WINCHESTER, VA. — Calkain Cos. has negotiated the $2.25 million sale of a 1.36-acre pad site occupied by Chick-fil-A, located in Rutherford Crossing in Winchester. Rick Fernandez and Betty Friant of Calkain Cos. represented the seller in the transaction. Andrew Fallon, also of Calkain Cos., represented the buyer.
WASHINGTON, D.C. — The United Nations Foundation has signed an 85,000-square-foot office lease, located at 1750 Pennsylvania Ave. NW in Washington, D.C. The foundation, which currently operates in two locations, will expand and consolidate its operations in its new location in January 2014. Tina Weaver of CBRE Group represented the tenant in the lease transaction. Brendan Owen of Vornado represented the landlord.
MILWAUKEE — RockBridge has arranged a $7.5 million acquisition loan for the 103-room Best Western Inn Towne Hotel in downtown Milwaukee. The new owner, Magna Hospitality Group, is planning a $6.8 million renovation of the property, which will be rebranded as a Fairfield Inn & Suites by Marriott. Construction is slated to begin this fall. The hotel is located near the Frontier Airlines Convention Center and US Cellular Arena.
CHICAGO — Staffing firm Creative Circle has signed a lease for 7,128 square feet of office space on the 14th floor of 330 N. Wabash in Chicago. The initial term of the lease spans more than five years and begins March 1, 2013. With the Creative Circle lease, 330 North Wabash is 89 percent leased. The building, which is owned by a joint venture between subsidiaries of Prime Group Realty Trust, is currently undergoing a renovation that include a new fire safety system, restrooms and elevator cab upgrades. Allen Rogoway of Cresa Partners Chicago and Carlo Brignardello of Cresa Partners Los Angeles represented the tenant in the transaction. PGRT was self-represented by Seven Baron.
NEW YORK CITY — Silverstone Property Group has acquired a pair of mixed-use buildings at 143-145 W. 4th St. in the Greenwich Village Historic District of New York City for $11.3 million. The five-story buildings total 21,364 square feet and include 26 apartments. Of the 26 units, six are rent stabilized. James Nelson, Mitch Levine, Caroline Hannigan and Matt Nickerson represented the seller in the transaction.
HARRISON, N.J. — Meridian Capital Corp. has arranged $49 million in permanent financing for the recently constructed Harrison Station multifamily building in Harrison. The four-story multifamily complex includes 275 luxury apartments and seven retail spaces along Frank East Rogers Boulevard Harrison Building 1 Urban Renewal, a joint venture between Ironstate Holdings and The Pegasus Group, is developing the property. David Cohen and Russ Drebin of Meridian Capital Group negotiated the 10-year Freddie Mac loan.
PHILADELPHIA — Marcus & Millichap has arranged the $9.6 million sale of County Line Plaza, a 75,640-square-foot shopping center in Philadelphia. The property is anchored by Food Basics and Big Lots and is fully occupied. Brad Nathanson of Marcus & Millichap represented the seller, a local shopping center operator, in the transaction. Steve Siegel of Marcus & Millichap represented the buyer.
EAST HAVEN, CONN. — Hobby Lobby has signed a lease for 44,000 square feet in a shopping center on Frontage Road in East Haven. The center is anchored by T.J. Maxx, AMF Circle Lanes and Holiday Inn Express. Carol Hutchinson of Charter Realty & Development represented the tenant in the transaction.
HOUSTON — Behringer Harvard REIT has plans to develop the 332,000-square-foot Two BriarLake Plaza, a 12-story office tower that will be located on a 1.5-acre site at the corner of West Sam Houston Parkway and Briar Forest Drive in Houston's Westchase District. The office building will be located on top of a seven-level parking structure. The office tower is 50 percent pre-leased to Samsung Engineering and is designed to LEED Core and Shell certification. The office tower will feature a deli, fitness center and conference center. Lucian Bukowski and Garrold Parratt of Jones Lang LaSalle represented Samsung in the lease transaction. Brian McMackin and Clint Bawcom of Cassidy Turley represented Behringer Harvard. HPT Management Services will manage the office property and Cassidy Turley will provide leasing services. Construction is slated for a first quarter 2014 completion.
DEER PARK — Marcus & Millichap has arranged the approximately $2.38 million sale of the 56-room Best Western Deer Park Inn & Suites, located at 1401 Center St. in Deer Park. Rahul Bijlani, Michael Yu and Eric Guerrero of Marcus & Millichap's Houston office represented the seller, a private investor, in the transaction. Bijlani, Yu and Guerrero also represented the out-of-state buyer.
