AUSTIN — AMLI Residential plans to develop a 279-unit apartment building in the new mixed-use town center in Austin's Mueller master-planned community. The property will include approximately 8,000 square feet of retail space and will be located adjacent to the upcoming Austin Children's Museum. Fifteen percent of the units will be included in the Mueller Affordable Homes Program. The new apartment community will feature a fitness studio, a conference center, Wi-Fi, club, gaming lounge, resort-style pool, private sundeck and a public paseo linking the lakefront with the apartments. AMLI is anticipating the project to achieve LEED certification. AMLI will break ground on the development in the first quarter of 2013, with the first units available in the third quarter of 2014.

HOUSTON — The Houston chapter of Dress for Success has opened its new 16,600-square-foot office building, located at 3310 Eastside St. in Houston. The property was developed using $6.5 million in donations. D.E. Harvey Builders constructed the property and Ziegler Cooper Architects designed it. The new building includes a warehouse, sorting center, meeting space, computer center, resource center, child care facility and retail space.
SAN ANTONIO — Beech Street Capital has closed $39.2 million in Freddie Mac Capital Market Execution loans to refinance a three-property apartment portfolio totaling 942 units in San Antonio. The three properties include Sunset Canyon Apartments, Kenton Pace Apartments and Peppermill Apartments in San Antonio. Brian Sykes of Beech Street's Boston office originated the 10-year loans.
DALLAS AND ARLINGTON — NorthMarq Capital has arranged $5.6 million in acquisition financing for a portfolio of four industrial buildings located in Dallas and Arlington. The portfolio spans 240,000 square feet. Phillip Bankhead of NorthMarq's Dallas office arranged the 20-year loan to amortize over 20 years through a life insurance company.
ALLEN — Twin Creeks Business Center, a three-building, 180,000-square-foot industrial property at 1307 N. Watters Road in Allen, is nearly fully occupied after adding a tenant. Associated American Industries Inc. has signed a 21,027-square-foot lease for flex space at Building 200, becoming the building's first tenant. Susan Singer and Michael Grant of Bradford Commercial Real Estate Services/CORFAC International represented the landlord, Twin Creeks Warehouse Ventures LP, in the lease transaction. Natalie Snyder, Sharon Morrison, Nora Hogan and Robert Deptula of Transwestern Dallas represented the tenant.
SALT LAKE CITY — Spirit Realty Capital has acquired six Sportsman’s Warehouse properties in a sale-leaseback transaction with the Salt Lake City-based retailer. The transaction was valued at more than $45 million. The stores are located in Midvale, Utah; Thornton and Loveland, Colo.; Phoenix and Mesa, Ariz.; and Ankeny, Iowa. They range in size from 43,725 square feet to 57,055 square feet. Sportsman’s will continue to operate the stores under a 15-year lease agreement. The retailer was represented by Bryce Blanchard of NAI West; Chris Hatch of Mountain West; and Jason Smith of Global Corporate Solutions. Other NAI Realty Network affiliates also participated in this transaction. Spirit Realty Capital was represented by Hope Sherman of NAI Ohio Equities.
SAN JOSE, CALIF. — Trimble Technology Park, a 234,123-square-foot office campus in San Jose, has sold to Bixby Land Companyfor $29.5 million. The four-building campus is located at 375, 397, 399 and 441 W. Trimble Road, within the city’s Golden Triangle submarket. The property was acquired by Bixby in a venture with Cornerstone Real Estate Advisors, on behalf of one of its institutional clients. The company is planning a $23-million repositioning and rebranding at the campus that will include a 16,000-square-foot office space addition. The renovation is expected to begin in early 2013 and finish by year’s end. Bixby represented itself in this transaction, while the seller, Rockpoint, was represented by CBRE’s Joe Moriarty.
PHOENIX – The 224-unit Fountain Oaks apartments in Phoenix has sold to Summit Equity Investments for $8.3 million. It is located at 1225 North 40th Street. Summit Equity represented itself in the transaction, while the undisclosed seller was represented by Cindy Cooke, Brad Cooke and Carrie Burton of Colliers International’s Phoenix office.
RIVERSIDE, CALIF. – The County of Riverside has purchased two office buildings inside the Citrus Park West business park for $6.6 million. The properties are located at 3125 and 3075 Myers Street. The County of Riverside represented itself in this transaction, while the landlord, CT Realty, was represented by Dave Mudge and Tom Pierik of Lee & Associates’ downtown Riverside office.
GARDEN GROVE, CALIF. – A 46,180-square-foot industrial building in Garden Grove has sold to Hager Pacific Propertiesfor more than $3 million. The property was located at 12300 Industry Street. Mike Bouma and Paul Caputo of VOIT Commercial represented both Hager Pacific and the seller, Farmers & Merchants Bank. The duo will also market the property.
