an upscale fitness center. Gary Carr, John Alvarado and Eric Mackey of CBRE will represent Hines in its marketing campaign.
PLEASANT HILL, CALIF. – Downtown Pleasant Hill Shopping Center has sold to an account advised by UBS Global Asset Management for $100 million. The 345,687-square-foot shopping center is located at Crescent Drive at Contra Costa Boulevard in Pleasant Hill, which is northeast of Oakland. Notable tenants at the center include Century Theaters, Lucky Supermarket, Bed Bath & Beyond, Michaels, Ross, Golfsmith, Paul Mitchell the School, Carter’s and Zachary’s Chicago Pizza. The seller, Loja Real Estate, LLC, was represented by Kevin Van Voorhis, James Kaye, Jay Gomez and Lindsey Lantis of Colliers International.
LONG BEACH, CALIF. – The 61-unit Ramona Park Senior Apartments has broken ground in Long Beach. The $22.5-million project will be located at 3290 E. Artesia Blvd. It is being developed by Palm Communities, which has partnered with nonprofit Western Community Housing on this project. It is scheduled for completion in April 2014. WNC provided $7 million in low-income housing tax credit (LIHTC) equity to help fund Ramona’s construction.
THORNTON, COLO. — The Plaza Las Americas, an in-line, shadow-anchored, multi-tenant retail building in Thornton, has sold to an unnamed buyer for $3.4 million. It is located at 810-880 E. 88th Ave. The inline retail center resides on both sides of Walmart Neighborhood Market. The property is nearly 91 percent leased. The buyer was represented by Matt Ritter at Pinnacle Real Estate Advisors. The unnamed seller was represented by Tom Ethington and Rob Edwards, also of Pinnacle.
