SAN CLEMENTE, CALIF. — Oceanview Medical Center in San Clemente has sold to Accretive Realty Advisors for an undisclosed sum. The campus contains a 30,913-square-foot medical office building that is situated across from the San Clemente campus of Saddleback Memorial Medical Center. The center is anchored by MemorialCare Health, which houses several affiliated practice groups. Accretive Realty represented itself in this transaction, while the unnamed seller was represented by Evan Kovac, Garth Hogan, Chris Stai and Kyle Kovac of Newmark Grubb Knight Frank's Global Healthcare Services Group. Hogan, along with John Scruggs, will serve as Accretive’s exclusive leasing agents.

SANTA MONICA, CALIF. — Acento Advertising has signed a seven-year lease for 19,042 square feet at 2001 Wilshire Blvd. in Santa Monica. The new space will allow the company to expand and hire about 60 new employees. The lease is valued at $4.36 million. Acento will occupy the new space in March. The firm was represented by Roger Beck and Gelena Skya-Wasserman of Charles Dunn Company. The landlord, Douglas Emmett, represented itself in this lease transaction.
WOODSTOCK, GA. — The LaSalle Group is planning a nearly 28,000-square-foot, $9.8 million memory care community called Autumn Leaves of Towne Lake and located at 1962 Eagle Dr. in Woodstock. It will be the second Autumn Leaves memory care community in metro Atlanta, and it will exclusively care for residents with Alzheimer’s, dementia and memory impairment. Autumn Leaves of Towne Lake is expected to open in fourth quarter of 2013.
RIDGELAND AND CANTON, MISS. — Strategic Storage Trust Inc. (SSTI), a publicly registered non-traded REIT that invests in self-storage properties, has purchased two self-storage properties in Ridgeland and Canton for a total purchase price of approximately $10.7 million. The two properties include 900 units and 149,000 square feet combined and will be rebranded under the SmartShop Self Storage trade name. SSTI purchased all of the properties’ interests from several investors during a period of months.
BEL AIR, MD. — Washington Real Estate Investment Trust (WRIT) has sold the 33,921-square-foot Plumtree Professional Center, a single-story medical office building, for $8.75 million. The Atkins Companies, which is based in New Jersey, purchased the healthcare property at 104 Plumtree Rd. in Bel Air. Jonathan Carpenter and James Wellschlager of Cassidy Turley’s Capital Markets Group represented the seller.
WASHINGTON, D.C. — The 61-unit Terrace Manor Apartments, a garden-style apartment community, has sold in Washington, D.C. Ari Firoozabadi, John Mullen, Kyle Tangney, Henry Schuldinger and Caleb Brown of Washington, D.C.-based Greysteel Co. represented the seller, Hastings Development Corp., in the transaction. Sanford Capital LLC purchased the multifamily property.
OKEECHOBEE, FLA. — A 40-room Travelodge Suites has sold in Okeechobee. Jonathan Ruprai and Dennis Hopper of Marcus & Millichap’s Tampa, Fla., office represented the seller, a local limited liability company. Ruprai secured the buyer, a North Carolina-based private investor.
VALPARAISO, ILL — Inland Real Estate Corp. has acquired the 137,509-square-foot Valparaiso Walk shopping center located at Silhavy Road and LaPorte Avenue in Valparaiso fo $21.9 million . The center is 100 percent leased, and anchored by Bed Bath & Beyond, Marshalls, Best Buy and Michaels and shadow-anchored by Aldi and Menards. Houston based CBRE Capital Markets represented the seller, IBT Group LLC in Chicago.
WOODBURY, MINN. — Hunter Hotels Advisors has closed on the $14 million sale of the 150-room Sheraton Woodbury hotel located in the Twin Cities market. Schulte Hospitality Group in Kentucky purchased the five-story hotel, which was built in 2008. Atlanta-based Hunter Hotel Advisors represented both Schulte and the owner, Minneapolis-based Dougherty Funding in the deal.
KOKOMO, IND. — Marcus & Millichap Real Estate Investment Services has arranged the sale of an 1,800-square-foot Starbucks in Kokomo. The net-leased property is located at 512 East Alto Road on the corner of U.S. Highway 31. Philip Levy and Alvin Mansour of Marcus & Millichap represented the seller, a limited liability company, and the buyer, a private investor.
