PEMBROKE PINES, FLA. — UDSS Investments has acquired the 21,906-square-foot third floor of the Atria in Pembroke Pines Professional Plaza, Phase II, located at 18501 Pines Blvd. in Pembroke Pines, from 1st United Bank of Boca Raton for $2.22 million. The buyer plans to occupy a portion of the space and rent out the rest. Michael Scarpino and Jennifer Scarpino of NAI Rauch Weaver Norfleet Kurtz & Co. represented the seller in the transaction. Peter Medina of True Quest Realty represented the buyer.

LADSON AND ROCK HILL, S.C. — Bryson Thomason Q10/Professional Mortgage Co. has secured a $5.1 million, fixed-rate loan on the 52,607-square-foot Ladson Crossing, a shopping center located on U.S. Highway 78 in Ladson. Additionally, Denton Burnette of Q10/Professional Mortgage Co. arranged a $6.3 million, non-recourse loan for a 71,700-square-foot Academy Sports + Outdoors store, located at 2468 Cross Pointe Drive in Rock Hill. The store is part of High Point Crossing, which will be a 200,000-square-foot shopping center.
LINCOLNSHIRE, ILL. — An affiliate of Cole Real Estate Investments has purchased Sysmex Corporate Center, a 162,739-square-foot office property in Lincolnshire, for $49.7 million. The Class A facility is fully occupied and triple-net leased to Sysmex American Inc., for its North and South American headquarters. The company develops and sells clinical laboratory equipment. Jeff Bramson, Jaime Fink and Mark Katz led the HFF team that represented the sellers, Bridge Development Co. and Globe Corp., in the transaction.
EVANSVILLE, IND. — Thompson National Properties LLC has acquired The Reserve, a 158-unit apartment complex at 700 Reserve Blvd. in Evansville. The 169,633-square-foot property is fully occupied. Units average 1,100 square feet and feature hardwood flooring and stainless steel appliances. Amenities include a clubhouse and swimming pool. David Gaines and Alex Blagojevich of Marcus & Millichap represented the seller, SC Bodner Co. Inc.
GREEN BAY, WIS. — Stag Industrial has acquired a 200,000-square-foot warehouse and distribution facility near Green Bay for $9.3 million. The building is fully leased to a logistics company, which has five years remaining on its lease. The acquisition brings Stag's total acquisition volume to approximately $174 million.
KANSAS CITY, MO. — GoldOller Real Estate Investments has acquired The Crossing At Barry Road, a 624-unit apartment building in Kansas City, for $55 million. With its acquisition, GoldOller now owns and manages approximately 2,000 units in metropolitan Kanas City and ranks among the city's largest residential landlords. The property contains two resort-style swimming pools, a tennis court, and clubhouse.
CINCINNATI — Cincinnati's Asian Supermarket is undergoing a major expansion at its current location in the Village Crossing Center at 10400 Reading Road in Evendale. The market will expand to 30,812 square feet, nearly doubling its current size. The new international market is slated for completion prior to Christmas 2012. Cindy Metz of NAI Bergman negotiated the 11-year lease. The market includes produce, meat and fish from Japan, Korea, Vietnam, Thailand, India, the Philippines and Indonesia.
SCARSDALE, N.Y. — L&B Realty Advisors has purchased 7 and 17 Popham Roade, a two-building retail, medical and recreational-use building in Scarsdale. The 38,510-square-foot property is adjacent to the Scarsdale Metro North train station and is 20 miles north of New York City. The buildings are fully leased and tenants include CVS/pharmacy and Webster Bank. Andrew Scandalios, Jose Cruz, Jeffrey Julien and Kevin O'Hearn led the HFF team that represented the sellers, F&R Popoham LLC and F&R Constitution LLC.
BOSTON — Rockland Trust has provided a $27 million loan for the acquisition of 801 Boylston St., a retail and office property in Boston. The buyer, Frazer Boylston Holdings, owns several other buildings in the Back Bay. Tenants at the property include Fidelity Investments and Siemens. Constructed in 2001, the 23,000-square-foot building features five floors of retail and office space, located near Prudential Tower and Newbury Street shops.
PHILADELPHIA — Gebroe-Hammer has completed the $16.75 million sale of Chestnut Hill Tower, a 228-unit high-rise apartment building at 7600 Stenton Ave. in Philadelphia. The 18-story building in the Chestnut Hill neighborhood includes 12 ground-floor retail spaces. Amenities include two pools, two tennis courts, a gym and community rooms. Rents at Chestnut Hill Tower start at $750 per month for studios and $1,500 per month for a three-bedroom unit. Joseph Brecher and Eli Rosen of Gebroe-Hammer represented the seller, an out-of-state private owner. They also secured the buyer.
