ATLANTA — Admiral Capital Real Estate Fund and SDM Partners have purchased the 160,000-square-foot 200 Ashford Center North, an office building located in Atlanta. Amenities include a fully equipped conference room, fitness center, on-stie cafe and covered parking. Steven Martin of SDM Partners represented the buyer in the transaction. Michael McDonald, Drew Barnette and Kennedy Hicks of Eastdil Secured represented the seller, a pension fund client of ASB Real Estate Investments.

MONTGOMERY, ALA. — A 13,706-square-foot CVS/pharmacy, located at 3050 Zelda Road in Montgomery, has sold for $4.21 million. The company has 19 years remaining on its lease. Included in the sale was the assumption of a CMBS loan through Wells Fargo. Terry Marks of National Net Lease Realty represented the seller, a Southern California based limited liability company, in the transaction. A California-based broker represented the buyer.
NASHVILLE, TENN. — Beech Street Capital has secured $92.6 million in Freddie Mac Capital Markets Execution loans for the acquisition of a three-property multifamily portfolio, located in Nashville. The properties include the 627-unit Cherry Creek Apartments, the 346-unit Arbors at Brentwood Apartments and the 360-unit Cambridge at Hickory Hollow. Aaron Birnbaum of Meridan Capital Group originated the loans, which were financed by Beech Street as part of its correspondent relationship with Meridian. The seven-year loans have two years of interest-only payments.
ORLANDO — KeyBank Real Estate Capital has arranged a $55.1 million Fannie Mae loan on behalf of CNL Healthcare Trust. Monique Bimler of KeyBank negotiated the 10-year, fixed-rate loan. The funds will be used to refinance the bridge loan for CNL's acquisition of five seniors housing properties in February 2012. The properties total 394 units and include Primrose Retirement Communities in Grand Island, Neb.; Marion, Ohio; Mansfield, Ohio; Casper, Wyo.; and Billings, Mont.
OMAHA — Opus Development Corp. has broken ground on a 127,000-square-foot world headquarters office for The Gavilon Group in Omaha. The Class A office building will be designed and constructed using sustainable elements and will feature 22-foot ceiling heights and an open staircase connecting two levels. Gavilon worked with the mayor's office, City of Omaha staff and the Omaha Economic Development Corp. in its decision to relocate offices. Construction is slated for completion in December 2013. Open Studio Architecture is the design architect for the project. Perkins + Will is designing the interior.
ROMULUS, MICH — CHAT Michigan Inc., a worldwide freight forwarder, has signed a lease for 89,765 square feet of industrial space at Northline Industrial Center in Romulus. The facility includes rail access and houses more than 1 million square feet of warehouse facilities on 164 acres. The center is located at 38481 Huron River Drive. Gary Glotzhober of Colliers International represented the owner, Northline, in the transaction. He also represented the tenant.
BOLINGBROOK, ILL. — Freedom Wireless, the owner of multiple Cricket Wirelesss stores, has acquired a 4,000-square-foot, bank-owned office space at 479 Quadrangle Drive in Bolingbrook. The company plans to use the property, which also contains 2,662 square feet of warehouse space, as its corporate headquarters. Adam Johnson and Leslie Yurek of NAI Hiffman represented the seller, Dearborn Street Holdings, in the transaction. Vick Mehta of Churchill Realty represented the buyer.
FALL RIVER, MASS. — Sam's Club plans to open a 160,000-square-foot location at the new Crossroads at 24 retail complex in Fall River. The property will be adjacent to the 165,000-square-foot Walmart, currently under construction. The store will mark the first Sam's Club in the South Coast region, and is expected to generate $3 million annually in tax revenue for the Commonwealth of Massachusetts. Construction is slated to begin later this year. A partnership between First Bristol Corp. and Marshall Properties is developing the Crossroads at 24, a 350,000-square-foot, mixed-use retail center.
WOODBRIDGE, TWP., N.J. — Metro Logistics has signed a lease for 82,000 square feet at 4 Engelhard Ave. in Woodbridge Twp., N.J. The warehouse, trucking and distribution operator is relocating from a 25,000-square-foot building in Secaucus. Daniel Badenhausen and Andrew Stypa of Metro Logistics represented the landlord in the transaction.
NEW YORK CITY — Brookfield Office Properties selected Jones Lang LaSalle as the office leasing agent for One World Financial Center and Three World Financial Center in New York City. The properties total 3.7 million square feet. John Wheeler will lead the Jones Lang LaSalle team overseeing the assignment. The team also includes Paul Glickman and Clayton Cline. One World FInancial Center is a 40-story tower, located at 200 Liberty St. Three World Financial Center is a 53-story tower at 200 Vesey St.
