The property includes a surgery center, various medical specialties, a pharmacy, therapeutic spa and a deli. Tenants of the center include The Center for Special Surgery, High Performance Pharmacy, South Texas Radiology, Herb & Pickle Deli, Hand Center of San Antonio, Sports Medicine Associates, Stadia Spa, Texas Plastic Surgery, The Ear Medical Group, Roger Macias, Jr. DDS, Vestibular Rehab Specialists, Global Sleep Technologies, Ophthalmology & Ophthalmic Surgery, Impact Physicians of Texas, Texas IPS, Advanced Spine & Pain, Orthopaedic & Spine Institute Chronic Pain Management Center, DJ Ortho/MedEx PSI, OSI Medical Centers Aesthetics & Vascular Center and Heart & Vascular Institute of Texas. FORT WORTH — Marcus & Millichap has arranged the sale of a new 7-Eleven ground lease on a 35,102-square-foot site in Fort Worth. Vincent Knipp and Chance Hales of Marcus & Millichap's Fort Worth office represented the 1031 exchange buyer, a Texas-based partnership, in the transaction. The 7-Eleven is slated to open in mid-December.
LAS VEGAS — A 71,551-square-foot retail building in Las Vegas has sold to Sunstone Diamond, LLC for $12.3 million. It is located at 8030-8180 Blue Diamond Road. Sunstone was represented by Gino Vincent of Mint Property Group. The seller, SA Group Properties, was represented by Cathy Jones, Paul Miachika, Mikel McCullough, Jessica Beall and Roy Fritz of Sun Commercial Real Estate.
PHOENIX – K Hovnanian Homes has renewed its lease for 19,892 square feet of space at Desert Ridge Corporate Center II in Phoenix. The homebuilder signed on for an additional eight years. Desert Ridge is located at 20860 N. Tatum Blvd. K Hovnanian was represented by Mark Seale of Cassidy Turley. The landlord, Faison, was represented by Bill Blake, Craig Coppola, Andrew Chene and Colton Trauter of Lee & Associates.
HUNTINGTON BEACH, CALIF. – HomeGoods has signed a 10-year lease for 24,160 square feet at the Sher Lane Shops in Huntington Beach. The community center is located at the southeast corner of Edinger Avenue and Sher Lane in Huntington Beach. HomeGoodsis expected to open in a former Office Depot building in spring 2013. Other notable tenants at the center include Men’s Wearhouse, Stone Hedge Tiles and Vitamin Shoppe. HomeGoods was represented by Anthony Mansour of the Clover Company. Present Value Properties is the exclusive representative for Sher Lane Shops. Sharon Courtway executed this lease transaction on behalf of the center.
LANCASTER, CALIF. – The 216-unit Amargosa Creek in Lancaster has sold to FAOF Amargosa, LLC for $14.3 million. It is located at 43332 Gadsden Ave. The REO property was sold via auction. SEATTLE – A new mixed-use project that will feature 105 residential units and 7,500 square feet of ground-floor retail space is slated for Seattle’s Capitol Hill neighborhood. Transwestern Investment Management (TIM) and its equity partner, State Farm Life Insurance Company, have enlisted Alliance Residential to develop the project at 1100 East Madison Street. It is scheduled for completion in 2014.
HAWTHORNE, CALIF. – The 58-unit Yukon Apartments in Hawthorne has sold to The Montecito Apts Investments, LP for $5.8 million. The REO property was sold via auction. ST. PETERSBURG, FLA. — Institutional Property Advisors (IPA) has brokered the sale of the 416-unit Flagler Pointe Apartments, located near Interstate 275 in St. Petersburg, for $23.2 million. The property was built in 1974 but underwent a complete renovation in 2002. The community includes 256 one-bedroom, 128 two-bedroom and 32 three-bedroom units with an average floor plan of 784 square feet. Flagler Pointe Apartments is 91 percent occupied. Amenities include four resort-style pools and two community clubhouses, along with tennis and volleyball courts. Jamie May of IPA represented the seller, PRG Real Estate Management. The buyer was Merion Realty Partners.
LAWRENCEVILLE, GA. — NorthMarq has secured $5.2 million in acquisition financing for the Philip Professional Center, a 32,120-square-foot medical office building. The property is located at 455 Philip Blvd. in Lawrenceville, Ga., approximately 30 miles northeast of Atlanta. Major tenants at the building include Kaiser Permanente and the VA. The 7-year loan is amortized over 30 years. MIke Doll of NorthMarq's Atlanta regional office arranged the financing on behalf of the borrower, ICM Realty Group LLC, through its relationship with a life company lender.
