DALLAS — NorthMarq Capital has arranged a construction/permanent loan and joint venture financing for the 263-unit Uptown Victory Apartments, a luxury multifamily development located in Dallas. The apartment community boasts views of Victory Park and Dallas' Central Business District. William Jackson of NorthMarq's Dallas office arranged the financing with a regional commercial bank and a Texas-based equity fund company.
YORBA LINDA, CALIF. – A 34,972-square-foot, multi-use building in Yorba Linda has sold to BSKO, LLC for $3.8 million. The property is located at 22895 Eastpark Drive within the master-planned community of Savi Ranch. The space will serve as BSKO’s new headquarters. The company was represented by Seth Davenport of Voit Real Estate Services. The seller, Eastpark Drive LLC, was represented by Zach Niles, Garrett McClelland and Steve Wagner of Jones Lang LaSalle Orange County.
CENTENNIAL, COLO. – Centennial Office Plaza, a 63,380-square-foot, multi-tenant office building, has received $2 million in financing. The property is located at 12150-12200 E. Briarwood Ave. in Centennial. The funding was arranged by Steve Koeneke and Brock Yaffe of NorthMarq’s Denver regional office.
SANTA MONICA, CALIF. – A 1,987-square-foot retail property in Santa Monica has sold to an unnamed buyer for $1.85 million. It is located at 2301 Wilshire Blvd. across from a Whole Foods Market. The buyer was represented by Mitch Stokes of Madison Partners. The unnamed seller was represented by Geno St. John, William Althouse and T.C. Macker of Coldwell Banker Commercial WESTMAC.
SUPERIOR, COLO. – Kumon Learning Center has leased 1,405 square feet of space at Superior Marketplace in Superior. Kumon was represented by Jetta Yacovetta of West USA Premier. The landlord, Brixmor Property Group, was represented in-house by Paul Sheppard.
RIVERSIDE, CALIF. – Riverside Plaza, a 475,211-square-foot retail center, has been sold to a joint venture between Vestar and a fund advised by UBS Global Asset Management for $84.8 million. The center is 92 percent leased. It is anchored by Vons Supermarket, Trader Joes, CVS Pharmacy and Regal Cinemas Stadium 16. Other notable tenants include Forever 21, Chico’s, JoS. A. Bank, El Torito, California Pizza Kitchen, Islands Burgers, Chase Bank, Panera Bread, Chipotle, Wendy’s and El Pollo Loco. The seller, Westminster Funds, was represented by HFF’s Bryan Ley, Ryan Gallagher, John Crump and CJ Osbrink. Vestar represented itself in this all-cash transaction.
SACRAMENTO, CALIF. – Bayside Communities has purchased the 220-unit Azure Park Apartments in Sacramento for an undisclosed sum. The affordable housing community is currently 85 percent leased. Bayside plans to renovate and rebrand the property as Lotus Landing. Financing was provided by Pembrook Capital Management.
PIEDMONT, S.C. — Drive Automotive Industries of America, a manufacturing division of Cosma International, plans to expand its facility, located on Moon Acres Road in Piedmont, by 150,000 square feet. The $50 million investment is expected to create 60 jobs. The expansion is slated for completion in the third quarter of 2013.
DUMFRIES, VA. — Shorehaven Apts GP plans to build the $41 million, 240-unit Shorehaven Apartments, located in Dumfries. Amenities will include a clubhouse, resort-style pool, exercise facility and dog park. Bill Overman and John Wessling of S.L. Nusbaum Realty Co. represented Shorehaven Apts LP, in the $8.1 million acquisition of the land where the project will be constructed. Full completion is slated for 18 months from when construction begins.
