NEW YORK CITY — Alterra USA Holdings Limited, a reinsurance and insurance company, has signed a lease for 27,342 square feet of office space at 1185 Avenue of Americas in New York City. The company will occupy the entire 16th floor. Scott Cahaly of Jones Lang LaSalle represented the tenant in the transaction. The building owner, SL Green Realty Corp., was represented in-house by Howard Tenenbaum and Gary Rosen.

DANBURY, CONN. — Regional Hospice and Home Care of Western Connecticut is taking temporary space at the Matrix Corporate Center in Danbury, while its new headquarters is being constructed on Milestone Road, less than a mile from Matrix. The company signed a 10,000-square-foot lease for the next 18 months. Regional Hospice's new, 35,000-square-foot building will include 12 in-patient units, a commercial kitchen, spa, bereavement center, chapel, conference rooms, living rooms and administrative offices. The project is slated to open in the fall of 2014. Hal Kurfehs of Scalzo Realty and Aaron Smiles of Matrix represented Matrix in the lease transaction.
AUSTIN, TEXAS — The Weitzman Group has arranged the sale of the 39,739-square-foot Highland Commons, a shopping center located at the northeast corner of Airport Boulevard and Koenig Lane in Austin. The shopping center includes a 27,096-square-foot Spec's Wine, Spirits & Finer Foods as the anchor, along with Kick Butt Coffee, Eyemart Express, Highland Donuts, Whitehead Chiropractic and Y2K Nails. Brad Bailey of The Weitzman Group represented the seller, Westwood Financial Corp., in the transaction. Ben White of Durham & Bassett represented the buyer, a private investor from Houston.
FORT WORTH, TEXAS — Marcus & Millichap has arranged the sale of the 200-unit Beacon Hill, a multifamily community located in Fort Worth near Ridgmar Mall and the NAS Joint Reserve Base. The apartment community features two swimming pools, two laundry facilities and a stand-alone leasing office. Boyan Radic and Mason Green of Marcus & Millichap's Fort Worth office represented the seller, WS Beacon Hill Ltd., in the transaction. Samuel Herskovits of Marcus & Millichap's Dallas office secured and represented the buyer, a New York-based limited liability company.

DALLAS — Jones Lang LaSalle has secured a lease expansion at Galleria North Tower I, located at 13737 Noel Road in Dallas. The tenant, EmCare, expanded its lease by 26,891 square feet and now leases a total 109,863 square feet on the 12th and 13th floors. Carl Ewert and Brooke Armstrong of Jones Lang LaSalle represented the tenant in the lease transaction. Trey Smith and Chris Taylor of Cassidy Turley represented the landlord, FSP Galleria North.
HOUSTON — Colliers International will relocate its Houston location to 22,250 square feet of office space, occupying a full floor in the Park Towers North building at 1233 W. Loop South in the Galleria/West Loop submarket in Houston. Colliers International was self-represented by Jay Kyle, principal, in the lease transaction. TRACY, CALIF. – Amazon has announced it will open a 1-million-square-foot fulfillment center in Tracy. This will be the online retailer’s third fulfillment center in California. The first one opened in San Bernardino this past October. Another is set to open this summer in Patterson. The new Tracy facility will be built by Prologis.
SAN DIEGO — Bridgeworks Retail, an 18,569-square-foot retail condominium located in San Diego’s Gaslamp Quarter, has sold to Paragon Real Estate Fund for an undisclosed sum. The property is located at 224-238 5th Ave. It is fully leased to tenants like Lou & Mickey’s restaurant, MAC, Toscana Café and Chuck Jones Gallery. Paragon Real Estate Fund is managed by Roberto Jinich, Ricardo Jinich and Dan Berkus. The seller, an affiliate of S.D. Malkin Properties, was represented by HFF’s Ryan Gallagher, CJ Osbrink, Tim Wright and Zack Holderman.
CHANDLER, ARIZ. – An eight-property industrial portfolio in Arizona has sold to CJV, LLC for $4.7 million. It includes three freestanding buildings at Westech 10 Corporate Center in Chandler and five industrial condominiums located at 1920 E. University Drive in Tempe. CJV was represented by Chuck Noble of Lee & Associates. The sellers, CC Prop, LLC and University & Perry, LLC, were represented by Jerry Marrell and Nate Bubeck of Lee & Associates Arizona.
