CHARLOTTE, N.C. — The Keith Corporation has sold a nine-building industrial portfolio totaling approximately 1.4 million square feet across the state of North Carolina. S&F Acquisitions Inc., a joint venture between Schmier & Feurring Properties Inc., L&J Schmier Investment Co. and Indepencia Asset Management, purchased the portfolio for $84 million. Chris Norvell and Scot Humphrey of Cushman & Wakefield/Thalhimer’s Capital Markets team as well as Stewart Calhoun, Jim Carpenter and Mike Davis of Cushman & Wakefield’s Industrial Advisory Group represented The Keith Corporation. The properties include five buildings in Lincoln County Industrial Park in Lincolnton, N.C., two buildings in Sherrill Industrial Park in Statesville, N.C., one building in Cleveland County Industrial Park in Kings Mountain, N.C., and one building in Rock Creek Center in Whitsett, N.C. The buildings are 100 percent leased to a variety of tenants including Crate & Barrel, Lenovo and United Technologies.

CHARLOTTE, N.C. — Trinity Capital Advisors, through a joint venture with Pacific Coast Capital Partners, has purchased two Class A office and warehouse buildings in Shopton Ridge Industrial Park at 3845 Shopton Rd. and 3810 Shutterfly Rd. in Charlotte for an undisclosed price. The two buildings total 211,200 square feet and include tenants Linde Gas, Apria Healthcare and Cardinal Health.
FAIRFAX COUNTY, VA. — NAI KLNB, in conjunction with C-III Realty Services, has brokered the sale of 7200 Fullerton Road, a 79,000-square-foot warehouse in Fairfax County, for $5.5 million. Chris Kubler, Marc Tasker and Ryan Moody of NAI KLNB and Linda Simpson of C-III Realty Services represented the seller, C-III Asset Management LLC. Buyer Curtis Investments was self represented. The building was constructed in 1977 and is located adjacent to the Fairfax County Parkway, Backlick Road and the National Geospatial-Intelligence Agency headquarters building.
SMITHFIELD, VA. — Calkain Cos. has facilitated an approximately $3.4 million sale of a Tractor Supply Co. store in Smithfield. A private 1031 investor acquired the retail property. A full-service commercial real estate development firm based in the mid-Atlantic region sold the property. Andrew Fallon of Calkain Cos. represented the buyer.
YPSILANTI, MICH. — Agree Realty Corp. has closed on the $5.6 million sale of the 13,650-square-foot Walgreens on Michigan Avenue in Ypsilanti. The store was developed by Walgreens in 2008 and was sold by Farmington Hills, Mich.-based Agree Limited Partnership. The buyer was undisclosed.
TOPEKA, KAN. — A Florida-based investor has purchased Raintree Apartments, a 184-unit multifamily building located in Topeka for $5.15 million. The apartment complex, located at 3708 SW. 29th St., was built in 1974 and is 95 percent occupied. Alex Blagojevich and David Gaines of Marcus & Millichap Real Estate Investment Services represented the seller, a California-based limited liability company and the buyer in this deal.
MONTGOMERY, ILL. — Quantum Real Estate Advisors Inc has arranged the sale of a 7,964-square-foot National Tire & Battery Auto Center located on Hill Road in Montgomery for $3.4 million. Quantum represented the buyer, an institutional investor from the West Coast, and the seller, a private individual.
GRAFTON, WIS. — Marcus & Millichap Real Estate Investment Services has arranged the sale of the 9,000-square-foot Milwaukee Ale House in Grafton for $1.6 million. Located at 1208 13th Ave, the restaurant is in the heart of downtown Grafton. Marcus & Millichap’s Jeff Rowlett and Jason Ladner represented the seller, a private investor.
DETROIT — 440 Congress LLC has purchased an 85,539-square-foot office building, located at 440 E. Congress St., in Detroit. The purchase price was undisclosed, but the listing price was $1.9 million. Bruce Morrison and Steve Gordon of Signature Associates represented the seller, 400 East Congress Partnership. Morrison also represented the buyer.
MILFORD, CONN. — Institutional Property Advisors has arranged the sale of two portfolios in Milford to separate investors for a combined $72.4 million. Perpetual Real Estate Partners LP purchased Spinnaker Wharf, Spinnaker Walk and Spinnaker Square for $31.8 million. The portfolio overlooks Milford Harbor and features 107 rental units and 38,963 square feet of retail space. Wolff Enterprises II LCC acquired Spinnaker Brook, Spinnaker Chase, Spinnaker Crest, Spinnaker Green, Spinnaker Hunt and Spinnaker Station for $40.6 million. The portfolio includes 228 rental units and 8,731 square feet of commercial space.
