HOUSTON — The Nora's Gift Foundation has selected Satterfield & Pontikes Construction to build the new 12,000-square-foot Nora's Home hospitality facility near the 45 million-square-foot Texas Medical Center in Houston, the world's largest healthcare campus. The $2.1 million facility will be located at 8300 El Rio St. and will provide lodging and support services for patients and families in a home-like environment. The property will feature 16 private bedrooms and bathrooms, a large commercial kitchen, great room, chapel, garden, community room, education center and free shuttle to the medical center. Satterfield & Pontikes plans to deliver the facility in August 2013. WHR Architects will provide design services, Walter P Moore will provide civil and structural engineering services and Affiliated Engineers will provide mechanical, electrical and plumbing engineering services.

BASTROP — Beech Street Capital has secured a $7.8 million FHA 223(a)7 loan to refinance The Lodge at Lost Pines, a 160-unit multifamily property located in Bastrop. Shamir Seidman of Beech Street originated the 30-year loan for Meridian Capital Group on behalf of the borrower, Brooklyn Bridge Inc. Duncan Mendelsohn of Beech Street was the FHA underwriter for the transaction.
EMERYVILLE, CALIF. — Public Market, a 272,000-square-foot, mixed-use development in the East Bay submarket of Emeryville, has received $42.5 million in financing. The acquisition financing was provided to a joint-venture between Angelo, Gordon & Co. and City Center Realty Partners, LLC. The non-recourse loan features a floating interest rate and a six-year term. It also allows for a one-year extension and a future funding component t cover property renovations, leasing commissions and tenant improvements. Public Market contains 153,000 square feet of retail space, including a 10-screen Regal theater. Other notable tenants include Urban Outfitters, Guitar Center, Peet’s Coffee & Tea, Regal Cinemas and In-Shape Health Club. It also contains a 119,000-square-foot, Class A office tower that is occupied by Random House, Silicon Valley College and Rocket Software, among others. The Bank of America loan was secured by HFF’s Peter Smyslowski and Kevin Redford.
TEMPE, ARIZ. – The 209-room Sheraton Phoenix Airport Hotel in Tempe has sold to Tempe Hospitality Ventures LLC for an undisclosed sum. The all-cash purchase includes a new 20-year Sheraton franchise. The hotel will undergo significant capital improvements starting next summer. The seller, JER Tempe Hotel LLC, was represented by Bill Murney of HREC Investment Advisors’ Phoenix office.
SAN MARCOS, CALIF. — The Golden Door Spa, a 41-room luxury spa resort in San Marcos, has sold to an unnamed buyer for $24.8 million. The acquisition also includes ownership of The Golden Door brand, as well as any future resort expansion opportunities. The seller was represented by Dan Peek, Bill Stadler, Scott Hall and Alexandra Lalos.
BURBANK, CALIF. – A joint venture partnership that includes KBS Strategic Opportunity REIT has purchased The Burbank Collection, a 39,428-square-foot retail property in Burbank. The purchase price was not disclosed. The Burbank Collection was built in 2008 and features 12 retail units. Notable tenants include Pinkberry, Barney’s Beanery, Verizon and Panera Bread.
CORONA, CALIF. – The 312-unit Parcwood Apartment Homes in Corona has sold to Western National Group for $42.2 million. The community is located at 1700 Via Pacifica. The seller, Essex Property Trust, was represented by Joe Leon and Javier Rivera of Jones Lang LaSalle’s Capital Markets.
PALM SPRINGS, CALIF. — A 51,572-square-foot portion of the Washington Square retail center in Bermuda Dunes, a submarket of Palm Springs, has sold to 42 Washington Square LP for $9.5 million. The sold portion of the 136,314-square-foot center is located at 42-100, 42-200 and 42-400 Washington Street. It was 97 percent occupied at the time of sale. A 30,000-square-foot HomeGoods store was part of the transaction. Dennis Vaccaro of Faris Lee Investments represented both the buyer and the seller, Washington Square S.C., LLC, in this transaction. Matt Mousavi, also of Faris Lee, assisted Vaccaro with the buyer.
FULLERTON, CALIF. — B/E Aerospace has signed a 10-year lease for a 91,116-square-foot building in Fullerton. The expansion lease is valued at $5.1 million. The facility is located at 1400 S. Manhattan Ave. The new space will allow the company to build 20,000 square feet of new office and engineering space. B/E Aerospace was represented by Jeff Bethel of Lee & Associates’ City of Industry office. The landlord, 1400 Manhattan Properties, LLC, was represented by Clyde Stauff of Colliers.
MIAMI — W.P. Carey & Co. LLC has sold a 209,000-square-foot industrial and office property that houses B/E Aerospace to UBS for $26 million. The property includes a 156,820-square-foot bulk warehouse and a three-story, 52,180-square-foot office building. It was built in 2000 and is located at 1000 and 10000 N.W. 15th Terrace within International Corporate Park in Miami’s Airport West/Doral submarket. Charles Foschini, Christian Lee and Christopher Apone of CBRE’s South Florida office and Chris Riley and Brian Budnick of CBRE’s Atlanta office represented W.P. Carey & Co. in the transaction.
