NEW YORK CITY — American Realty Capital New York Recovery REIT has closed on its purchase of 50 rental units and a 36-space parking facility at 163 Washington in Brooklyn. The building, developed by GLC Group, traded for $31.5 million. The acquisition of the multifamily building expands the company's portfolio to 12 properties throughout New York City. The units are 80 percent leased and monthly rents at the property average $3,000 per unit.

TEANECK, N.J. — Perception Research Services International (PRS) has signed a lease for 44,000 square feet at Glenpointe Centre in Teaneck. The privately held company is relocating its headquarters to the Class A office complex from Fort Lee, N.J. PRS conducts more than 800 packaging and research studies annually on behalf of global marketers such as Kraft Foods. Curtis Foster of Cushman & Wakefield represented the tenant in the transaction. Richard Baumstein, Marc Graham and Christian Politan of Cushman & Wakefield represented the property owner, Alfred Sanzari Enterprises.

CLINTON, MASS. — Radant Technologies has signed a lease for 58,852 square feet of industrial space at 100 Adams Road in Clinton. The company designs, builds and tests equipment for the defense industry. David and James Stubblebine and Alan Ringuette of The Stubblebine Company/CORFAC International Inc. represented the tenant in the transaction. The 344,000-square-foot facility is located off I-495, about 35 miles from Boston. The property is part of the National Industrial Portfolio, a joint venture by Hackman Capital, Calare Properties and KBS Real Estate Investment Trust.

UNIVERSAL CITY — Marcus & Millichap has brokered the sale of the 140-unit Cimarron Apartment Homes, a 116,368-square-foot apartment community located at 1950 Universal City Blvd. in Universal City. The community features a laundry facility, fitness center, two swimming pools and a children's playscape. Scott Lamontagne, Will Balthrope and Moses Siller of Marcus & Millichap represented the seller, a private fund manager, in the transaction. Lamontagne, Balthrope and Siller also represented the buyer, a nonprofit company.

DALLAS — Studio Movie Grill plans to open its fifth Dallas/Fort Worth location at the 142,961-square-foot Keystone Park Shopping Center, located at the southwest corner of U.S. Highway 75 and Spring Valley Road in Dallas. Other tenants include El Chico, Micro Center, Bone Daddy's and Razzoo's. Rancho Keystone Park LP, owner of Keystone Park, plans to add several pad sites to the property as well. Dallas-based UCR handles leasing for Keystone Park.

PLANO — Dallas-based Metropolitan Capital Advisors (MCA) has closed a $10 million loan for the acquisition of Pitman Corners Shopping Center, a 192,267-square-foot, grocery-anchored retail center located at the southwest corner of West 15th Street and Custer Road in Plano. Albertsons anchors the center, which includes other merchants such as Tuesday Morning and McDonald's. Todd McNeil of MCA arranged the loan with a 30-year amortization schedule through a local bank.

LONG BEACH, CALIF. – The 160-unit Archstone Long Beach Harbor has sold to Kennedy Wilson and one of its investment partners for $26.8 million. The Long Beach complex was built in 1999 and features 9,500 square feet of retail space. Fannie Mae provided the financing at a 3.665 percent fixed interest rate for 10 years. Kennedy Wilson plans to rebrand the property as Westerly on 3rd.

IRVINE, CALIF. – The Cheesecake Factory has purchased a 29,074-square-foot office building in Irvine for $4.7 million. The company plans to house its design division in the new space, which is located at 19 Corporate Park. The Cheesecake Factory was represented by Trent Walker of Voit Real Estate Services’ Irvine office. The sellers, Richard C. and Betty Jane Farrell, were represented by CBRE’s Richard Pincott.

LIVERMORE, CALIF. – Pacific Corporate Center, a 208,000-square-foot complex in Livermore, has sold to an entity controlled by Vertical Ventures Capital LLC and their JV equity partner for an undisclosed sum. The five-building complex is located at 7005 Southfront Road, 7401-7501 Longard Road and 501 Lawrence Road. Dan Bergen, Michael Lloyd and Andy Zighelboim of Colliers International represented both the buyer and the seller, Greenville Investors, an affiliate of Pacific Union Holdings, in this transaction.
