FAYETTEVILLE, N.C. — Wilton, Conn.-based Westport Capital Partners has purchased the 250,000-square-foot Marketfair Mall at the intersection of Skibo and Morganton roads in Fayetteville. A 15-screen, 60,000-square-foot Carmike Cinemas anchors the retail property, which also includes a 66,000-square-foot Gander Mountain Outdoor World and 35,000-square-foot HH Gregg. Joe Montgomery of Colliers International’s Atlanta office represented the seller.

CHARLOTTE, N.C., AND NEWNAN, GA. — Two Advance Auto Parts stores in North Carolina and Georgia have sold to a California-based buyer to complete a 1031 exchange. The automotive retail property in Charlotte sold for $1.78 million and the one in Newnan sold for $1.64 million. Steve Horvath and Jay Levell of Berkeley Capital Advisors represented the unlisted seller.

TAMPA, FLA. — An 8,400-square-foot former dialysis center at 1602 N. 21st St. in Tampa has traded. Moe Derbala of Marcus & Millichap’s Tampa office represented the seller, a Tampa-based private investor, and also secured the buyer. The former dialysis center was built in 1980 and consists of three suites. Suite 1 is 5,225 square feet and has 18 patient bed treatment areas. Suite 2 has 1,800 square feet of open area with a bathroom. Finally, Suite 3 contains three offices.

LINCOLNSHIRE, ILL. — Retail Properties of America Inc. (RPAI) has sold an 818,686-square-foot office building in Lincolnshire that is fully leased to Aon Hewitt, for $148 million. Proceeds from the sale were used to repay $177.7 million in mortgage debt and accrued interest encumbering the entire Aon Hewitt campus. Following the sale, RPAI continues to own the remaining 343,000-square-foot Aon East Campus, which is fully leased to Aon Hewitt.

ROSEMONT, ILL. — Three new tenants have joined 600 Shafer Court, a 162,115-square-foot office building in Rosemont. The American Society of Plumbing Engineers, represented by Greg Witt and James Otto of CBRE Group, leased 7,076 square feet. Quattro FPO Solutions took 3,185 square feet and was represented by Peter Kelly of Lincoln Property Commercial. Haemonetics Corp., represented by Jon Azulay of Studley, leased 14,665 square feet. Jack Reardon of NAI Hiffman represented the owner in all three transactions.

KANSAS CITY, MO. — Smith Electric Vehicles US Corp. has renewed its lease for 80,000 square feet of industrial space at 9200 NW 112th St., Building 2 in Kansas City. The company produces zero emission commercial electric vehicles. David Hinchman, Mike Mitchelson, Joe Orscheln, Brian Staton and Nicki Garret of CBRE Group represented the tenant in the transaction. The landlord is the Kansas City Aviation Department.

ANTIOCH, ILL. — Marcus & Millichap has arranged the $720,000 sale of Joanna Court Apartments, located at 287 and 299 Joanna Court in Antioch. The property includes two, 12-unit apartment buildings built in 1971. Jim Walsh of Marcus & Millichap represented the seller, a private equity firm. David Gaines and Alex Blagojevich of Marcus & Millichap represented the buyer, a private investor.

LAWRENCE, MASS. — Loft Five50, a 160,000-square-foot mixed-income apartment complex has opened in Lawrence. WinnDevelopment constructed the complex within two buildings on the historic former Malden Mills manufacturing site. The property had been vacant for 10 years and Winn acquired the site from Versa Capital in 2011. The 75-unit building includes an indoor theater, fitness center with yoga studio and a community room. The property is north of Boston and two miles from Interstate 93. TD Bank provided financing for the project. Keith Construction was the general contractor and The Architectural Team was the architect.

WARWICK, R.I. — Winstanley Enterprises and Surrey Equities have acquired the historic Rhode Island Mall at 650 Bald Hill Road in Warwick for $38 million. The 450,000-square-foot mall originally opened as the Midland Mall in 1967 as the first two-level enclosed mall in New England. The mall portion of the property, totaling 225,000 square feet, has been vacant since closing in April 2011. The remaining standalone retail space is currently anchored by Sears, Walmart and Kohl's. The new owners plan to renovate the mall and create larger tenant spaces that cater to anchor tenants. Cushman & Wakefield represented the seller, GLL Real Estate Partners, in the transaction. Eastern Retail Properties represented the buyer.
