WATERTOWN, MASS. — 480 Biomedical has renewed its lease for 27,311-square-foot laboratory facility at 480 Arsenal St. in Watertown. The company develops bioresorbable scaffold for treating occlusive disease in the superficial femoral artery. 480 Arsenal St. is a 141,000-square-foot lab building located less than five miles from Interstate 90 and the Massachusetts Turnpike. Tucker Hansen and Joe Flaherty of Colliers International represented the tenant in the transaction. The landlord is Alexandria Real Estate Equities.

AUSTIN — Dallas-based GenCap Partners Inc. has begun construction on The Park at Lakeline, a 352-unit luxury apartment complex located near Lakeline Mall in north Austin. GenCap will provide $30 million in construction debt and equity financing for the the development through several Dutch pension funds. Genesis Capital Advisors, an affiliate of GenCap, arranged the financing. Kelly Grossman Architects is designing the project, and TPAL Construction is the general contractor. The first units and clubhouse are slated for completion in the second quarter of 2013, with final completion slated for fourth quarter 2013.
SAN ANTONIO — San Antonio-based Embrey Partners has closed on a new urban infill project, located on West Avenue along Wurzback Parkway in north central San Antonio. The 29-acre site will house a new Class A multifamily community with 360 units, backyards, two-car garages, an urban clubhouse, fitness center, aqua lounge and resort-style swimming pool. Each unit will feature granite countertops, designer lighting packages, garden tubs and stainless steel appliances. BBVA Compass is providing construction financing for the project and Nationwide Insurance is providing equity financing.
DALLAS — The CONTI Organization has purchased the 237-unit Santa Fe Apartments, a garden-style community located at 9505 Brockbank Drive in Dallas. CONTI acquired the property through a Fannie Mae loan. CONTI plans to invest $700,000 in capital improvements to restore the property, which was constructed in 1983.
MIDLAND — Marcus & Millichap has arranged the sale of the 98-room Baymont Inn & Suites, a hotel property located at 10000 Airport Road in Midland. Jake Gaddy, Allan Miller and Chris Gomes of Marcus & Millichap's Austin, San Antonio and Dallas offices represented the seller, a private investor, in the transaction. Miller and Gaddy also represented the buyer, a developer.
HOUSTON — Lone Star Partners has broken ground on Katy Green Business Parkway, a 26,480-square-foot office/warehouse project located near the northwest corner of Interstate 10 and Westgreen in Houston. Jim Autenreith and Jeff Barbles of Moody Rambin will handle leasing the property, which is expected to top off by year's end.
LAS VEGAS – A joint venture between Hines and a subsidiary of real estate funds managed by Oaktree Capital Management has acquired a 32-building office portfolio in the Las Vegas submarket of Summerlin. Vegas Inc. reported the sales price to be about $127 million. The portfolio contains 1,110,500 square feet of institutional-quality office space that is spread out among 13 campuses. The acquisition also includes two additional development parcels totaling 19 acres. Some of the properties’ notable tenants include AT&T, Diamond Resorts, Expedia, Williams-Sonoma and Wyndham Worldwide. Hines has assumed property management responsibilities on behalf of the joint venture. The seller, General Growth Properties, was represented by CBRE’s Kevin Shannon, Tom Bohlinger and Charles Moore.
CITY OF INDUSTRY, CALIF. – The Walnut Business Center has sold to Cook Walnut Property LLC for $6.6 million. The 57,412-square-foot center is located at 19555-19575 E. Walnut Drive South. Cook Walnut was represented by Jeff Bethel of Lee & Associates’ City of Industry office and Peter Bacci of the firm’s Los Angeles – Central office. Bethel also represented the seller, Catesgarb Holdings.
BRENTWOOD, CALIF. – The 137-unit TownCentre Commons Apartments in Brentwood has sold to Ridge Capital Investors for $19.6 million. TownCentre Commons is currently 97 percent occupied. Ridge Capital plans to invest an additional $1 million in property renovations. The community is managed by FPI Management.
PHOENIX — A 131,000-square-foot industrial building in Phoenix has sold to Grand Canyon University for $6.4 million. The single-story flex building is located at 5115 N. 27th Ave. Grand Canyon was represented by Todd Noel of Colliers International’s Phoenix office. The seller, Crown Realty & Development, was represented by Will Strong of Cushman & Wakefield.
