OKLAHOMA CITY, OKLA. — Dallas-based Metropolitan Capital Advisors (MCA) has secured a $63 million mortgage for the new Boeing Regional Headquarters Campus, located across from Tinker Air Force Base in Oklahoma City. Todd McNeill and Sunny Sajnani of MCA arranged the 10-year loan with a 30-year amortization schedule. The proceeds from the loan were used to retire existing debt, pay for capital improvements, fund closing costs and return equity to the sponsor.

KATY — EastGroup Properties is going to begin the first phase of Ten West Crossing, a 40-acre business park located on Merchants Way near Interstate 10 and Mason Road in Katy. The first stage of development will include a 45,000-square-foot flex facility and a 67,000-square-foot light industrial property. On full build-out, Ten West Crossing will span 552,000 square feet. EastGroup and its leasing partner InSite Realty worked closely with the Katy Area EDC on the development.
DALLAS — Los Angeles-based CIM Group and Open Realty Advisors have purchased 28 buildings totaling 130,000 square feet of retail, restaurant and commercial space along the Henderson Avenue corridor in Dallas. The corridor connects the Highland Park and East Dallas submarkets.
HOUSTON — Commercial Resource Capital has refinanced the 263,385-square-foot Younan Square, a 20-story office building located at 1010 Lamar in downtown Houston. The office building also includes the 1111 main parking garage. Toby Kettle and Jason Dannatt of Commercial Resource Capital arranged the five-year, fixed-rate loan.
AUSTIN — The State of Texas has renewed its 73,621-square-foot lease at Summit Tech Center, located at 14000 Summit Drive in Austin. Daniel Farrar, Will Nichols and Sam Owen of Stream Realty Partners represented the landlord in the lease transaction.
CUPERTINO, CALIF. – A retail property in Cupertino that has recently signed 99 Ranch has received a $13-million mortgage. The 20-year, fixed-rate, permanent loan was arranged for Browman Development Company by Greg Gray of Barry Slatt Mortgage. It was provided by Thrivent Financial for Lutherans.
TORRANCE, CALIF. — A 4,229-square-foot retail strip center in Torrance has sold to a private investor for $4.6 million. The property is located at 20301 Hawthorne Blvd. It is fully occupied by 7-Eleven and the Coffee Bean & Tea Leaf. The buyer was represented by Paul Lee of Pacific Gold Coast Realty in Diamond Bar. The seller, a locally based private investor, was represented by Kevin T. Fryman and Carlos J. Lopez of Hanley Investment Group Real Estate Advisors.
LOS ANGELES — A 10-unit apartment building located in the Los Angeles submarket of North Hollywood has sold to a private investor for $2.3 million. The community is located at 12017 Hart Street. The buyer was represented by Reza Ghobadi and Sevak Keshishian in Marcus & Millichap’s Encino office. The seller, a limited liability company, was represented by Tony Azzi of Marcus & Millichap’s West Los Angeles office.
SANTA ROSA, CALIF. – Medtronics has expanded its footprint in Santa Rosa. The medical device technology company has signed a new lease for a 62,865-square-foot building at 3880 Brickway Blvd., while extending its current lease term on the neighboring 63,720-square-foot building at 3850 Brickway Blvd. The Class A buildings were owned by Equity Office Properties (EOP) when the leases were executed, but have since been purchased by Basin Street Properties. EOP was represented by Jeff Negri, Niels von Doepp and Ryan Snow of Cassidy Turley.
SIMI VALLEY, CALIF. – The 397-unit Creekside Apartments in Simi Valley has sold to Decron Properties Corp. for $70 million. The community is located at 1518 Patricia Ave. Decron plans to invest $9 million to upgrade and resdesign the property. Decron represented itself in this transaction, while Marc Renard of Cushman & Wakefield represented the seller.
