NEW YORK CITY — Massey Knakal has arranged the $7.7 million sale of 246 East 53rd St. in Midtown East in New York City. The 12,915-square-foot building contains 21 apartment buildings and two retail stores on the ground floor, which are fully leased. Of the residential units, 17 are market rate units, two are rent controlled and the remaining two are rent stabilized. Bob Knakal and Clint Olsen of Massey Knakal represented both parties in the transaction.

HOUSTON — Marcus & Millichap has secured the sale of a 30,500-square-foot retail property located at 2800 San Jacinto St. in Houston. Edward Benton and Justin Miller of Marcus & Millichap's Houston office, along with David Ching of the firm's Oakland, Calif., office, represented the seller, a financial institution, in the transaction. Benton, Miller and Ching also represented the buyer, a developer.

MAGNOLIA — Boyd Commercial/CORFAC International has arranged a 97,000-square-foot industrial lease, located on 9.4 acres at 5434 FM 1488 in Magnolia, to Complete Drilling Solutions. The property features 3,000 square feet of office space, 8,000 square feet of shop space, 86,000 square feet of manufacturing/warehouse space, three five-ton bridge cranes, one three-ton bridge crane, 10 grade-level doors and five truck docks. David Boyd of Boyd/CORFAC represented the landlord, Florida-based Silverstein Enterprises of Magnolia, in the lease transaction. Steve Kuper and Preston Yaggi of The National Realty Group represented the tenant.

CARROLLTON — Henry S. Miller Brokerage has arranged Fallas Discount Store's relocation from Valwood Village in Farmers Branch to the Carrollton Park Shopping Center in Carrollton. The discount store will lease 15,116 square feet of space, located at 1103 Josey Lane in Carrollton. Shawn Ackerman of Henry S. Miller represented the tenant in the lease transaction.

LAS VEGAS – Decatur Crossings III, a112,304-square-foot, mixed-use property in Las Vegas, has sold to Ready Mix Opportunity Group LLC for $7 million. The property contains two office/flex buildings that were 40 percent occupied at the time of sale. Ready Mix was represented by Kevin Higgins and Garrett Toft of Voit’s Las Vegas office and Darren Tappen of the firm’s Phoenix office. The seller, Next Gen Fund 5, LLC, represented itself in this transaction.

WOODBURN, ORE. — A 146,465-square-foot industrial property in Woodburn has sold to Wilson Construction for $2.7 million. The stand-alone manufacturing facility is located at 2450 Progress Way. The seller, Supreme Indiana Operations, a subsidiary of truck body manufacturer Supreme Corporation, was represented by Mark Hush and Pat Ulch of Newmark Grubb Knight Frank.

DENVER – A 77,210-square-foot lot in Denver that contains three industrial buildings has sold to WalBlake, LLC for $3.3 million. This was the highest price per square foot paid for land in the RINO district, according to Sam Leger and Tim Finholm of Unique Properties, LLC – TCN Worldwide. The pair represented the sellers, Gregory Land Co. and Gregory Companies, in this transaction. The property is located at 3601-3655 and 3707 Walnut Street.
