ST. LOUIS, MO. — A $5.8 million renovation for the eighth floor of the Shoenberg Pavilion on the Barnes-Jewish Hospital north campus is under way. The 23,000-square-foot project will be be completed in four phases. The project will create a new 25-bed patient division while relocating an Intensive Care Unit to a different location on the eighth floor. McGrath & Associates is the general contractor and construction manager on the project, which is slated for completion in May 2013. OWH Inc. is the architect.
ST. ANTHONY, MINN. — Oak Grove Capital has arranged a $6.2 million 232/223(a)(7) HUD Lean loan for the refinancing of Chandler Place in St. Anthony. The seniors housing community contains 119 units.
SOUTH BRUNSWICK, EDISON, ELIZABETH AND BAYONNE, N.J. — An affiliate of Cohen Asset Management has purchased a nine-building industrial portfolio totaling 2.6 million square feet in northern New Jersey. The portfolio is primarily composed of warehouse and office space in port-centric locations in South Brunswick, Edison, Elizabeth and Bayonne. The buildings are 98 percent leased to a diverse base of tenants. Michael Nachamkin led the HFF team that represented the seller, Avidan Management LLC, in the transaction.
AUBURN, MASS. — The new 56,295-square-foot Lundgren Honda dealearship at 145-163 Washington St. in Auburn has opened. The facility features a showroom, service department with 22 bays, an automotic car wash and four quick-lube service bays. The building also includes a business center with free Wi-Fi, a cafe and children's play center. BKA Architects designed the project and Construction Management & Builders served as the general contractor.
LINDENWOLD, N.J. — Beech Street Capital has arranged a $26.3 million Freddie Mac loan for the acquisition of The Landings at Pine Lake, a 520-unit apartment complex in Lindenwold. The community is 95 percent occupied and consists of 46, three-story apartment building and a leasing center. The complex is approximately 15 miles southeast of the Philadelphia CBD. Abe Hirsch and Moshe Majeski of Meridian Capital Group originated the fixed-rate, 10-year loan. Azure Partners is the borrower.
CRANSTON, R.I. — LA Fitness has chosen Garden City Center as its first Rhode Island location. The sports club will be next to OfficeMax in a two-story, 38,000-square-foot facility that will be designed to resemble a hotel inside. The LA Fitness outlet will replace a closed Borders bookstore at the center, which will be demolished. Construction will begin in January 2013 and the club is expected to open in December 2013 or early 2014. The LA Fitness location will be the second phase of a multimillion dollar expansion and renovation of the shopping center, which Wilder Cos. launched in the spring. Phase I includes a new 20,000-square-foot building linking the center's two sections.
CONROE — McCarthy Building Cos. has begun construction on a $191 million project in Conroe known as the San Jacinto River Authority Surface Water Facility, located in Conroe. The construction will include building a raw water intake and pump station, water treatment plant, high service pumping station and storage. The facility is the second largest water infrastructure project in Texas. The project will use the Construction Manager-at-Risk (CMAR) delivery method, which will bring the contractor in early to help the collaborative team develop the most cost-effective solutions for the project. The treatment plant will have a 30 million gallons of water per day capacity. The project is slated for a late 2015 completion.
DALLAS — BOKA Powell has completed architecture and interior design work for The Lumen, a hotel located at 6101 Hillcrest Ave. adjacent to Southern Methodist University (SMU) in Dallas. The expansion includes adding 36 new guestrooms, expanding the lobby, adding The Front Room restaurant and a rooftop terrace with views of SMU and the Park Cities neighborhood. BOKA Powell also redesigned the existing 57 guestrooms. BOKA Powell completed the project on behalf of Headington Cos., the developer and owner of The Lumen. Kimpton Hotel and Restaurants manages the hotel.
WEBSTER — Landmark Apartment Trust of America (LATA) has purchased the 354-unit Landmark at Emerson Park, a Class A apartment community located in Webster. The community, formerly known as Gardens at Challenger Park, includes gated entries, landscaped courtyards, a swimming pool, fitness center and designer kitchens. The property was purchased through first mortgage financing through Fannie Mae. Rob Wilson III of Wilson Investments represented the seller in the transaction. Tom Wilkinson of KET Enterprises, along with Jim Hurd of Houston Income Properties, represented the buyer.
DALLAS — HFF has closed the sale of and arranged financing for the 240-unit Trinity Oaks, a Class B multifamily community located at the intersection of Midway and Trinity Mills roads in north Dallas. The buyer, Allen Harrison Co., purchased the property free and clear of debt and plans to complete interior and exterior renovations through its affiliate, AHC Construction. Mosaic Residential will manage the property. Blair Lang of HFF's Dallas office represented the seller in the transaction. Cortney Cole of HFF's Houston office arranged the 10-year loan through Arbor Commercial Mortgage on behalf of the buyer.
