LUBBOCK — Austin-based American Campus Communities (ACC) has purchased 19 student housing communities across the U.S. totaling 12,049 beds for $862.8 million, including 25Twenty in Lubbock. The 562-bed community houses students from Texas Tech University. ACC's purchase consists of the assumption of $396.2 million of outstanding mortgage debt and $466.6 million in cash. The acquisition is slated to close in the fourth quarter of this year. The portfolio is currently 92.3 percent occupied for the 2012-2013 academic year. ACC is planning on replacing six different third-party managers at the close of the transaction. Affiliates of Kayne Anderson Capital Advisors are the sellers of the portfolio.

AUSTIN — Velocis has purchased West Woods Shopping Center and Springdale Shopping Center, two centers located in Austin totaling more than 350,000 square feet. The shopping centers are valued at approximately $60 million. The 189,340-square-foot West Woods is located at the intersection of Bee Caves Road and Walsh Tarlton Lane. The center is 97 percent leased to Stein Mart, Michael's, Petco and CVS/pharmacy, as well as a variety of local boutique shops. The 163,677-square-foot Springdale Shopping Center is located in northeast Austin near the new Mueller Airport redevelopment. H-E-B anchors the center, whose other tenants include Fashion Outlet, Carousel Pediatrics, Family Dollar and O'Reilly Auto Parts.

CEDAR HILL — Uptown Village at Cedar Hill, a 615,000-square-foot shopping center located at 305 W. FM 1382 in Cedar Hill, has added new tenants to its roster. Recent store openings include Wet Seal, PS from Aeropostale, Crazy8, Kid's Foot Locker and Christopher's Menswear. Journeys and DXL Men's Apparel will open new stores in December as well. In 2013, Kay Jewelers and Massage Envy will open new stores. In addition, The MGHerring Group, owner of Uptown Village, has installed three Electronic Vehicle (EV) charging stations at Uptown Village. Cedar Hill is currently the only city with EV charging stations between Dallas and Houston.

SAN FRANCISCO — Kilroy Realty Corporation (KRC) has announced its plan to build a $200-million, 400,000-square-foot office building in San Francisco’s South of Market (SOMA) district. The 0.43-acre development site, which is located at 350 Mission Street, was purchased by KRC for $52 million. The 27-story tower is being designed by Skidmore, Owings & Merrill LLP. It is targeting LEED-Platinum certification. If successful, it will be the first ground-up commercial development in San Francisco to achieve this feat. The building is slated for completion in early 2015. Christopher Roeder, David Churton and Ted Davies of Jones Lang LaSalle will act as the project’s listing brokers.

ONTARIO, CALIF. – Cardenas Markets has signed a 10-year lease for 263,000 square feet in Ontario. The space is located at 2501 East Guasti Road. It is within a 420,000-square-foot, multi-tenant industrial building. The new lease will allow Cardenas to expand its headquarters and distribution operations, which currently resides in a 420,000-square-foot space in Ontario. The landlord, MK Associates LTD, was represented by Joe Miller of Voit Real Estate Services. Miller worked with Mike Leifer of Palmieri, Tyler, Wiener, Wilhelm & Waldron on land-use issues, as well as with Ruben Goodsell, Peter McWilliams and Michael McCrary of Jones Lang LaSalle on the marketing assignment.

SURPRISE, ARIZ. — The Boulevard At Surprise Pointe, a 141,507-square-foot specialty/entertainment shopping center in Surprise, has sold to CIRE Investments for $17.5 million. The center is located on the southeast corner of Waddell and Litchfield Roads. It is 62 percent leased. Its anchors include Ultra Star Cinemas, Walgreens and Uptown Alley Entertainment Center. The Boulevard features eight strip-retail buildings and six land pads for future development. The seller, Karlin Real Estate, was represented by Ryan Schubert and Michael Hackett with Cassidy Turley Arizona’s Capital Markets Group. Brad Douglass and Chris Hollenbeck of Cassidy Turley Arizona’s Retail Group will act as the center’s leasing agents.

GARDEN GROVE, CALIF. – A 125,000-square-foot industrial building in Garden Grove has sold to Ranger West Two, LLC for $12.7 million. It is located at 12101 Western Ave. Ranger West was represented by Peter Castleton of Voit Real Estate Services and Todd Clarke of Kidder Matthews. The seller, 12101 LLC, was represented by Tim Arguello of Lee & Associates – Newport Beach.

FONTANA, CALIF. – A 111,419-square-foot industrial building in Fontana has sold to Molto Capital, LLC for $7.8 million. The Class A building is located at 13508 Marlay Ave. It includes 4,000 square feet of office space. Molto was represented by Brad Yates, Richard Schwartz and Stefan Pastor of Colliers International. The seller, C.H. HU Corporation, an ownership entity of Organize It All, represented itself in this transaction.
