WEST BLOOMFIELD, MICH. — Seavest Properties III LLC and KIRCO Health Partners have acquired the Beaumont Medical Center in West Bloomfield, about 25 miles northwest of Detroit. The three-story, 149,000-square-foot outpatient center and medical office building is located on 11 acres at 6900 Orchard Lake Road. The majority of the building is leased by the Beaumont Health System with the rest of the space set aside for independent physician practices. The purchase price was undisclosed.

ROCKAWAY, N.J. — Roundhill Realty LLC has sold 301 Roundhill Drive, a 50,000-square-foot warehouse property in Rockaway, for $5.3 million. Built in 1992 and renovated in 2008, the Class A warehouse structure has 30-foot ceilings. The property is fully occupied with one drive-in and six exterior loading docks. NAI Hanson represented the buyer, Roundhill Acquisition. The seller was represented by Cushman & Wakefield in the deal.

NEW YORK CITY — The eight-story 1175 Grand Concourse building, formerly known as the Verizon Building, has undergone $5 million in capital improvements. The 346,130-square-foot property has shifted from residential to commercial use and includes retail and office spaces. Houlihan-Parnes Realtors LLC and JJ Operating Inc. contributed the equity for the renovations after recently purchasing six of the eight floors. Verizon Wireless, which previously owned the entire building, has retained the two lower floors.

LEXINGTON, MASS. — SynapDx Corp. and Promedior Inc. have signed leases totaling 18,424 square feet of laboratory space in Lexington, a northwest suburb of Boston. SynapDx Corp. leased 10,724 square feet at 4 Hartwell Place. Promedior leased 7,700 square feet at 101 Hartwell Avenue. SynapDx is a private company providing laboratory diagnostics to physicians who suspect children of developmental disorders. Pormedior is a clinical stage biotechnology company that is developing biologic therapeutics for the treatment of fibrosis. The landlord was King Street Properties, which was represented by Richards Barry Joyce & Partners in the deal.

HOUSTON — Colliers International has arranged the sale of a 19,006-square-foot office building, located at 1712 Pease St. in Houston. The property's asking price was $4.8 million. Sara McMurray of Sara McMurray Interests represented the buyer, Marion Montgomery Properties Inc., in the transaction. Ashley Yoder and Walker Ryan of Colliers represented the seller, CAS Group LLC.

IRVING, TEXAS — Nautilus Hyosung America, an international manufacturer of ATMs, has added 75,154 square feet of office and warehouse space at its U.S. headquarters at Parc 114 in Irving. The lease transaction more than doubles the tenant's space at the development totaling 137,044 square feet, making it Parc 114's largest tenant. The development is now 88 percent leased. Nautilus Hyosung will occupy its new space in the spring. Jackson-Shaw and ORIX Capital Markets formed a joint venture to develop Parc 114. Kurt North of North Pointe Commercial Realty represented the tenant in the lease transaction. Blake Kendrick of Stream Realty represented the landlord.

HOUSTON — Transwestern's Houston office has been awarded the leasing and marketing assignment for a planned, 32-acre office park in Houston's Energy Corridor. The 3 million-square-foot park is an investment of CORE Real Estate, a Houston-based office developer. The site is located adjacent to MD Anderson's 34-acre medical campus in west Houston. David Baker and Eric Anderson of Transwestern will market and lease the property.

GRAPEVINE, TEXAS — The Weitzman Group has been named the exclusive agent to market pad sites at Silver Lakes Crossing, a mixed-use development under construction on a 52-acre site along State Highway 26 near State Highway 121 in Grapevine. Blake Shipp, Matt Baisch and Hank Wright of The Weitzman Group's Commercial Retail Division will handle the project's retail marketing. Silver Lakes Crossing will include two hotels (Courtyard and Towneplace Suites by Marriott), 46,500 square feet of restaurant space, a 5,800-square-foot gas station, office space, retail space, multifamily units and a six-acre lake with 1,700 square feet of lake side frontage.

The center is located at 15727 & 15731 Bernardo Heights Parkway. The center is fully leased to tenants like Sprouts, Tuesday Morning, Bernardo Heights Dental Group, Majestic Nails & Spa, Sports Clips and Wholesome Choice Pet Market. William B. Asher and Edward B. Hanley of Hanley Investment Group Real Estate Advisors represented both the buyer and the seller, MPC Bernardo Heights, L.P., in this transaction.

LOS ANGELES – A 4,020-square-foot retail property near Los Angeles’ Melrose District has sold to an unnamed buyer for $6.8 million. The two-level, street-front property is located at 8455-8459 Melrose Place in West Hollywood. It is fully leased to Frederic Fekkai and Equipment. Fekkai has seven years remaining on its 10-year, NNN lease, while the clothing company just signed a new seven-year lease. The special servicer seller was represented by CBRE’s National Retail Investment Group-West in this REO sale.
