KANSAS CITY, MO. — A fire triggered by a natural gas leak has destroyed a decades-old restaurant at Country Club Plaza, one of the nation’s first shopping centers, in Kansas City. The explosion, which injured at least 16 people, occurred shortly after 6 p.m. Tuesday at JJ’s restaurant, according to The Kansas City Star. The corner restaurant, located at 910 W. 48th St., was flattened, and the force from the explosion knocked out windows at least a half-block away and was felt nearly a mile away. People located in nearby apartments were forced to evacuate and took advantage of free lodging at the hotel in Westport. According the local paper, witnesses reported a strong odor of natural gas in the area hours before the explosion occurred. Missouri Gas Energy issued a statement late Tuesday saying “early indications are that a contractor doing underground work struck a natural gas line, but the investigation continues.” Established in 1922 by J.C. Nichols, Country Club Plaza was the first shopping center designed to accommodate shoppers arriving by vehicle. CHICAGO — Chicago developers and property investors Michael Moyer and Keith Giles are looking to invest $50 million to convert The Old Colony Building into a residential building. The investors have a contract to buy the 17-story building at 407 S. Dearborn and have filed a zoning application indicating plans to transform the office building into 204 residential units, according to the Chicago Sun Times. SHAWNEE, KAN. — NorthMarq Capital has arranged mortgage refinancing of $15.5 million for Fox Run Apartments, a 515-unit, market-rate multifamily community. Fox Run Apartments is located at 7650 Goddard St. in Shawnee, about 10 miles north of Kansas City. Financing was based on a 10-year term with a 30-year amortization schedule. NorthMarq arranged the loan for Fox Run Apartments LLC through its affiliate AmeriSphere Multifamily Finance LLC, a Fannie Mae DUS Lender.

MENOMONEE FALLS, WIS. — The Wisconsin Athletic Club, Froedtert Health and Ryan Cos. have broken ground on a 90,000-square-foot sports medicine and fitness facility. Located on 10.6 acres near the southwest corner of Pilgrim Road and the U.S. 41 corridor in Menomonee Falls, about 20 miles west of Milwaukee, the building will be anchored by the Wisconsin Athletic Club and Froedtert Health. The Wisconsin Athletic Club will occupy a one-story, 47,500 square-foot portion slated to open this November. Froedtert Health will lease 42,500 square feet of space in a two-story building that will offer a wide variety of sports medicine and orthopedic services scheduled to open Jan. 2014. Ryan Cos. is leading the property development and construction.

SKOKIE, ILL. — Command Transportation has signed a lease for 19,000 square feet of office space at 5500 W. Howard St., a 60,000-square-foot office building in Skokie, a northern suburb of Chicago. Locally based The Alter Group, a real estate development firm, owns the Class A office building. The deal brings 5500 West Howard to full occupancy.

NEW YORK CITY — A joint venture between Madison Capital and an institutional owner has received a $40 million acquisition loan for a portfolio of five retail properties occupied by Citibank branches in New York City. The 10-year balance sheet loan includes full-term, interest-only payments and was provided by a regional bank. Aaron Birnbaum and Tal Savariego of Meridian Capital negotiated the financing. The Citibank properties are under long-term leases and total 44,245 square feet of retail space.

SOUTH WINDSOR, CONN. — Marcus & Millichap has arranged the sale of a 224,061-square-foot FedEx distribution facility in South Windsor, Conn. for $32.2 million. The property, which is located at 456 Sullivan Ave., was built in 2012. Laurie Ann Drinkwater and Seth Richard of Marcus & Millichap represented the buyer, a regional private investor. FedEx’s double-net lease expires in 2027.

NEW YORK CITY — Simone Healthcare Development Group has purchased the Park Avenue Medical Arts Center, a medical condo space at 62 East 88th St. in New York City, for $11.5 million. Located between Park and Madison avenues, the 15-story building was constructed in 1986 and contains 18 residential units in addition to the medical condominium space. The 19,000-square-foot medical property includes a separate private entrance from the residences and a private elevator. Corcoran Wexler Healthcare Properties and CBRE represented the seller, S&H 88th Street Associates, while Wexler represented the buyer in the deal.

NEW YORK CITY — RKF has arranged a series of retail leases at 11 Times Square, a 1.1 million-square-foot office tower, totaling 48,500 square feet. With the completion of the three deals, the office tower is 90 percent leased. The tenants include:” Señor Frogs, a Mexican-themed restaurant, which leased 21,000 square feet; Off The Wall, a frozen yogurt restaurant, which leased 2,500 square feet; and Russian restaurateur Global Food International Corp., which leased 25,000 square feet. RFK represented the landlord, SJP Properties, in the deal.

THE WOODLANDS, TEXAS — The Woodlands-based D'Agostino Cos. plans to commence construction of the 75,000-square-foot Vision Park Plaza, a speculative office development located at 128 Vision Park Blvd. in The Woodlands. Brown McGregor Architects designed the glass office building and Metzger Construction will build it. Vision Park is scheduled to break ground in the second quarter of 2013 and the building will house tenants in early first quarter 2014. Kristen Rabel and Steve Rocher of CBRE will handle Vision Park's leasing efforts.
