NORTON, MASS. — Paradigm Industrial Partners 1 has purchased a 209,000-square-foot warehouse located at 176 S. Washington St. for $12.4 million. Paradigm purchased the property from APCA Property Fund I, which acquired the property in 2007. Paradigm purchased the warehouse for its client, Bodek & Rhodes, which will lease the building. The industrial property is located in Norton, about 25 miles north of Providence, R.I.

NEW HAVEN, CONN. — LILEEE Association LLC has sold an 18,500-square-foot industrial facility for $575,000 to locally based Olde Ways LLC. The property, which is located at 1050 Sherman Ave. in New Haven, features 5,000 square feet of office space and 14-foot ceilings. Hamden, Conn.-based Press/Cuozzo Realtors arranged the sale.
BRICK, N.J. — A 3,500-square-foot Verizon Wireless retail store is under construction in Brick, about 66 miles south of New York. The store is a freestanding building being developed by Piscataway, N.J.-based Edgewood Properties. Livingston-based Jarmel Kizel Architects and Engineers will provide architecture design and engineering services.
HOUSTON — Marcus & Millichap has arranged the sale of the 72-room Holiday Inn Express & Suites Houston Kingwood and the sale of the 62-room Holiday Inn Express & Suites Houston Brookhollow. The Kingwood hotel is located at 22675 Highway 59 N. in Houston's Kingwood suburb, and the Brookhollow hotel is located at 12439 NW Freeway in Houston. The combined list price of the two hotels was above $7.2 million. Rahul Bijlani, Michael Yu and Eric Guerrero of Marcus & Millichap's Houston office represented the sellers, private investors, in the transaction. A Houston-based private investor purchased the Kingwood hotel, while a California-based private investor purchased the Brookhollow hotel.
HOUSTON — CBRE has brokered the sale of the 224-unit Broadstone Gramercy, a 252,404-square-foot multifamily community located at 2601 Gramercy St. in Houston's Texas Medical Center neighborhood. Ryan Epstein of CBRE's Houston Multi-Housing Group represented the seller, Alliance Residential Fund I, in the transaction. The mid-rise, podium-built community is 95 percent occupied.
HOUSTON — Duke Realty Corp.'s Houston office has signed Forum Energy Technologies Inc. to a 108,639-square-foot lease in Duke's Sam Houston Crossing Two, a 159,056-square-foot office building in Houston. Sam Houston Crossing is scheduled for a May 2013 completion. Forum has preleased more than 68 percent of the property and will occupy the second and third floors beginning in July. Duke Realty was self-represented by Cory Driskill in the lease transaction. Steve Hesse and Jeff Cairns of CBRE represented Forum.
SAN FRANCISCO – The final 12 apartment buildings in San Francisco that were part of CIM Group’s 22-property portfolio have sold to multiple buyers. The other 10 properties were sold this past September and October. The purchase prices were not disclosed. The portfolio contained a total of 418 units that were acquired by CIM Group in June 2009 through a deed in lieu of foreclosure. The purchase was sourced through CIM’s off-market proprietary network.
LOS ANGELES — The Refinery has leased 19,200 square feet at a 30,662-square-foot office building in the Los Angeles submarket of Sherman Oaks. The advertising agency will occupy two full floors of the three-story building. The firm plans to consolidate and relocate to the space in April. The Refinery was represented by Stacy Vierheilig-Fraser of Charles Dunn Company’s Sherman Oaks office. The landlord, a private family trust, was represented by Scott Silverstein and Tom Specker of Lee & Associates.
OAKLAND, CALIF. – Cerexa has expanded and extended its lease at 2100 Franklin in Oakland. The biopharmaceutical company has leased an additional 12,000 square feet on the building’s 8th floor. It now occupies the entire 8th and 9th floors of the nine-story tower, which resides within the Lake Merritt district. The building is owned by CIM Group.
FLAGSTAFF, ARIZ. – The Woodlands Village Shopping Center in Flagstaff has signed four new leases. Café Rio and Miracle Ear hearing aids will be added to the tenant roster, while Maytag-Just-Like-Home-Laundry has found a new space at the center and Buffalo Wild Wings has expanded at the center. The shopping center is located at the southeast corner of McConnell Drive and Woodlands Boulevard. Mike Polachek of SRS Real Estate Partners serves as the leasing agent for Woodlands Village, which is owned by PDC Community Centers, LLC.
