PITTSBURGH, PA. — HFF has secured a $58 million loan for McCandless Crossing, a 385,000-square-foot, mixed-use development in Pittsburgh. HFF worked on behalf of the borrower, AdVenture Champion Partnership, to secure the three-year construction loan through Dollar Bank. Proceeds from the loan were used for construction of the fourth and final phase of the development and to refinance the existing bridge loan secured by Phase I and Phase II. McCandless Crossing is located at the intersection of McKnight Road and Duncan Avenue. Construction began in 2010, and the property is a four-phase development with the existing three phases leased to tenants such as Lowe’s, CVS/Pharmacy, LA Fitness and Fidelity Bank. The fourth phase is 50 percent pre-leased with construction slated for completion this year.

SYRACUSE, N.Y. — NorthMarq Capital has arranged the $5.7 million mortgage refinancing of One Franklin Square Apartments, a 141-unit, market-rate multifamily property located at 460 North Franklin Street in Syracuse. Financing was based on a 10-year term with two years of interest-only payments, then a 30-year amortization schedule. The borrower was 460 North Franklin Street Associates LLC. Robert Ranieri, senior vice president and managing director of NorthMarq, arranged the loan through the company’s seller-servicer relationship with Freddie Mac.

BOSTON — Apparel maker Life is good has signed a 21,682-square-foot office lease at 51 Melcher St. in Boston’s Innovation District. The nine-story building is owned and operated by Synergy Investments and is being renovated with a new lobby, roof, windows, elevators, power feeds, HVAC and technology systems. Dan Collins and Steve James of NAI Hunneman represented Life is good in the transaction. Bill Crean and Kevin Kennedy of CBRE represented Synergy Investments.

GALVESTON, TEXAS — An 88-room, three-story TownePlace Suites by Marriott hotel has opened along Seawall Boulevard in Galveston. The 67,125-square-foot hotel is the first of two Marriott-branded hotels that will be located at the site. The second hotel is an 85-room Courtyard by Marriott, scheduled to open in two weeks. The adjacent hotels will share outdoor amenities, which include a resort-style swimming pool, restrooms and a bar. Dallas-based Mayse & Associates provided architectural services, San Antonio-based Segment Construction Group is managing the construction process and Cameron-based EBCO General Contractor LTD built the hotels. The construction team worked to open the first hotel in time for spring break.

SAN ANTONIO — South Bay Partners and joint venture partner Integrated Real Estate Group, both based in Dallas, will break ground on two seniors housing projects in San Antonio worth $60 million. The projects include Watercrest at Alamo Ranch, a 192-apartment, 26-villa independent living community, and Isle at Watercrest at Alamo Ranch, a 105-unit, 122-bed assisted living facility. The joint venture plans to break ground on the projects in the spring. The joint venture's investment partner for the projects is Chicago-based Walton Street Capital.

DALLAS — Lockton Cos. has signed a 99,000-square-foot lease with Cousins Properties Inc. at 2100 Ross in Dallas' art district. Kansas City, Mo.-based Lockton, a global insurance and risk management firm, will move to space in the 11th through 14th floors of the property. 2100 Ross is a 33-story, 844,000-square-foot office building near the new Klyde Warren Park that links uptown Dallas to the arts district. The Class A office building is 78 percent leased, up from 67 percent leased when Cousins purchased the property last year. Tenants of 2100 Ross include CBRE, Prudential Mortgage Capital and Bank of America Merrill Lynch.

LODI, CALIF. — North American Pipe Corporation has purchased CertainTeed’s Pipe and Foundation Group (PFG), which includes its Lodi manufacturing and operating facilities, for $175 million. CertainTeed Corporation is a subsidiary of the French company Compagnie de Saint-Gobain. North American Pipe Corporation is a subsidiary of Westlake Chemical Corporation. PFG produces PVC pipes and fittings for municipal, water well, mining, agriculture and irrigation applications at its plant. The sale also included the PVC pipe, fittings, technologies and intellectual properties, profiles and foundations business, as well as an additional plant in McPherson, Kan.

TRUCKEE, CALIF. — The Northstar Lodge, a Hyatt Residence Club in Truckee, has sold to Welk Resort Group for an undisclosed sum. The transaction includes the 23 remaining unsold whole-ownership and fractional residential units, as well as two entitled development parcels. The parcels are entitled for an additional 67 units totaling 102,619 square feet. The ski-in/ski-out private residence club is located at the base of Northstar Mountain in Lake Tahoe. The seller, LTMR Properties, LLC, was represented by HFF’s Holden Lim and Scott Hall.
